      I'm trying to report this from my phone because my computer was just attacked by a virus when I googled RPH Properties. I own my home which is placed on the property of RPH. I have been here since January 2013, before it belonged to RPH. We have had more managers than I can count on my hands and I have asked for help for everyone in this complex to get dumpsters each year to give us some place for spring cleaning. There's wild roses and wild Chinese elm trees invading lot ### that are out of control!!! Residents want the neighborhood to look nice, yet asking for help results in no help from management. THERE'S NO MANAGEMENT here! Since 2013, when I purchased my house, it has been a nightmare with management! I'm reaching out for help on behalf of most residents here. If I need to obtain signatures from all 168 residents then I will. Sincerely, Resident. (Name excluded due to retaliation)

      I have been evicted from my community of 5 years due to the new manager having a personal problem with me. She doesn't have 1 single legit issue that warrants my eviction. I've lived in the ************ ** community for 5 years. I taught a free craft class for 3 years. She lied and said I had to re do an application to continue living here. Then she refused to accept it. I took a photo of her texting her employee the maintenance man, trying to persuade him to call the police and falsely accuse of breaking into his home!! Luckily he must have a little more integrity than she does. I cannot believe a company as large and wealthy as RHP employees such a despicable person as a community manager. Unbelievable. She continues to have a huge dog that requires a muzzle, inside the new home she is provided.. 2 grown children living there, who aren't on the lease, and her husband has a grand theft charge. And obviously, she's a straight up liar, encouraging an employee to commit a crime, to try and make me look bad. Absolutely absurd.

      The location in ************, ** is owned and ran by RHP Properties. They continue to not give adequate notice when entering your home. They attached the notice to your door 30 minutes after the timeframe for entry started. Then they question you as to why they cannot come in. Or they give put the notice on your door the night before, after everyone has went to sleep. Or they give you a notice for a whole week and then instead show up the following week. Eventually if not already. They are going to go into some ones home and get attacked by a dog, that no one knew to put up. Or going in when it is just someone's kids there alone. Or walking in when someone is in the shower because no one knew to expect them. This almost happened to me, I just got lucky because I heard the knock as soon as I got out of the shower and got to the door before they opened it. I was able to tell them to wait through the door and go get dressed. Also when you call to complain you get sent to an answering service and no one calls you back.

      Lot rents raised over $60.00 in the last two years, I have written letters, asking why?what is the reason for the hikes? No response. We get water and trash included with our lot rent, I find it hard to believe these services have increased to that extent. There are *************************************************************************************************** we had a community center and indoor pool, but the maintenance is horrible and no one has responded to why they jacked the rates 2 years in a row.

      I'm being charged late fees for paying my rent on the 7th when rules and regulations say on or before the 7th
