      Thank you for your response. I also have been unsuccessful in contacting the RHP Properties headquarters. Just to bring you up to date on this matter, my daughter's insurance company will soon cancel her homeowners insurance policy due to the increased risk caused by the above ground gas line unless the situation is resolved before April 16th. On Friday, April 4th, she received a notice from the park manager giving her 7 days to contract the plumber to return and install the permanent underground gas line, at her expense. The notice makes it clear that if not done in 7 days, the park manager will have it done and my daughter will be billed for the service. On April 30th, this case will be heard in the ********************** in small claims court. I have compiled a significant amount of evidence from Wisconsin laws and statutes governing mobile home parks and believe that we have a case we can win.

      I have complained so many times to RHP managers about the very loud music being played by my neighbor considering it's not allowed in our 55+ community as stated in our rules of peaceful and quiet enjoyment of our property. When they moved into 31 ******* Dr. 3 years ago I asked them to please turn it down and they wouldn't so I called the sheriff. He was so angry he assaulted my husband and myself and ended up being charged by the state of Flofor assault elderly people in their 70's.The last thing I heard from ******, our district manager at ************ mobile home community, was a letter would go out to him to cease the music. Well it seems he's ignored it. We pay over $600 a month for lot rent and you don't get much for it, we could at least be able to sit in our lanai room and enjoy the weather.Thanks

      We need help because the management of the properties where we live ************, *******, ** (RHP PROPERTIES) are harassing ** with something that is not part of our property. Where we live we own the house but not the land (we pay rent for the land) and there used to be some palm trees in front of our house that the property had there for 20 years or more, we ask the office permission to cut the palms due to them leaning to the house putting the house roof in danger, we cut them around three years ago, we cleaned the area and covered it with pebbles to keep it clean, the office made a mess trying to find the roots and left a whole bunch of dirt around, after the made the mess, now theyre arguing that we put those trees there and that we have to clear the whole area clean (the leftover roots and the dirt they dig) which will require heavy machinery to remove them. I called with the regional manager ****** **** today to try and find a solution to this problem, because the palms are on their property and they put them there many years ago and they should be responsible to clear the area, she argued with me and said that we have to do it and they are threatening us to evict us from our home if we dont comply to her demands. Again I explained to her that is their responsibility and that if they keep harassing us with this I was going to get a lawyer and she hung up on me, I called her back and told her that she needs to listen and find a solution for us and again she hung up. Sadly we couldnt find a solution through her and now she doesnt even allow the office manager or staff to assist us or help us. We dont know what else to do or how to handle this problem. This is an ongoing problem since November and is February and she doesnt want to cooperate or help us in any way. I suffer from mayor ********** and anxiety and this is affecting me too much already to the point of not being able to sleep or rest thinking that were going to lose our home. Please help us.

      Ever since RHP has taken over crescent Manor from **************** we have had one issue after another from meter bumping to increase our utilities not applying our federal discounts to our utilities the managers are very disrespectful very intimidating I have threatened people have been harassing people they have been reported to corporate multiplications there have been harassment charges filed and RHP is doing nothing to remove these two abusive disrespectful Managers from crescent Manor. My personal situation is upon the return from the hospital of having pneumonia still recovering manager submitted a fixative thing including things she had no business even making us address roommate immediately jumped on it out of intimidation and injured himself and is currently still in the hospital manager knows that I'm 100% physically disabled known for a long time expects me to do all these repairs and whatnot to the home even though I physically am not supposed to be she says to my face I'm not a resident she doesn't have to talk to me yet under the previous manager I filed all the paperwork submitted my IDs social did background check meaning I paid for it but the previous manager didn't do the data entry that is the only reason why according to paperwork I'm not a resident but I have been a resident in this park for several years. Last Friday manager comes by the house thinking she's going to write us up for not doing some of the repairs yet goes back to the office finds out she couldn't harass us about that so she harasses me about ground cover that was barely sticking up over the gravel hands me a notice to remove them while I'm watching her maintenance man spray the weeds in other lots in the mobile ********* skipping others older mobile homes were the ones that were skipped. I do believe current management is trying to intimidate people with older mobile homes to leave so that they can move in these overpriced homes that they're having hard time getting sold therefore I'm picking on people with older residents they know for a fact the gentleman of the house is not here they know I'm disabled but yet they're harassing me because the man on the lease is not here to defend me. Friday she gives me the weed ticket after that she herself drove by my residence not once not twice but three times into intimidating me into removing those weeds at that moment when she gave me till February 19th to do so anytime somebody confronts her about something she lies and says it's corporate well corporate needs to get rid of both the managers at crescent Manor as soon as possible because they're disrespectful they're intimidating they're threatening and they're harass whoever they feel like and leave alone who they like they must be removed and they must be removed now. . Oh and current management does not appropriately or all together apply our federal discounts that were entitled to on our utilities they don't do for the electric or they do but they take it back by manipulating the calculations they give it to you and then they take it back if you go into the second tier of calculating an electric bill on the gas bill the only 30% they deduct is off of the monthly the basic service monthly fee they do not take it off our monthly bill and I saw on the application myself that this 30% was also to be applied to our monthly bills year round and they have not done it since the beginning that we filed that application in other words they're stealing our low income discounts from us and bumping the electric meter to boot I have personally secured minds so that they can no longer bump it they had destroyed our original meter to the point where the electrician that was sent out by the ************** because they refuse to fix it the electrician was almost shot because the safety mechanism within the meter was destroyed because of how many times the meter had been bumped and they let us go over a year with this fire hazard meter leading me to reach out to the ************** who sent an electrician out to fix it and said that we were lucky we were alive and still had our home as bad as the meter was

      Money is being stolen from tenants, rent is raised with no reason multiple times a year. While company does nothing to improve the park.

      A portion of an overgrown tree* on the corner of Persimmon Cir* ** and ***************************** fell onto the front corner of our house* and roof* at ****************** W* This is a 55+ community which is owned by RHP Properties* RHP Properties made the decision "that we were responsible to pay for the fallen portion of this tree to be removed from our house*" RHP Properties then refused to remove the remaining portion of this overgrown tree claiming that it is "Healthy" and also RHP Properties did not schedule a professional inspection* therefore this decision is an accident waiting to happen ! The tree service Professionals* that we had hired* provided us with a written document "that the remaining portion of this tree is in danger of falling into the intersection*" Since 2015* RHP Properties have neglected to prune this tree* which is now hazardous**This tree that is in question is a "Pear tree" which has exceeded its proper size* The roots of this Pear tree do not grow "into the ground*" but "across the ground *" The photos of the said Pear Tree* that are being requested (5*5 Meg) * cannot be uploaded to this document because of their size* (6*6 Meg) * Thank You************************** ***********************

      The current office manager at Wikiup estates in ********************* is harassing tenants with multiple policy violations papers every single day. Also came on to our property to continue harassing in person and said our dogs are not allowed outside unsupervised. Thought the 20 years of living in the community ive never experienced such force from anyone from the office staff until now. Please discipline or do something about this manager before she evicts more honest hard working families from their homes.

      Do not move in here! They lie to you and tell you things in order to get you in here, and then turn around and say ...nope sorry you can't do that (like have a proper sized shed for things like our lawn mower) which we asked multiple times about before signing paperwork, and was assured we could have one. We were told that the ground would be evened out and grass planted, instead they did nothing but throw grass seed down, and then waited 2 weeks to put hay down to make sure the seeds stayed in place, which by that point it had already rained and seeds were bunched up ....so now we have a spotted yard ....with many many dirt spots and spots that are nothing but rocks.... yet we are expected to try and mow what Lil there is AND after only being here 3 months ....they are upping the lot rent 36 more dollars .....for a lot that we barely have grass on, and can't put a shed on to keep our outdoor things....outdoors....They preach about all these strict rules (because they are trying to make the place "better") ...yet everyone else that moves in ...disregards the rules (dog breeds, parking on the street, things outside of their home that shouldn't be) ....all the while they aren't doing their part to keep ppl safe, with having a violent police stand off 10 houses down the road ....and im still trying to figure out the legal stand point of charging someone lot rent ... yet then making them also pay the property tax on said lot ...that you're also paying rent for, yet cant have a shed or even bigger address numbers on the house so they can be seen ...not to mention being put in a 4 yr contract saying you cant leave or they charge tou 10k... so I've contacted a real estate lawyer for those questions. All in all, these people are solely worried about money and making the property "look nice" for when the owner comes around....and cares nothing about their residents and taking the time to make sure things are done properly or that new residents are getting correct info
