      If you own a property, The ********************** or Prime House would be a better option. They will make sure tenant law is followed and won't cause trouble with tenants or harass them. I encourage you to read the replies that these people leave to the tenants that call them out. They are incredibly disrespectful and shady, cut corners, and flirt with breaking the law. I would fear a lawsuit if they were managing my property.If you are a tenant looking to rent and see one of their signs, I would try to find a different property, because ****** will gaslight at every opportunity. Again, read their replies to the people they have wronged. This is the type of people they are.If you want more evidence of their shady business practices, read their ****** reviews and pay attention to the way they treat tenants with legitimate complaints. They reply with condescension and harassment, often making threats. I believe ****** *******, who messed up our lease, violated our agreement on the moveout inspection, and treated my partner and I incredibly disrespectfully during the process, responds to these accurate that criticize their sloppy "management" of their properties. **** **** is equally as guilty of this.

I am hoping this will jog your memory regarding the items you were charged from your move out inspection. I note that you have also written a 1 star review on ****** which i also responded to. I will just reiterate to you,once again, that you are more than welcome to come into my office and meet with me and we can go over your move out inspection if you still have questions after reviewing the pictures. I understand that people dont like to be held accountable for their actions however there were several items found at your move out inspection that were your responsibility per the lease and county law. The owner of the property shouldnt have to pay to clean your grease from inside the oven; clean your dirt from inside the kitchen cabinets; replace the broken blinds; clean your dirt off walls and baseboards; and clean dirty from the exhaust fans. As I stated in my ****** review response, if you feel you have been treated unfairly please contact Montgomery County Landlord Tenant at **************. We have been in business for over 35 years and we work closely with the county and follow the lease and the law. We will not be discouraged by 1 star reviews and not hold Tenants responsible for the terms of lease. I look forward to hearing from you and scheduling a time to meet.       Very, very traumatic experience with this company. If you are a tenant, I advise you to take pictures in great detail of any single possible defect. They will send you panoramic pictures where you can't see any detail, at the end of the lease, to claim things that most probably were there since long. If you are owner, you should read real reviews on Google and on Yelp, from tenants, to know what kind of relationship you can expect from your tenants.

      I was asked to perform trimming of trees and, knowing it was not in my contract, when I asked where it was in my contract, they sent me clauses from another contract, not the one I had signed. They explained that it was in the info booklet I received at the entry, but stopped claiming trimming.

      Towards end of lease they asked me to pay a repair of a garbage sink device and, as I explained it was the owners' duty, for an electrical affixed device, they charged the owner. At move-out, they charged me again the same invoice and retained the same amount for the same job from my own guarantee.

      I also complained about a fire-place not working, a couple of weeks after my entry in the house. They never sent someone to check, but charged me a couple of hundreds to "repair" after we moved-out. Also the day before move-out I paid a professional company to clean the house thoroughly, but they claimed it was dirty and charged again a couple of hundreds to "clean" with their company.

      Worth mentioningt, the repair and cleaning company has the same seat - address as the one of the management company.

      Finally, after I filed complaints, I was asked by the owner to withdraw them and got back immediately the entire amounts.

      Note that Noahs company throws plenty of nasty accusations and irrelevant things to defend themselves (they manage 400 properties, they prefer smooth exits etc). However, the facts above are clear-cut indication of the kind of relationship you can expect, whether as tenant or owner.

      *** LINK to PICTURES of Move Out inspection below ***Hi **** , I am sorry you feel this was "traumatic," of course that's not our aim. We certainly would much rather tenants comply with the lease and leave properties in the proper condition. We would much rather have smooth move outs rather than have to go through the process of repairs Tenant damages. The end of the month and beginning of the month are always a busy time in property management therefore smooth move outs would make our lives much much easier. Unfortunately, that wasn't the case with your move out. Please realize that we have been in business for over 35 years and manage over 450 properties. We establish a baseline condition of properties by conducting detailed inspections of properties prior to tenants moving in with pictures and videos; we also provide tenants a move in survey form to fill out and return for their own documentation; and then provide you with the link to the move out inspection which also includes videos and pictures. We work closely with Montgomery County Landlord Tenant and follow the law and enforce the lease. No amount of 1 star bad reviews will discourage us from enforcing the lease and holding tenants accountable when they violate the lease, which you clearly did. Please also realize that there is nothing in the lease that states I have to send you pictures and videos of the inspection; however we do this out of a courtesy. Furthermore, we don't own the homes we manage, our clients do, and your obligation is to return the property in the same condition you received it less normal wear and tear as defined by the county and as stated in the lease. We enforce the lease and terms as written which you agreed to adhere to by singing the agreement. When you fail to follow the terms of the lease there are indeed consequences. Regarding the "Garbage sink device" as you stated - you jammed the DISPOSAL, our plumber removed the debris and the disposal was unjammed, your actions caused the service call based on what you put down the disposal and therefore you are responsible for the service call. We have traded multiple emails on all of these matters and I have provided you with a link to the inspection report which included pictures and videos. I also responded to all your points with screenshots of pictures from the inspection of each violation including before and after pictures. NO ONE told you to trim trees, that's 100% incorrect. BUT, you chose to lease a home that was very meticulously landscaped and required a lot of landscape work. Landscaping, per the lease, is your responsibility. I have included a screen shot of the clause from the lease for your review in the link below. I recommend, in the future, that you don't lease a home that requires landscaping because you were clearly adverse to adhering to the lease on this issue. Please click the link below to review the pictures taken of the property at your move out inspection. In the link you will find: picture of the landscape clause in lease, picture of the plumbing stoppage clause in lease, picture of the ball marks made by your kids all over the basement ceiling, black marks left on the foyer floor, bulbs out in vent hood, damaged wall and kids writing on walls, dent in frig, very dirty exterior of cabinets and trash left inside cabinets, dirty stove top and oven, working fireplace before you moved in then the condition after you moved out - clearly you let your kids play in the rocks of the gas fireplace, dirty air filter, missing smoke detector, picture of your 15 day move in survey report. In addition, you failed to return the gas fireplace remote. PLEASE COPY AND PASTE the following link into your browser and review the pictures from your move out inspection.
