1 starThe last minute removal of a $10,000 credit that was promised to us from the beginning is the final straw. I would normally say make sure you get any discount in writing, however we did and they are refusing to honor it. My wife, Drees management and myself have signed at least 5 contracts with the discount listed, no mention of it ever being an issue. Eight months ago we emailed our sales agent **** specifically asking if we were still getting the discount again with no mention of any issues. $10,000 is a lot of money to our family. We have had so many issues with the building process I cant list them all here. Dont believe what you are told in the model home/ showroom, you will be disappointed in the design center! Dont trust what you see in the design center; it will not look like that in your home. After that youre turned over to **** who had disregarded and disrespected my wife on several occasions. When we brought up things that need to be fixed during the walk through the tape marking the items was just taken down and we were told we only build to model home quality. FYI when the person doing the walk through with you mentions they had already marked the same issues and they were not fixed that's a bad sign. They have really stolen our excitement of building and moving into a new home. Drees' homes indifference and inability to make this right is disgusting.The Drees Company

1 starWe would told by a Market Manager that smooth ceilings were standard in our build. The ceiling section was then never cover in our design meeting as we assumed because we stated we wanted smooth ceilings and that they are standard. We have now found out this is not true and are apparently stuck with textured ceilings. We have asked Drees to fix as their team miscommunicated this from start. We have been told this not an option. We also were not given the opportunity to fix our foundation which we were told is off by 2 inches. This is a huge concern as we signed off on certain specs and would like those specs to be upheld. Drees in turning into ******* homes and does not care about there clients just money. Very sad and we are very unhappy.The Drees Company

I would not say it's mutual agreement but I would expect from this you train your market managers better and design team to go over all sections with your clients and explain what he section means. We still feel duped and the feeling will not change.Review fromV. M.

1 starI have a house build contract with drees home. Drees team had given me a closing date, I questioned the practicality of the closing date.Until the 3 weeks before the closure everything was transparent and I was receiving every update from the builder, suddenly the team stopped giving me the updates on the house developments .I kept sending all the quality issues noticed from third party inspector and from my side and the builder did not acknowledge.The team provided the status of quality issues 3 PM prior to the closing day and forced me to close the home as per their schedule with many serious issues.Builder was not open to discussion and adamant and argued with me saying the specific items are built as per the spec. But the reality is that builder used an inferior selection not the customer selected.The builder covered it up under the rug, Until I complained and they bull dozed me at every level.Drees team had kept me in blind to cover up the quality gaps and forced me to close the home with very bad quality issues by threatening imposition the contract(penalty for not closing even with serous quality issues) If i did not close the home as per the original schedule.Drees team did this to meet their quarterly business targets.The builder is still holding the key to finish the remaining work.Now it is more than one week the builder still working on the home in fixing the insulation and civil work(brick, which causes the dirt).I am demanding the Drees team to pay my mortgage interest for this duration.Guys who ever are opting for Drees custom homes, try to be careful and be ready to give your home keys to the builder even after the closure(If you want the work to be completed).The Drees Company

The Drees Builder is holding the keys even after the closure to finish the pending civil and other work. It is almost 10 days I have closed the home.Why should I close the home with pending civil work like brick and insulation issues. This had made home dirty and need a cleanup.Who is going to bear this cost. I feel it is definitely not **** am not sure How you are going address this. 1 starThe slope for my build makes the water pool up in the back and side of my house. Even though drees is installing drains for my neighbors for free which is what my neighbors told me. Im being told I need to pay for yard drainage. So I have to buy a drees home for a lot of money. Spend like 20k to get French drains and redo all my dead bushes and grass because Im told its not a warranty thing. I have emails for proof from Jacksonvillecustomercare. They wont help me. Not worth it. My neighbors say it takes months to get your free drain too. My garage door spring broke just after one year. I didnt bother calling warranty. The repair guy said drees didnt use the proper spring.The Drees Company

Before you closed on your home, the yard passed a final grade inspection conducted by Clay County Codes Department. It is up to the homeowner to regularly maintain the swales to ensure the yard performs as designed. There is no ****** in my yard that I can see and never was. And you are not denying that you are fixing other peoples yards but not mine. I just want to know why not me and Ive received different answers. Your warranty says the design runs water away from the house. But it in fact does not. On eagle rock road the yard slopes down from back to front. Running the water straight into the back of my home and not anywhere else. So you met code but violated your warranty and dont care. 1 starWe custom built a home In the Viridian Island community in Arlington Texas. Drees was supposed to be a reputable and trusted company but it turned out to be very wrong. Starting to the end of the construction process we have had to micro manage and point out to the deficiency in the construction process.
1. First off the sheet rock was not sealed at the corners per city code.
2.Improper under sided drip edge has been installed at the perimeter of roof top and not extended to 2 inches as per city code. This has been reported twice and has not been fixed. Their defense is that city has approved the construction
3. They installed a wrong size fire place and had to fight tooth and nail to get it replaced.
4. The accent tiles in the master bath was supposed to be approximately 4 x8 ft but was installed 4 x6 ft. They tried to defending it says approximate 4x8 ft and not exactly 4x8 ft. They had to educated that a difference of 8 sq feet does not mean that they are installed the right size. then they blamed it on the tiles shortage. we were given an option of selecting new tiles. After selecting the new tile within 2 days they had the floor fixed with the original tiles we had selected.
If I had not noticed and taken both the fire place and bath flooring issue I would have been delivered with a smaller size and an very ugly looking fire place.
5. Carpentry work is very substandard. Stair case is very poorly built and is of substandard.
6. Painting is very substandard.
7. Countertops are all cracked and broken. We were not even informed that the counter top was porus and should be sealed. We came to know about it when the water stains was making the counter top look dirty and ugly.
8. Most my plants are dead.
Over the quality or work is very poor and if not noticed and pointed by us they will not mention it. They tried to cheat me. There are still many issues to mention but I have exceeded the word limit allowed.Review fromTami W

1 starWe had 3 inspections done (3/2/22; 6/20/22 and 5/30/23) and Drees had 3 opportunities to repair things. They did not. We met with Chad Z*** and he was far from helpful. Roof repairs have not been done (and we are entering hurricane season), the bathtub finishing is chipping, there are cracks in the ceiling and by the bathroom window, there was a vent upstairs that was and still is covered by the drywall, the drainage in the spare bathroom is slow, the air handler is leaking, the exterior wall penetrations are not sealed, there is no downspout on the secondary roof, the water meter box is not installed properly, our shower door was installed incorrectly, we have visible joint seams, our shelving was not installed properly, the garage door is in need of repair (will not reverse when met with resistance), which poses a safety hazard and the attic door in the mechanical room is not attached to anything, just screwed into the trim. We hoped Mr. Z*** would be receptive and would provide the customer service that Drees Homes claims to have, unfortunately, that was far from the case. He told me that Drees Homes "does not have to fix anything on an independent inspections, only county inspections". When asked several times for him to provide me that information in writing he refused, stating "I don't have to".When asked if he can help me to understand what is covered under warranty, he told me "no, that is the homeowner's responsibility". It seems that Drees claims on it's website about having "Stellar Customer Service" is anything but honest. These photos were taken during our inspection and today. Anyone who is considering building with Drees Homes, specifically the Jacksonville Division. Their homes may be pretty on the outside, but the quality is terrible and the customer service is even worse. Once you sign, you are on your own. I also suggest that you steer clear of this company, it has been issue after issue and no one is willing to do right thing.The Drees Company

1 starHorrible experience!! Buyer beware if you are working with drees or potentially looking to start a building process I would stop right now. The sales rep that we worked with Erin R***** was not honest with us from the first meeting. There were so many hiccups & lies through the entire 3.5 month sales process. She never once did a lot walk with us and was telling us to look at lots that fit our criteria of what we were looking for and when we would go and see the lot it was not even close to what we were looking for. Zero knowledge on the communities and what house/elevation would fit on the lots. By the time we finally got through the dreadful sales experience and finally found a lot that worked with the home/elevation we wanted. We signed a contract &made our deposit. A couple days later she called me to say she had “good news” and needed to adjust the $20k promo and needed me to resign the updated contract. The sales team is EXTREMELY UNETHICAL and they are only after your money and a larger commission check. I asked to speak with her sales manager to express our frustration and an explanation on why the contract was being adjusted/decreasing the promotional savings. The sales mgr Chris W***** was by far one of the most unprofessional sales people I have ever spoke to. No wonder his team is trained the way they are. He could care less about our experience with Drees and kept saying “here at drees we believe money doesn’t buy happiness” Even though they offer a $20k promo directly on their website of course they know helping people save money buys happiness. This guy was a total joke and Drees leadership should know how unprofessional he was for being a sales manager. The customer service was nonexistent and he said the contract was not valid until leadership signed the contract as well. The whole process was a complete nightmare, we walked away because there were so many red flags that we tried to look past but this last one was a huge sign to not move forward.The Drees Company

5 starsI recently had the pleasure of working with Drees Homes to build my dream home in the Dallas/Ft. Worth, and I must say, the entire experience has been nothing short of exceptional. First and foremost, I would like to recognize Reagan C*****, the sales manager. His friendly and frequent communication style kept me updated throughout the entire process. He made no promises that Drees couldn't keep and was always quick to get back to me with answers to any questions I had. Preston B****, the superintendent, also played a significant role in ensuring a smooth construction process. He kept contractors accountable even post-closing for any items that were not properly addressed. His responsiveness, knowledge, and flexibility made the process easier, and Collin C****** deserves special recognition as well. He always took the time to stop by and help close any open items, going above and beyond to ensure everything was taken care of. Last but not least, a special thanks to Julie P******* for guiding us through the entire design process. She took a lot of her time to meet with me and my designers and always came up with design options that suited my style.
One area where I believe Drees Homes could improve is their flexibility in correcting missed items during the design and plan sign-off. For instance, I somehow missed the fact that there was no door in the plan for the media room, and despite being months away from closing, they weren't able to accommodate my request to add one. I understand there are processes in place, but adding a door shouldn't have been difficult, especially since I was willing to pay for it.
Nonetheless, my experience with Drees Homes, particularly the outstanding team composed of Reagan, Julie, Preston, and Collin, has been a delight. I would wholeheartedly recommend them to anyone looking to build their home. I rate my experience 9 out of 10 – it could have been a perfect 10 if my media room had a door! :)The Drees Company

1 starI recently closed and moved into my new Drees home..sloppy work and poor quality everywhere. Subcontractors are doing horrible work...so final product is inherently below average. My friends built a house with another builder , smaller, half as much money, but build quality and delivered product far exceeded my Drees home.
My analogy of Drees is; "they are the Cadillac of home builders"- back in the day, at one point
a Cadillac was a premium product. Not anymore- just a chevy in a pretty box. Poor build quality, cheaper materials, etc...losing market share year after year while the competition
Continues to improve. Not worth the high per square foot cost. Not a single home buyer
on my block is happy...all of us have 2-3 page list of issues.
Just wondering when Drees is going to get tired of all the extra time, materials, and rework
costs. My house could've actually closed 3-4 weeks earlier had it not been for all the rework, repairs, and scheduling problems. Example: 10 days before closing my entire, approximately 13 cubic yard, concrete driveway needed to be ripped up and replaced due to a sloppy install.
Good luck trying to get "customer care" dept. to help....took three weeks for someone to get back to me and make an appointment to see issues in the home. Luckily I'm handy and have been fixing things myself- although I do feel like a chump when I'm on my knees reattaching duct work that was never secured to the subfloor......etc....The Drees Company

1 starDO NOT BUILD WITH DREES. Yes the houses look nice and pretty but save yourself the time. From day one , my husband and I saw red flags but didn’t think nothing of it. The whole building process was a nightmare all the way to dealing with management. Fast forward a year, we had our 1 year inspection with the company, our shower leaks water and we’ve complained to them numerous times, they come out to “look” at it but never come back to fix it. Now we have water damage and possibly mold on the wall outside the shower door from where the water has leaked every night while taking a shower. As home owners we have don’t EVERTHING to try and fix the problem. Needless to say, it was just built incorrectly.The Drees Company
