5 starsGreat service! We purchased our home in May 2022. Carlos was our Home Warranty Rep, and explained all the details of the warranty to us, and he answered all of our questions, and he is always available to respond to any inquiries. When our water heater stopped working he worked with us on how to file the claim and get the maximum dollar amount approved, the same thing when our refrigerator started leaking. He even helped us find the best deal on the market. Extremely recommended!Home Warranty of the Midwest, Inc

1 starWe had bought a house in May of 2022 & a home warranty at homewarrantyinc was purchased to cover any issue we may have. Well a few weeks after purchasing our home our wall oven went out. We contacted the company and they said they have nobody in this area to help us with our issue. 1 starWaste of money. Should have just put the money I paid in for 4+ years into a savings account instead as it would have been more useful. We had 2 parts fail on our 34 year old heater and the HVAC technicians could not find replacement parts through a reputable supplier and suggested that we have the unit replaced. Home Warranty decided to instead find random replacement parts off the internet, 1 being from eBay. Once the parts finally showed up a WEEK later, the HVAC team installed it and we sent the invoices for all services provided by the HVAC company to Home Warranty. They only compensated us for about half of what the invoices totalled up to, stating they they were only going to reimburse us the amount they thought it should've cost. We spent 17 days without heat just to be taken advantage of. Ridiculous and will not recommend to anyone.Home Warranty of the Midwest, Inc

I have reviewed your file with us. The technician diagnosed the failure as the “air intake filter”, part number LB 45918CG. Your technician stated to you parts for your furnace are not available and you should purchase a new furnace. This part is readily available for less than $50.00. Home Warranty estimated the repair cost at $350.00. (There is no record of a second failed part in your furnace.)
Home Warranty does not control the markups in price of replacements, nor do we control the hourly rate of a company. We base our reimbursements on a comparable replacement cost and reasonable labor rates.

5 starsI was first contacted by Carlos when I purchased my home in El Paso. Carlos was very thorough in explaining the warranty and answering my questions. I purchased the warranty and immediately received all the documents I needed. I have used the warranty three times already, and have found them to be extremely reasonable and fair and helping me cover the costs of large repairs to my home. They have always been responsive helpful and I’m very thankful that I purchase this warranty. I recently added extra coverage to my warranty. I just want to thank Carlos and the entire team for being, so incredibly upfront and helpful in this whole process. I highly recommend them!Home Warranty of the Midwest, Inc

2 starsOverall, Home Warranty has been helpful over the years as I have had their service since 2006. In my recent experience our 4 year old dishwasher had a motor fail and was diagnosed needing new motor and wiring, total $624 repair cost. Decision was made by Home Warranty to offer us $399 'replacement' cost. The LG dishwasher originally cost us $862.92 with tax (on sale from 999.99 retail price). When I called to question the replacement cost amount, the service center basically said they only need to match the size of dishwasher, meaning any other dishwasher that can fit into the same spot is fair replacement, and they went further to say $399 was above the cheapest they could find, so we should be appreciative.
In any case, everything Home Warranty did here can be justified on their end as their contract now states they only match 'efficiency and capacity' (though a $399 replacement is doubtful the same efficiency and if capacity measures number of racks, even that was not comparable). But my word of caution here is that if you have appliances that are not basic grade, you will not get a replacement cost that can actually replace what you have. So be careful and I would advise only applying to basic grade appliances. After having the contract for 16 years, I did not expect to be offered $862, but certainly expected more than $399... In general, Home Warranty is beneficial for small repairs, but anything above that on non basic appliances will be an issue. Just some words of caution.Home Warranty of the Midwest, Inc

My furnace (Carrier WeatherMaker 9200) had a heat exchanger go out. I needed a replacement furnace, the parts are still made but no furnace technician in the area that i talked to have the parts or can get the parts to fix it. Even the technicians who are distributers of the Carrier brand are unable to get them and couldn't even begin to give me a time frame on when the parts would arrive. The part in MN where I live the temp is between -10 and -20 degrees fahrenheit for high's and lows the week the furnace went out. I don't have time to be waiting on parts and it's dangerous to be leaving space heaters (last thing i needs is a house fire) on in the house when no one is home to make sure the pipes don't freeze in my house.
I did misunderstand the technicians about part availability (I thought they didn't make them anymore). So would like to apologize about blowing up to the phone operator about the parts.
I talked to one technician Home Warranty directed me to and he said he refuses to do work for them anymore because they refuse to cover what they say they would for multiple people he did furnace work for. He told me good luck on getting what they promise. That says a lot doesn't it...Review fromTamra C

1 starI have 2 properties I have bought home warranty with this company. They now have started charging me for a third property that I do not even own. They say they credited me back but my bank has confirmed that it was credited and then withdrawn by this warranty on the same day. The customer service representative I spoke with was the rudest individual I had ever dealt with. He basicly called me a liar. I offered to send banking info to prove there was no credit. He was so unprofessional. I am now on the hunt for new home warranty company for both of my properties as soon as I get my money back they took from me for a property I do not even own.
Warning.... I would not use them unless you have money to throw away on a property you don't own..Home Warranty of the Midwest, Inc

We have listened to the recorded calls and cannot find that our CSR was rude in any way. There was some clarification needed as to the property address because the wrong address was given on the initial warranty order from the client. 1 starIsn’t it amazing that you changed your website. I got a huge laugh at the reviews you have there now. Only the positive ones. But, I guess when you do the underhanded business that you do, you have to change something to keep the money rolling in. Thank goodness for the BBB and other sites that still allow the people that are totally dissatisfied a place to let other people know how you will do anything to take their money and not honor your claim. It brings me back to your mission statement and how you are there to help. In the long run though, you are only in it for greed. It’s amazing that you are still in business! 1 starWe had a problem with a couple of our oven burners going to high heat when set on low and Home Warranty Inc. was contacted to make a claim. They said to use anyone but Doug's Appliance. A technician came out from another company and said due to the age of the oven and the cost of parts it wasn't worth fixing since there would be problems with the other burners down the road. He gave his estimate to the agent on the phone. Home Warranty wanted a second opinion from none other than Doug's Appliance.
Home Warranty Inc had Doug with Doug's Appliance reach out who was extremely rude. He asked how there could be more than one problem with burners and was more concerned about when it started than actually fixing the problem. I then got the run around about not using certified glass top cookware as if that was the cause. Doug does all of Home Warranty Inc second opinions on appliances in our area. It was apparent he worked for them and not the home owner. I spoke with management requesting another company come out since he was rude and I didn't want him in our home. I was told they had the right to pick who they wanted to perform the repair per our contract and they chose Doug.
A couple months later the other burners failed and did the same thing. The first technician was right and the stove should have been replaced. Home Warranty Inc. chose to cut corners and went with a repair man who is in their back pocket. We ended up buying a new oven while still having the home warranty. I can't say how frustrating this is because the people that buy home warranties need it and can't afford to buy new every time something breaks.
I highly recommend having nothing to do with this company. From what we were told when the policy was sold to us and what is was when we made a claim were two completely different things. Very disappointed!!!!Home Warranty of the Midwest, Inc

On May 31. 2022 you phoned Home Warranty and started a claim for your stove. You had a technician come to your home and diagnose the problem as 4 failed switches and 2 failed heating elements not working. The technician also described the switches as all needing to be replaced as they were “blackened.” Our service department then spoke with you and asked questions about 4 failed switches. You alluded to possibly the power failure which was happening approximately a week prior. To further determine coverage, Home Warranty invoked our right to ask for a second opinion. The terms and conditions of the agreement with Home Warranty Inc. listed under COVERAGE #4., reads in part:
“…We reserve the right to obtain a second opinion.”
The first company we referred was booked until September. We then referred a second company Doug’s Appliance Service. Doug’s Appliance Service then phoned you with questions about your range to further understand the failures diagnosed. After the initial phone conversation with Doug’s Appliance, you informed Home Warranty Inc. that you were refusing to have them service your home. Our supervisor of the claims department phoned you and explained to you that we would not be further involved in the repair of your range. The terms and conditions of the agreement with Home Warranty, LIMITS OF LIABILITY #14 states:
“Any system or appliance where You have failed or refused
to provide a service company access to the item or its
supporting systems is exempt from coverage.”
Finally, your statement of having a technician in our “back pocket” is simply false. Technicians referred by our company do not work for Home Warranty Inc., they work for you, the homeowner. These technicians are small companies, or independents who have agreed to invoice Home Warranty Inc. for our portion of the invoice. This practice alleviates financial burden on the homeowner and ensures the independent contractor will receive compensation for their work.
We do apologize for any inconvenience or misunderstanding which may have been construed from conversations with HWI.
