      Original Review: Ive been a resident of this community since 2016 so I have seen many owners and management changes. Currently the leasing and maintenance team is great but the management team is by far the worst. They will lie straight in your face and then screen the calls not to deal with the situation. I also recently changed units 3/1/23 only for it to be ran down and not even move on ready! I have tried contacting corporate many of times but the office will not give out any info.

We understand that the on-site team has addressed a few concerns you had regarding your online rental payment account (4/2023) and your apartment you transferred to in 3/2023. *******, our on-site Community Manager has tried to contact you and offer assistance about any other concerns you have in your home, and would like to continue to work with you on anything you may need in your home.       I reached out to the corporate email with the reply they would forward to the correct department last week. Still have yet to hear anything else or discuss my complaint!

      Moving to The ***** under this management was probably the worse decision we have ever made. They failed to disclose to us that they didnt have sufficient parking for residents. As a result a tow truck came around and he to pay a $280.00 drop fee because we had no choice, but to park in the handicap lines. When we signed the lease each person listed was guaranteed and unassigned parking spot. They didnt tell us that they didnt have enough. Their solution was telling us to park on the grass plot that was dedicated for residents to take their dog to use the restroom. They also tried to tell us to park in the back we tried to tell them that there were no vacant spots there either. They really tried to insinuate we were liars. We even presented to them evidence that we had been dealing with this issue since the day we moved in. They wouldnt reimburse us for us having to pay for the price for their negligence. They even told us out their mouth that theyve known about the issue even before the incident with us and have yet to fix it til this day. 0/10

      We are so sorry to hear your experience has been less than positive. As we understand it can be frustrating to have a vehicle towed, we try to communicate all parking requirements and enforcement rules the best we can. When your vehicle was towed, at the time it was parked in a loading zone next to a handicap space. We understand at that time you were able to work with the towing company to release your vehicle for a fee charged by them directly. 

      We also understand that our on-site team offered a discount to you for a garage, but please understand that is all that we could offer for the private garage. 

      Please notify the on-site team in the future should you have any concerns. They could not find any record of towing concerns prior to this specific incident.

      Please tell me why we would pay an extra $125 for a garage. We signed a lease stating we would have parking whether assigned or not we are suppose to have an available space. This whole place is a joke. Instead its persons here with more that 2 cars that already have garages and dont utilize it.

      I mistakenly made a poor review about a property company called american landmark management they are not the crooks!!,,!,,, the company AMERICAN LANDMARK APTMENTS is ! I lived there from 2017 to 2022 when I retuned my keys for a walk through I was informed that a walk thru would be done after I left. When I received my security deposit I was not for the full amount. I contacted them about it and requested my full return or list of damages they claim.I informed them that I had taken photos and cleaned my apartment before I moved out, I was told to give them 30 more days to refund me. To date (2023 Jan) it has never happen I have every intention of seeking court intervention. They have shady business practices and everything is about getting as much money from tenants as their greedy hands can hold

      I lived in the ****** at the ******* in Houston, Tx for 6 year and I don't know where to start , We finally moved out and the maintenance dept. charge me 620.00 for painting that was naturally wear and tear and also we survived 2017 hurricane Harvey and some bad tropical storms that cause water damage ,so it left a lot of water stains we brought it the apt attention and they assured us that we will not be charge for damages and woe and behold they sent us the bill for the painting and not mentioning nothing about our 200.00 deposit . if you are looking at this grievance then this company got you too , but what we can do is find a lawyer and file a class action lawsuit against this company , this one of many issues with this company beware and stay away .

      A collection of unprofessional individuals. Started on one of their properties as a maintenance supervisor on salary they then told me that I had to clock in. Then it was brought to my attention by staff members that I would have to take call I explained to them I had no problem taking call as long as I'm paid for it this was in an email They responded by sending someone to speak with me and ensure me that I would get paid my overtime wages I didn't work the overtime and was not paid for it after about to pay periods of them dragging my overtime payments promising to get it to me I finally filed the ********** of ***** and wages for the missing overtime the next day I put my in my two weeks notice to leave the company because of my unpaid wages after my two weeks was up the company only paid me half of my payroll and have never paid the overtime as of yet the ********** of ***** and wages in the state of Georgia refuses to take my case told me to hire an outside attorney civil attorney. People when I say to you that this is a terrible collection of people at this company that's being nice they are awful from top to bottom.

      If I could give 0 stars I would. This company also bought my complex made some half *** renovations completely inconveniencing tenants. They make all these unnecessary changes and will raise the rent. I called American Landmark because when they took over and started a new payment system peoples account were screwed up. I wasn't charged for one month of rent and I called and called asking them to add it. The entire month goes by and the next month is now due. They added that months rent on with LATE FEES and threatened me with eviction because of their mistake. Even though I have proof that I continuously reached out I still had to pay. I am currently searching for a new place to live that isn't owned or operated by them. I hope they don't take over anything else with these kind of reviews,

      I am currently looking for a new place in hopes of breaking my lease. This company bought out my original apartments management firm. Its been downhill since. They removed our business center, which was being utilized, without notice. Understandably they changed utility companies, however everyones bills were screwed up and there was absolutely no explanation on how/why, if/when itll be fixed. They started renovations that NOBODY asked or cares for, while people are still living in their units - no option to refuse, completely inconveniencing tenants! People are moving out/complaining left and right. There was never any notice of packages being delivered. What drove me to move here was the impeccable communication and sense of community, none of that exist anymore and theyve literally been here a month! Oh and theyre charging us for Amazon lockers that nobody cares for and was not included in our original lease, nor did we have to sign updated leases including those charges. Its a **** show and I want out BADLY!

      Horrible! Horrible! Horrible! This should be a cautionary tale. They are greedy and sneaky, they will make your life a living ****. Do not do business with this company! They are not to be trusted. Their apartments are not “luxury” - they are roach infested, painted over low budget homes, and a general hazard. Please take this warning.

      Do not rent from this business especially from ******** in *******, **. They will charge you for work on your apartment after you leave and cite the reason as damage. You better take as many pictures of your apartment after you move out just to fight to get your deposit back/dispute the collection agency. Make sure you get the property manager to do a move out inspection with you (cause they wont take the initiative and schedule one with you).

      I'm writing because of the issues I've had with living at Pecan Springs in San Antonio, TX. I've recently moved out due to a new job and medical reasons. Once I got to LA, I tried to get a new home for myself and got a negative review/mark from your offices. Thus denying me the ability to get a new place. When I got the last bill of statement I noticed that there are charges that I should not be getting charged for. First off I was told that my remaining balance would be $1,500 and now it's over $2k!?!? I didn't get a new carpet when I moved in but I'm responsible to replace carpet that was already damaged when I moved in? Your technology package I barely got to sign into during my last year even though I was being charged for it since you guys added it. And the office never once tried to help me out with it. Always told me to contact Spectrum who in turn said it was the office that needed to help me. So I ended up getting my own internet but still being charged for your tech package. Also, when the Covid Pandemic hit I was moved to second shift on Randolph AFB, yes I'm a USAF Veteran who worked for the Government, and could not use the valet trash services for 2 years but still had to pay for the service. I told the office about it and they didn't care. I constantly complained about my water pressure in the shower being non-existent and they did nothing about it. Just closed the work order. It went from great water pressure to all of a sudden a minimal stream that took forever to rinse off. With such low water pressure this brings up why in the last few months my water bill went from $35 to over $100!?!?! You call this place a "Luxury" apartment home but it is far from it. I have never felt like I mattered living here and now you guys are screwing me completely and I've always paid my rent on time or early. Never once late. Hell even paid more than I should've because I never got services in which I was paying for.
