1 starAmerican Landmark that owns Luxe at 1820 in *****, ******** is failing to maintain community safety and regular maintenance. My dryer has flooded my apartment 3 times, my entire sink fell through my countertops and crushed my hand in the process, my dishwasher has broken 3 times now, and I submitted a maintenance request and still nothing. There was a shooting in this complex and the property management team swept it under the rug, lied about it, and acts like it did not happen when I and at least 5 other people witnessed it from our adjacent apartments.Review fromBrittany W

1 starCompany took over a few days ago. I called cause I had a simple question about rent payment since companies change. I got attitude from the assistant manager . I just wanted a question answered. I asked her her name and she hung up on my face I called back and asked who I was talking to the lady said ****** I asked for the last name and she said hold on for a few minutes and the phone hung up. 1 starMy stay in Charlotte, NC was ok. However, after moving out, I delayed final payment due to the renters insurance issue. I finally paid, with a check, have the record, but somehow I can’t currently rent at another property because it’s on record with you all that I owe you all money and I don’t. COLUMBIA DEBT RECOVERY LLC DBA GENESIS have on record that you all recalled the account but it has not been updated in the apartments records. I need this fixed ASAP. Hopefully I hear back from the countless emails I sent recently.Review fromMellena J

1 starI do NOT recommend any of the properties owned and or managed by American Landmark Apartments. Their office staff are unprofessional, conniving, uneducated and unethical. I was a former resident of The ******* (I will be filing a complaint against the actual complex after this) & received a notice on my door stating that they would be entering my apartment to discuss my unpaid rent. Although my rent was already paid on the 1st. I looked at my account and seen that I had a pet fee of $400 on my account including an additional $15 for pet rent after an incident occurred where my dog unexpectedly urinated on packages that were on the sidewalk like a pile of trash in front of the mail lockers. After this the assistant account manager by the name ************************* placed these fees on my account although *** legally had my dog since 2021 which was prior to The ******* taking over Landings At Greenbrook. She stated that my dog peed on the packages and that she was unaware that I had a pet, although they had access to my previous contracts where it shows that I had a dog when I first moved in and got another one after she died. I advised my previous landlords of this and also sent them a picture where they confirmed that I wouldnt have to pay another pet deposit unless I had 2 dogs (I have this correspondence). I advised her that I had an *** and sent it in. She later stated that my documentation was from 2019 based on when the doctor's ******** were issued (she determined this due to the valid since date besides the doctors license number). After this she basically accused me of using an online template to get this legal documentation via email. I have tried to resolve this issue. I have since moved and they withheld my deposit due to the fraudulent pet fee charge she placed on my account out of retaliation for my dog urinating on the packages. Ive contacted corporate & the office lied and said I had damages. I am now taking legal action. Stay far away from this company!Review fromA. T.

1 star-Houston, Tx The entire process of leasing here was messy. I was told I would receive certain documents within a certain timeframe and it never happened. They also are generally unresponsive. Most of the time if you call or email they do not respond. Many times I have to go to the leasing office in person. I moved in about a week and a few days ago. I then quickly realized I had made the biggest mistake. The unit itself is decent looking and has a lot of potential. However, on my move in date my apartment was not ready. It was dirty, dusty, roaches everywhere, the paint on the walls was bad, the patio screen door is missing a huge part of it, air filter extremely dirty, dishwasher does not work, ice machine does not work, non working toilets, leaking faucets, etc. It looked like the previous tenant had just moved out and then they gave me the key. I went to the leasing office to talk to them about the issues and was told I would need to submit maintenance requests for all of the issues. After pushing back and going back and forth with them they sent someone to do a touch up paint job, fix one of my two toilet issues, and to clean a few areas of the apartment. (Most of my issues have still not been resolved). Now, for the biggest issue. The complex is rat infested. Since moving here I have not been able to sleep properly. I am constantly awaken at night due to rodent activity. At this time the rats seem to be in the walls and in the attic. (They do have rat trap devices outside around the complex). I really love the layout of the apartment however, the rat infestation and poor communication from the leasing office is not worth it. I am losing sleep and have lost the peace of mind that one typically has at home. I tried to wait a while to give them an opportunity to remedy the situation but it appears they are not trying to resolve living condition issues.American Landmark Apartments

1 starI lived in one of their properties in Marietta Ga. and my experience has been traumatizing from the rodents to them adding over $2000 on my account. They’ve had several managers doing fraudulent activities on tenants account and the young man name was Anthony ******. I have documents proving my claims. I just realized that they charged me over $2000 and now I can’t get in touch with anyone in the office. The manager knew I was relocating out of state and felt comfortable adding this bogus amount of money to my account. The worst experience ever.Review fromRobert P

1 starThey charged me over $900 in fees that were explained to me as a deposit for pet damage. When I moved out they stuck me with a bill and said that the deposit is actually just a fee they collect and cannot put that towards the damages. I tried to get help and the employee was not helpful. 1 starPlease do not move here. After living here for 2 years, we have had issues with dead bodies, **** on cars, keyed cars. What really upsets me is I moved out early for safety and they entered my apartment while I was paying still. This place does not need to be in business. 1 starI HAD TO PUT 1 STAR BUT IT'S MINUS 5. I have tried contacting the ******************* apartments in *************** but not a single answer or call back from the manager. Saturday morning my son got a phone call about 3 am that his friend was in a car wreck, He went to go get him and take him home. (****** apartments) He got there about 5 parked close to the elevator so that he could get his friend to his apartment. The car got towed at 6:27 because he did not get it registered. I hope y'all never have to be helping a friend that has been in a car wreck making sure that they are okay and get them settled in and all and find out your car has been towed !!!!!! Wonder how much of a kick back the company is getting for towing all these vehicles. I will be contacting the cityReview fromKen S

1 starWhile the location of our Sterling Town apartment in Raleigh, NC and the apartment itself were nice, all of our negative experiences with the apartment staff and American Landmark's policies caused an unavoidable 1-star review. To begin with, during our move-in, we were called the day before of the move to be informed that the carpet needed to be replaced, causing us to delay our move-in by a day and the need to work around the carpenter. Since we were moving in from another city, this was extremely inconvenience. Only after we escalated our complaint to American Landmark's corporate office did we receive any financial restitution from a reluctant Sterling manager, and it took a VP getting involved to make it happen. Then, upon move-out, we were sent no instructions about handing in the keys or final move-out procedures. I left a voicemail asking for these steps, as the move was occurring on a Holiday weekend. In nearly 3 business days my call was not returned, and with the office closed during and after our move, we left the keys on the counter of the apartment. Though they never found the time to call us with instructions, they sure found the time to call us twice AFTER the move to be informed we were getting charged 5 days rent + fees for not turning in the keys. In addition, one of the staff members lied about never receiving the voicemail AND about the number of times she called us after the fact. Others have complained about site staff dishonesty so this isn't particularly surprising, either. We've gone back and forth several times with Sterling and ALA to request refunds for this to no avail, other than refunding our ridiculous Renters Insurance fee of $75. Hi ***, we are so sorry to hear your experience moving out was not a smooth process on your end. After speaking with the on-site team, it seems there was multiple attempts of communication, where they were finally able to reach ******** on 4/12 and gain access to your home. During that conversation the team felt they were able to explain the charges to ********. Regarding the $75 charge for renters insurance, this charge is automatically added,but the on-site team did confirm they waived this for you and is not reflected in your final balance. We apologize if there was any form of miscommunication regarding these fees or procedures during move out, and will be sure to try to communicate this more clearly moving forward.
