1 starWas told to contact a lady who runs the community about getting cable and internet setup. Told her we were closing on our house. This lady was not very helpful and when she did email us back, she told us that she had started the process when it comes to getting the one company to do whatever they do because it might take them some time to drop the fiber. I email the lady a couple more times just to get a status update on getting everything setup since I'm a critical personal and I tend to work from home as well. Plus, my kids are doing virtual schooling, so we need the internet. Closing day comes and I contact the internet company and they arrive the following week. The tech shows up and tells me that the drop has never been setup and it will need to be done. So he puts in the request. I called that same internet company and they informed me that they never received any workorder for a drop at that same location. Since then its been 3 weeks now without internet my kids are having to use their hotspots and AT&T coverage is the worst where we live. I can't work from home and no one from Sentry Managment or the internet can give me a straight answer on why this is happening.Review fromZachary S

1 starThis company is a nightmare. They treat their customers like garbage. Save yourself the headache and find another property manager. RUN FROM THESE CROOKS! I had to pay for emergency services to contain a water leak that was filling my unit with water during a hurricane. Over 100 days later, 30 emails, 10 calls and 3 times I’ve been told a reimbursement check has been mailed to me, yet I have received nothing. Literally multiple times I’ve been told it’s on the way, only to follow up and be told they need more information or something happened and it wasn’t sent. They are slow as molasses, terrible communication and super expensive. I’m a customer and you’re treating me like garbage and lying to me multiple times. Shame on you.Sentry Management, Inc.

1 starVery frustrating. Refused to fill out the standard condo questionnaire for a home refinance. Indicated that filling out this form, which is filled out by all condo associations, would require interpretation of legal documents and is an ask for them to violate federal law and act as an unlicensed attorney.Sentry Management, Inc.

I apologize for any misunderstanding regarding the questionnaire. I would like the
opportunity to offer a more in-depth explanation. As you are aware, the board is the
governing body for your association. Sentry is honored to be the designated Association
Management company for the community.
In general, the board makes decisions as a fiduciary on behalf of Homeowners. This means
that they’re entrusted with making the decisions that affect the values of the properties in
the community. One of the board’s primary responsibilities is to protect, preserve, and
enhance the value of the physical property governed by the community association. Other
responsibilities that fall under a board's purview include providing direction to the
management company and its employees, policies, options and all adherences to the
bylaws. The board of directors are a representation of both associations and homeowner
interests.
Sentry acts as an agent of the HOA/condo corporation carrying out tasks such as paying
bills, project coordination, and other duties that support the boards efforts and are in line
with the association documents. The management company is an outside vendor contracted
by the homeowners/Condo association. The HOA/Condo board and the management
company are two separate entities.
It is becoming more and more common for lenders or realtors to request that association
management companies complete Lender certificates (Mortgage Questionnaires). There are
dangers regarding management companies filling out Lender certificates (Mortgage
Questionnaires) that most board members and homeowners are unaware of. The lender,
title company or realtor is basically asking the association or management company to do
the underwriter’s job for them. Instead of the underwriter looking at the legally required
disclosures and the HOA documents, they expect the association or the management
company to spend the time researching those answers. The fact of the matter is that
management companies and associations are not parties to the transaction between the
buyer and seller. There is significant liability in answering any form presented. By filling out
the certificate or questionnaires is being asked to interpret the associations documents. The
interpretation of documents can only be done legally by an attorney.
Lenders do not stick to the legally required disclosures and other issues for which the
association might have knowledge or responsibility. Each lender has their own questions,
and many of them either cannot be answered, or should not be answered. The sad part is
they then tell the homeowner trying to resell or refinance "We can't process the loan
because your association refuses to answer the questions." They don't, however, mention
that the question cannot be answered. Associations and management companies alike can
be threatened with lawsuits if a question is answered incorrectly.
Sentry, on behalf of your association, has provided answers to questions that are by statute
permitted to answer. The Management Agent is licensed through the State of Florida and
regulated by the Department of Business and Professional Regulation. It is a violation of the
state statues for a Community Association Manager to provide any legal interpretation of the
associations governing documents. It also violates the Unlicensed Practice of Law act. I
understand your frustration and desire to provide information that the lender of your choice
is demanding in order to process the loan. I can honestly say that none of our team
members desires to intentionally hold up a sale. Management will do our best to timely
provide information within the scope of availability and authority. For the lender to hold up
your closing by requiring the Management Company to break the law and violate state
licenses is simply unreasonable. The seller and buyer must understand that if their selected
lender is requiring information that cannot be provided by management, they may be
required to seek their own legal assistance to answer those questions. It may be possible
that the lender may not fully understand the information they seek from the management
agent, is a violation, as not all states have defined requirements.
I understand that this can be frustrating. While it may be frustrating to go through this
process, it is in fact unreasonable for anyone to expect that these questions be answered,
without violating the laws that regulate state licenses and laws regulating the unlicensed
practice of law.

1 starTwo weeks ago, I caught a resident in my neighborhood (managed by Sentry) letting his dog walk DIRECTLY behind my home, sniffing around at my belongings on my back porch. I approached the man and asked him not to let his dog do his business right behind my home and reminded him that there is a designated walking area for pets. He stated that he is on the HOA committee and that he is allowed to walk his dog anywhere he wants. My wife contacted the HOA/ Sentry management and the only feedback that we have received is that "he can't do that" and "what he's doing is against the rules". No feedback on how this issue will be addressed. A week later, I caught a female resident in the neighborhood letting her dog defecate in our front living area (yard) (note that I have signage in the front asking residents to be respectful and not let their dogs use the bathroom in our yard). I approached her and asked her not to do this and reminded her that there is a designated area on the property for walking dogs. I was told I was "being a dick" even though I am trying to make sure that my 9 year old daughter doesn't have to worry about getting dog feces on her hands when she's in the front yard doing cartwheels. I again called the HOA and left a voicemail but I have not received a call back as I would like to know how this is going to be individually addressed with the specific residents (whom I sent video footage of). This is not the first time that I've called and received NO response. I've been yelled at and cursed at for following the rules in the community and asking others to do the same. If the HOA doesn't seem to care, I guess when there is an increased police presence in the community because of on-going issues with residents, maybe that's when they will begin to care.Sentry Management, Inc.

1 starWorst possible customer service! This is one of the worst companies I have ever dealt with. Every email, every answering machine, every letter says that they are happy to be of service and are proud of their professionalism. That is a huge joke. They never return phone calls or respond to emails. They provide no real services to the condominium owners. They cater to the Board but do nothing to educate them. They go along with the most outrageous behavior of the Board without ever pointing out that they are breaking Florida statutes. They so mishandled a Property Flood claim for the Association that less than $10,000 was collected on what was ultimately over a $400,000 claim. They have the sloppiest accounting practices. It is impossible to track expenses by category, as they are incapable of properly entering expenses into their own system. Despite collecting a Special Assessment from certain owners, they then billed the new owners the same Assessment. 3 times!! When those 3 owners sold their condos, Sentry Management prepared the Estoppel Certificates and got every one of them wrong. I recommended that they be fired. But the Manager and the Board feed on each other's incompetence. A year later, I sold my condo. The title company first ordered the Estoppel Letter. It was wrong. I ordered the next one on a rush basis - $418 for 3-business day service. It arrived on day 4 and was wrong. I pointed out that the Association was involved in litigation; that the Association Fee had changed; and they messed up the name of the buyer. They sent a revised Estoppel Letter. It still had mistakes and we did not get it till a week had passed. It had to be issued again. Some errors were never corrected, because their system would not allow for the correct information. Even if that is true, the Estoppel Certificate is a legal document and should have been corrected manually. I asked for a refund of the $418 fee and they just said "NO".Review fromKarl S

1 starSince I've owned my Condo managed by Sentry management it's been a total disaster! How is it even possible that the owner of the unit above me just happens to be working for Sentry Management and also on the board of directors? every-time there is damage to my unit they deflect the responsibility onto me and my insurance company. Sentry management along with the community manager does absolutely nothing to make our community better. They don't answer calls because so many owners complain about them. I've now been targeted by the community manager and the one Sentry rep that owns multiple units here because I wanted to protect my investment from there units bad pipes. They will no longer cut or trim any trees in front of my unit - I had to cut and trim the trees myself, the area looks disgusting around my building, I truly don't understand what I'm paying Sentry for? If the job is too difficult why don't they just leave. It just makes me wonder if there're trying to deliberately force people out of there condos so they can buy them up to acquire more rental properties. At first I thought it was just me, but now I see there're getting away with this with other owners as well.Review fromAaron M

1 starI'm an insurance adjuster and I handle a lot of Condo losses. As you can imagine, this requires cooperation between all insurance companies involved, the unit owner and the HOA. Normally, cooperation is not a problem for most property management companies but for Sentry cooperation is something they just don't do. It's company policy, in fact. 95% of the time condo management provides the documents we need to assist our mutual customers such as rules and regulations, declarations, bylaws etc for the condos when we ask. Sentry states they are not legally allowed to. This is just not true. It's something they should be doing to assist our mutual customers in getting their issues handled quickly.Review fromRobert K

1 starWe were left with raw sewage in the streets of our condo facility during Hurricane Irma. Our CAM was without power at her home and we all had compassion for that situation but we reached out to her higher ups and we couldnt get a response from anyone. Sentry does not provide any way for Board members to send emails to the community in times of crisis as we needed to inform residents of the situation.Sentry Management, Inc.

Thank you for speaking with me yesterday and allowing me to clarify that it is possible for a predetermined board member to send email blasts to their community. I've asked the Community Association Manager for your association to discuss this with the board since you said the board member you spoke with may not have been aware of that option. I appreciate you understanding we are working hard to support our local teams which were also negatively affected by the devastating storm. After you and I spoke, I noticed the "Post-Ian Update" community email mentioned that your Community Association Manager and one of the board members were in "constant contact". 1 starMy Association of ***************** condominiums which is under the management of Sentury management Inc. Will not call me back when they are responsible for the inside water damage to my condominium due to improper maintenace of the outside gutter system. Both insurance companies have my claim. Now they just ignore me, but since the hurricane is coming they are sealing and cementing the leakage area outside but our yard maintenace guy is doing it yet Kirk ******** Mike ******* and Brian glass will not call me back. To pay for my inside damages. According to the covenants damage from the outside in is the associations responsibility to pay for because of neglect improper maintenance and a whole bunch of other reasons I don't want to list. I hope this catches their attention it's not over.
