Dear Better Business Bureau, I am writing to formally request assistance in resolving a longstanding issue with Vacation Village at Parkway regarding the cancellation of my timeshare contract. I have reached out to the company but have been unable to secure a satisfactory resolution, and I am hopeful that the BBB can help mediate this ********* contract with Vacation Village at Parkway is as follows: Contract Number: 554629-208-43 Since purchasing this timeshare, I have faced significant challenges in using it as intended. Despite paying $14,391 in full for the timeshare, my attempts to reserve accommodations or make exchanges have often been unsuccessful, rendering the timeshare unusable for its intended purpose. Repeated efforts to maximize the ownership benefits have been hindered by lack of availability and other ************** addition, my personal circumstances have changed. My partner and I are no longer together, and neither of us has any need for the timeshare moving forward. We have fulfilled all financial obligations related to the initial purchase and have received minimal value in return due to persistent booking issues. Given these factors, I believe that a cancellation or deed surrender are the most reasonable and fair solutions.Despite multiple communications with Vacation Village at *******, they have not agreed to a termination. I kindly request the BBBs assistance in helping me secure a cancellation and deed release for this timeshare contract, which no longer provides the promised benefits and is financially unsustainable for me.Thank you for your time, attention, and any assistance you can provide in facilitating the resolution of this issue.Sincerely, ***** ***** Contract No. 554629-208-43

Details of Complaint 1. Maintenance Issues in Rooms:First Room (210 Flamingo 504B):The air conditioning in this room was non-functional, and the thermostat remained at 73F, leaving the room at an uncomfortable 78F. I reported the issue, and I was moved to a new room at 3 a.m. but did not receive an apology for the inconvenience.Second Room (210 Flamingo 503B):After relocating, I found this room had no hot water, and several light switches were not working, including those in the bathroom. I was forced to shower in cold water and darkness, significantly impacting my comfort.2. Lack of Accountability and Poor Service:Staff suggested I move to a different room each time a problem arose, which was highly impractical, as I had unpacked and stored items in the rooms fridge. When I asked for a maintenance check, they refused to send anyone to address these issues while I waited for a maintenance worker to verify, stating that they would only check after my departure. This approach made it feel as though they were avoiding accountability.Despite paying at the property, I was redirected to Expedia when I initially requested a refund. When I eventually reached a manager, I received only a partial refund ($192 plus deposit), which does not fully compensate for the discomfort I experienced 3. Concerns with Transportation Services:At check-in, I was informed that transportation services were available for guest safety; however, when I requested a ride, I was told transportation was down. This left me stranded away from the main office, as I did not have a car.Resolution Sought Due to the cumulative issues, I believe a full refund of $400 is fair compensation. The partial refund provided does not adequately address the significant discomfort and inconvenience I experienced. I hope Vacation Village at *********** will issue a full refund as a gesture of accountability and commitment to guest satisfaction.

I am writing to formally file a complaint regarding my timeshare experience with Grandview. Since purchasing this timeshare, I have never been able to use it, and it has been nothing but a financial and emotional burden. From the beginning, the sales process was highly coercive and manipulative.During the sales presentation, my husband and I were pressured to retrieve my wallet from our hotel room, and the tour guide was instructed not to return without us. When it came time to sign the contract, the process was rushed and unprofessional. We were given no opportunity to review the terms in detail, as the entire contract-signing process was completed in just ***** minutes.Adding to the discomfort, the employee assisting us with signing the contract broke down in tears, recounting the recent loss of her husband. This created a deeply uncomfortable and emotional situation, leaving us feeling pressured and rushed to complete the process without asking further questions. We were assured during the presentation that this timeshare would not be forced upon our children in the event of our passing and that transferring ownership to them would be entirely optional. However, I have since learned that this may not be the case, further compounding my distress.Despite my repeated attempts to request cancellation, ********* has only offered settlement options that I simply cannot afford. I am retired, living on a fixed income, and this timeshare has become an unmanageable financial burden. My only request is to be released from this timeshare contract.I believe that the sales tactics used were unethical and that I was not given adequate time or information to make an informed decision. I ask that Grandview work with me to cancel this contract permanently and provide relief from this obligation.Thank you for your time and attention to this matter. I hope to hear back with a resolution soon.

Weve spent well over a year trying to get out of our timeshare ownership with Vacation Village. We have contacted a number of people and have jumped through a number of hoops trying to get out of this timeshare. Just as we were starting to see the light at the end of this long road, Vacation Village began to play more games. We had been waiting for months for someone to get back to us after submitting information for a hardship program they supposedly use to cancel timeshare ownership obligations. When they finally responded, they told us it would take an additional 3 months to get an answer! There are several issues with forcing us to wait so long for an answer to our request. The biggest issue we have encountered while being owners is the recurring annual fee that continues to rise with each new year. Paying a bill that keeps increasing at random rates would be annoying for anyone to deal with.Dealing with it while dealing with everything else life has thrown at us has become too much. Please help us get out of this mess with these people! We do not want to be responsible for another maintenance fee when we are so close to being done with them.

I am submitting this complaint with the hope that it will be acknowledged and met with a response that leads to an amicable resolution. I purchased a membership with Vacation Village in 2004, and I am again formally requesting the cancellation of my timeshare membership.I am now retired, living on a fixed income, and facing mobility issues as an elderly individual. I have only been able to use this membership twice over the past 14 years, and I do not anticipate using it again. I am financially and physically unable to continue making these *********** previous communications, I explained that I felt pressured and overwhelmed during the initial sales process. The presentation was conducted at a rapid pace, leaving me little time to process the information, and I felt obligated to sign. Additionally, I was unaware at the time that the maintenance fees would continue to rise annually; had I known this up front, I would never have agreed to the contract. I was also misled to believe this was a property purchase when, in fact, it is simply a membership where I own nothing but allotted time.Given these circumstances, I am urgently requesting a release from this financial and emotional burden. Please confirm the cancellation of my membership and send any necessary documentation to finalize this process.Thank you for your attention and understanding. I look forward to your prompt response.

I am filing a complaint against Vacation Village, specifically regarding my timeshare contract with Palm Beach Shores. I believe I was misled and pressured into signing a contract that I now deeply regret.During the sales presentation, the representatives oversold the timeshare, making it seem far more valuable and beneficial than it actually is. They omitted critical information that would have certainly influenced my decision had I been aware of it. The representatives spoke so quickly and vaguely that it was nearly impossible to fully understand the information they were ************ a result, I am now burdened with a contract that offers no real value to me and only creates financial strain. I feel deceived and taken advantage of, and I am seeking immediate assistance in resolving this matter.I kindly request that Vacation Village release me from this contract, as I do not believe it was entered into with full transparency and honesty. I appreciate your attention to this complaint and hope for a prompt and fair resolution.Thank you for your time and assistance.

I am filing this complaint against Vacation Village regarding my timeshare. Over the years, I have made every effort to utilize it, but unfortunately, the negatives have consistently outweighed any benefits. At this point, the timeshare has become something I can neither afford nor genuinely need. When I initially purchased the timeshare, I was surrounded by three salespeople who applied intense pressure to get me to sign. I was not given a fair chance to review the contract thoroughly or address any questions I had. Furthermore, my judgment was impaired by the wine that was freely served, which only seemed to serve as a tactic to cloud my ability to fully understand the terms being presented. After nearly 20 years of faithfully making payments, I believe that my request to be released from this obligation is reasonable. I feel I was misled during the sales process and taken advantage of under circumstances designed to rush and confuse me.Please consider this request as a necessary step to address the undue stress and financial strain this timeshare has caused. I hope to hear back from their company with a prompt and fair resolution.

Dear Ms. ********************** you for getting back to us regarding our complaint with the Better Business Bureau. Id like to clarify a few things and explain our concerns a bit further.

While there was an error about my age in the initial message, the main issue remains the same: when we signed up for this timeshare, we didnt fully understand what we were getting into. The sales environment was very high-pressure, and key details werent clearly explained, especially since my stepmother doesnt speak English. She couldnt fully understand the terms, which made it hard for the three of us to make an informed decision.

Weve made all payments over the years, including maintenance fees, but these have become more than we can handle financially. Although we appreciate the offer to help us use the vacation ownership, our real concern now is the financial strain. Wed like to discuss options to either end or release us from this contract, as we cant manage the costs any longer.

Wed appreciate any assistance you can provide in finding a fair way forward. Thank you for your time, and were hoping to work this out directly.

      Best regards,
      **** *********.

I am writing to formally file a complaint against Vacation Village regarding the misleading nature of the timeshare sales process and the undue hardship it has caused my family and me. The buying process was very quick, and we made ***** decisions based on misrepresentations made during the sales presentation. We were misled about how easy it would be to use the timeshare and the number of properties available near us.Unfortunately, we have used the timeshare very little, and the likelihood of using it in the future is slim to none. To whom it may concern:

We have reviewed the Consumers communication via the Better Business Bureauplatform and the allegations contained therein. We have also reviewed the communication history and ownership information that we have on file regarding the vacation ownership at issue. Please be advised that Developer denies the severely untimely and baseless allegations that are now being made by Consumer.Consumer entered into an agreement with Developer to purchase their Vacation Ownership on or about June 14, 2011 this was more than thirteen (13) years ago. Making these allegations after more than a decade of ownership seems quite unreasonable.

That said, Consumer no longer has any financial obligation to Developer. Therefore, if Consumer would like to further discuss their desire to relinquish their Vacation Ownership, they must direct their communication directly to the Association for which they have an ongoing obligation for maintenance fees and property taxes. The Association works with owners that are facing financial, medical, or physical hardships and Consumer may be eligible for hardship consideration. Although the Association is not obligated to accept the transfer of any owner's vacation ownership, they do work with owners facing hardships on a case-by-case basis. If Consumer is able to provide adequate proof of a hardship, the Association may offer payment options for maintenance fees and/or agree to accept the transfer of ownership and title of the Vacation Ownership.

Dear BBB,I am writing to formally file a complaint against Vacation Village Berkshires regarding my timeshare purchase from around 2006. Consumer entered into an agreement with Developer to purchase their Vacation Ownership which took place on September 9, 2008 not around ***************** Consumers communication.

Consumers communication states The representative made me feel guilty about my previous employment with GE Plastics, stating that GE ruined the town of **********, *************, where the timeshare is located. then Consumer later states This experience has been a nightmare, and I feel I was treated poorly during the sales process due to my previous employment with **************.We are confused about these statements and which portion of these statements are true? Was the Consumer employed with GE Plastics or General Motors? Furthermore, Consumers Vacation Ownership is at Vacation Village in the ********** which is located in *******, *************; another one of our resorts, ************************, is located in **********,*************. We are confused as to why Consumers communication would contain contradicting and incorrect statements. It seems as though Consumer may have hired an unidentified and unqualified 3rd party to write this communication on their behalf and that the unidentified and unqualified 3rd party is intentionally providing false information. If Consumer has retained the services of an unidentified and unqualified 3rd party, we strongly suggest that the Consumer immediately request a refund of any money that they may have paid to this unidentified and unqualified 3rd party for their alleged services.

BBB Business Profiles may not be reproduced for sales or promotional purposes.

BBB Business Profiles are provided solely to assist you in exercising your own best judgment. BBB asks third parties who publish complaints, reviews and/or responses on this website to affirm that the information provided is accurate. However, BBB does not verify the accuracy of information provided by third parties, and does not guarantee the accuracy of any information in Business Profiles.

When considering complaint information, please take into account the company's size and volume of transactions, and understand that the nature of complaints and a firm's responses to them are often more important than the number of complaints.

BBB Business Profiles generally cover a three-year reporting period, except for customer reviews. Customer reviews posted prior to July 5, 2024, will no longer be published when they reach three years from their submission date. Customer reviews posted on/after July 5, 2024, will be published indefinitely unless otherwise voluntarily retracted by the user who submitted the content, or BBB no longer believes the review is authentic. BBB Business Profiles are subject to change at any time. If you choose to do business with this company, please let them know that you checked their record with BBB.

As a matter of policy, BBB does not endorse any product, service or business. Businesses are under no obligation to seek BBB accreditation, and some businesses are not accredited because they have not sought BBB accreditation. BBB charges a fee for BBB Accreditation. This fee supports BBB's efforts to fulfill its mission of advancing marketplace trust.
