The real estate lead service company Set Schedule contacted me in July 2022 & explained that they are a real estate lead company, committed to finding and vetting **************** of real estate and sharing them with me for a 20% referral fee, due them at closing of any transaction I had through their leads.This lead service was for a year at the cost to me of $1776, in addition to the referral fee. As the leads were sent to me, and I called them and spoke to them, I learned that these people had not been in the market to buy or sell property. Many of them were annoyed by my phone call. One person was actually another realtor in my area! When I realized they were just a scam business, I began to state this on their mobile app to try to dissuade others from falling prey to their scam. They called me to beg me to stop and I had them promise not to charge me ever again. They agreed, but I never got it in writing. They didnt give me any account number. They use their mobile app and emails to send messages and these bogus referrals. I also never received a contract from them. July 14, 2023, I woke up to find that they had charged me for another year @ the cost of $1776. I immediately called my bank to explain the problem.They claimed I had to wait for the charge to post and then I could dispute the charge.I did so, and after three weeks, they told me that they were going to allow the charge to stand and claimed that the dispute was closed. Just after July 14. 2023 I received a phone call from Set Schedule and they wanted to discuss why I had disputed the charge. I explain to them again what we had discussed last year and that they promised not to charge me again because I know that they are a scam company. They said my contract states I can never Cancel my ***************** can renew it every year automatically. Again, I have never seen this contract . I was so annoyed and upset. On April 4, ****, I entered into an agreement with SetSchedule, remitting a payment of $2025.00. Regrettably, my decision to join the program was influenced by coercive and misleading tactics employed by a representative named *****************************. My experience during the initial two months had exposed SetSchedule's operation as an extensive fraudulent enterprise.Throughout my engagement, I maintained records of all interactions, dates, times, and the identities of the individuals I communicated with, which include ***********************, *****, ************, *********************************, *************************, ******, ***********************, even their CEO, *******************************. My discontent stems from the fact that ***************************** assured me of a refund for any leads found to be invalid, coupled with an additional allocation. However, to date, no such restitution has been provided.Specifically, out of the 100 leads we were supplied, a staggering ***************************************************** email addresses, and despite raising this issue, we have neither received the promised additional allotment nor any response via telephone. My unfortunate encounter with the company demonstrates their propensity to entice clients with grandiose promises during the initial sign-up, only to ensnare them in a web of deceptive trade practices, resulting in financial loss and subsequent unresponsiveness.In light of my experience, I have taken the necessary steps to report this matter to the ************************ (FTC) and will diligently pursue all appropriate avenues to ensure the cessation of their operations. I have reviewed your training materials and have had multiple meetings with your customer success team, as evidenced by my familiarity with all of them. However, despite these efforts, more than half of the leads you provided were not valid phone numbers and/or emails. Additionally, the leads that did have valid contact information were either on the Do Not Call list or not even in the real estate market. If I wanted random phone numbers, I would have purchased the white pages instead of spending over $2,000 on "leads".
I have read your responses on the BBB website and it is clear that you continue to use a templated response without providing any resolution. Your company is guilty of committing deceptive trade practices and fraud. Since you are not providing any resolution, I will continue contacting the *** along with ************ counsel until your entire organization is shut down and you pay back the money to consumers that you have scammed. Yes, we did accept our final lead 04/21/2023 and after auditing our account and coming to the realization that over 50% of the leads you provided were non-working phone numbers and/or emails I began calling your company to come to a resolution. My first call was made at 4:30 p.m. EST on 04/25/2023 in which I spoke with ***** and then was transferred to a ************** The duration of call with ************ went from 4:30-4:39 in which I expressed these concerns. ***************************** (the woman who signed us up) guaranteed that any lead that was not valid would be refunded and added back to our allocation. There has been a violation as terms as I have been fighting with you and your team for over 4 months now trying to get my allocation for invalid leads and all you have done is give me the runaround saying "the customer support team will get back in touch".
Once again this seems to be a common thread with any consumer you come across based on every review I have read in your BBB profile. I have been patient, I have tried for 4 months to come to a resolution with your company, even going as far as asking to get in touch with ******************************* (your CEO) to resolve this.
Your ******* channel does not provide any educational information on being scammed out of 50% of what I signed up for. I don't need to speak with your customer success team or get coaching, I've been a high performing agent since the beginning of my career. Refund my account or I will see you in court.Thank you!

I had a ~15 minute conversation with *************************** while packing my house for a move. ***** and I were going in circles about promises that were made on his company's behalf that were not fulfilled. He ultimately told me to either take the allotment or get nothing. I told him I would rather take nothing and would be pursuing legal action. ***** went ahead against my wishes and added more leads into the system even after I had sent a notice of cancellation to the company effectively putting them in breach of contract and providing an unwanted/unwarranted service. They had months to resolve the issue and I was exhausted trying to come to a resolution with the company. I am currently pursuing legal action and would like my case reopened as this is not yet resolved.Business Response

I am well aware of the package I purchased and its contents. One aspect of the promise outlined in the contract is the provision of a "Dedicated Premium Agent Success Consultant," which, much like most of your company's promises, was never fulfilled.
During my phone call with *************************** on 08/23/2023, he presented me with two options. It's worth noting that I had attempted to contact your company for over three months due to various issues. I explicitly communicated to him during our conversation that I did not want the allotment and that I intended to pursue legal action. It is abundantly clear that the allotment he offered was an attempt to conceal your company's actions. The numerous negative reviews, all echoing the same sentiment, indicate that SetSchedule is engaged in deceptive trade practices and consistently takes advantage of people by accepting their hard-earned money without delivering on promises.I wish for this complaint with the BBB to remain open but all further communication will be had with my lawyer.

The company mislead the product and services they were offering. I was told that they would provide verified leads and that "unlike other lead programs" all of their leads would be within my coverage area and verified to be wanting to do transactions in real estate. Instead, I am getting very cold leads that are non-responsive and in some cases have told me they did not sign up for anyone to contact them and did not authorize anyone to call them and that they are on the National DNC list. I spoke with a representative of SetSchedule and he even confirmed with me that these leads are NOT verified leads in most cases. They are captured through various sources when a person clicks on an advertisement or visits their website. They are not expressing interest in buying or selling and have NOT authorized to be contacted by anyone in regards to buying or selling. They "try" to reach out to verify some leads but do not verify the majority of the leads because they have too many coming and many don't even answer their phone calls. They mislead myself and countless other agents as you can even see through their own online chat. I want a refund, I have only been with them for a month and have taken a little over 30 leads from my "allotment" that are non-responsive and some even have already bought and sold making them worthless. Since they cannot deliver verified leads that were promised to me I feel a refund is appropriate and we can part ways. They do not have any intention of providing verified leads as they advertised. They do not have any clients whom have expressed interest or authorized contact by agents. They are having agents unintentionally spam people on the phone and by email not realizing this service is a web capture data not an actual request for assistance. When signing up, they said the leads were "verified" leads and that leads go through a checking process. This is not the case. Everyone knows internet leads need work, especially if they are driven from "click advertisements" or "AI capture". This is not what was sold to me for $2,050 or I would NEVER have purchased. Anyone can put an add out on the internet and capture click ratio and get the same quality cold leads (which is exactly what they are doing). These leads are just simple people who looked at an advertisement about housing or looked at an advertisement that offered them a free home value. The majority have no intention of buying or selling real estate. *********** has misrepresented what the leads are that they are selling. They say they are "warm" leads and that these people have inquired about needing help from an agent, which is not the case. They simply have clicked on an advertisement or visited a website (some maybe even by accident) and their information is captured and sold. The people you are calling say they NEVER asked for anyone to contact them and do not need any help with buying or selling (if you are lucky enough to get them on the phone). it is all just a big game with them. All they want to do is ensure that they keep my $2050. They do not care if they have repeat clients, they scam a new one each year. They cannot deliver what they promised. They have point-blank lied and misrepresented their company, and what is capable of providing. I totally understand their point of not wanting to give money back, because everybody would be asking them for a refund. Point blank, this is pure false advertising! They take it vantage of real estate agents by telling them things they cannot deliver.
I have notified them in writing, and I am notifying again here that as of the end of this one-year term, my account is to be canceled and closed with no further charges. I no longer wish to do business with this company. They need to confirm that my account is set to close after the one-year term. With no further charges! They have scammed me out of over $2000 and I do not wish to pay them a single ***** more.

On June 13, I signed a contract with Set Schedule for real estate leads. I was told I would receive the highest quality leads, most would be touched 2-3 times by the company representative before patching me into a direct phone call with a ready to purchase or sell client. I was told they would even do FaceTime calls when all parties were available. I paid $1700 for the year, told I would have 2-3 leads per week, and would also get $300 back per transaction. Can't go wrong with that, I would get my initial $1700 investment back the more transactions I close. Upon signing the contract and starting the onboarding training, I discovered a post by another agent who asked the simple question: How are you liking it and what are you doing to find success? The comments were alarming. Every agent on there was dissatisfied with the service and wanted their money back. The main complaint was they never had been patched into a phone call with a prepared client, and all leads that were called had no idea why the Realtor was calling, were not in the market to buy/sell, and the Realtors were even getting hung up on. The comments grew from 32 to 61, all negative reviews. Then Set Schedule admin hid the comments and I was unable to access them. I began researching online and found very poor reviews and feedback everywhere. The BBB has 23 pages of complaints about them currently. I quickly tried to reverse my credit care payment (within 24 hours of signing the contract) but Set Schedule refused to refund my money. The company has denied everyone a refund and agents are sadly trapped, and still no quality leads or closings for anyone. This company is a predatory scam and needs to be shut down. This is not a few disgruntled Realtors making these claims. Hundreds of agents who paid $1700 and more (some were teams and paid several thousand dollars) would like their money back. Only a scam doesn't refund dissatisfied customers. This was a total bait and switch.Business Response

I signed up with Set Schedule for real estate leads. The cost was $1500. I was told that I would be receiving qualified leads which is why I signed up. They are not qualified leads. They are junk zillow and trulia leads that have not been qualified. I believe that they were not honest with what their product delivers. When I tried to talk to management I was told it is a 1 in 100 conversion. That is not what I was told when I purchased. I asked for my a refund and they told me that because I received 67 unqualified leads I could not get one. I think they are a scam company. All they do is purchase zillow and trulia leads an dump them on us. There is also a concierge service. They have called me a couple times and the live leads they give me are not qualified either. The company is horrible and I believe they are not very ethical. I would like a full refund and I will give them back the 67 junk leads I received.Business Response

Two years ago I signed on to have Set Schedule send me leads. This was a stupid thing to do without checking with the BBB first. They talked a good game, but the two leads for listings I received where actually people looking for a rental. I cancelled my account and asked to be put on their "do not call" list. Since then I have received text solicitations 2-3 times a week, all from different phone numbers, never stating they are Set Schedule until I text back asking. This is beyond annoying as I cannot block this practice. Every time I get a text I report it as spam to no avail. Please stop this nonsense.Business Response

This company out of CA, uses fake phone numbers so I cannot block them. They contact me ****+ times a day. EVERY. SINGLE. DAY. I have asked them now 34 (yes, 34) times to be removed from their call list (I am also on the national do NOT call registry) and they absolutely refuse. I am at a loss, I have asked them so many times to stop contacting me for months about their services and to stop texting me, but they literally refuse. They text me from a different number every single time and the more I ask, the more they continue to text me their ads, the more they contact me (they are just mocking me now, laughing about how many times I have asked to stop being harassed). Please, please, please, make them stop texting me. Short of hiring a lawyer and flying out to their office (which I should not have to do), I don't know what else to do. My colleagues have also been harassed (everyone in the real estate industry hates them) and we are sick and tired of it, we do not want their services and this illegal marketing activity needs to stop, ASAP! Please confirm something will be done. I am happy to provide several messages from my phone asking them to stop. Whenever I ask to be removed, not an hour later they continue to send me the same marketing texts as a joke. We reached out to a company called Set Schedule to inquire about their real estate lead generating platform. The sales rep told us that the system worked by members of their company contacting potential buyers and sellers and then setting appointments with us. Once they answered the rest of our questions I paid the $4,995 for all 5 team members and they took us through the tutorial where the website looked how they described. Once the tutorial was complete our rep and all our admins assigned to us disappeared and the number is no longer in service. All the chat lines are auto responses and the only number that still works gives you an option to leave a message or talk to a sales rep. **** the schedule to calendar links are shut off. It was a complete and total scam that preys on real estate professionals.Business Response

I was contacted by a man named ****** who said he was the Vice President. I informed him that the call was being recorded. He told me that he would review my request for a refund with a committee that makes the decisions and set a follow up call with me for July 25th at 11:30am EST. Just like every other rep we had worked with prior too, he disappeared and we have no direct number to contact him. My issue is still not resolved and my refund has not been processed. My next step is filing a law suit if this goes unresolved.Business Response

That response is unacceptable. The contract was executed under completely false pretenses. Your VP stated that he has recorded calls between your sales rep and us. Those calls have your rep lying about statistics and how the company works. We will be filing a lawsuit if this isn't rectified.Initial Complaint

On July 14th, 2023 I purchased the services of SetSchedule for $1,776.00 for 1 year, to manage my client list and provide "vetted" buyers (pre qualified) and sellers ready to sell. I specifically discussed this topic, in length, with ***************** the sales person. It didn't take long for me to realize that I had been duped. The leads they provide are unsuspecting that you are going to contact them resulting in simple "cold calling" 100's on NO's. If I wanted to cold call I would not need to pay anyone $1,776.00 to do it. I have reached out to them using all methods of communication. They have failed to respond with anything other than that they received my email and a representative will reach out to me. I am asking for a full refund from this company. I am not wasting one more moment with your company. How convenient that you want someone to waste a full year of their time and money for your fraudulent sales tactics. I want my $1,776.00 back NOW or Im hiring an attorney. Thats it. Give me my money. Youve had it for 6 days and minimal use from me there is no logical reason for you to keep my money.
