We just terminated our 3-week contract to purchase a house we really wanted. We will NEVER work with Opendoor again, avoiding them at all costs. The experience was so awful, with the left hand not knowing what the right hand is doing. The "team members" were not at all versed in our 83-page inspection report and missed deadlines to let us know what they were willing to do to remedy health & safety issues. I will tell all home buyers or sellers to avoid OD like the plague.

Opendoor made a respectable offer on our home which was the same price as what our house was appraised at by a professional the year prior. They deducted $23,000 from the offer for repairs, which for our 22-year old home without any updating, seemed like a fair price given that it would have cost much more had we actually paid for the upgrades ourselves. They keep a 5% fee which is standard for commissions on a sale. The Opendoor agent we worked with, *******, was very helpful and prompt in her responses. Also, the convenience of selling a home without showings was huge for us. They let us choose our closing date and allowed up to three days late checkout to move out after closing. There are competing companies that send links to the negative reviews of Opendoor on this site so that you will work with them instead. While I am sure that people have had legitimate issues with this company, I am posting this to say that Opendoor did everything they promised and there was nothing shady in anything they did. The process went smoothly from beginning to end and we were very happy with the results.Opendoor

Purchased a property from them and they LIED about permitted work that was NOT permitted. We found out after we moved in. Open door had us wait several more weeks to move in because of permitting taking awhile but when we moved in and had an issue, the city inspector who came to our place said our electrical panel and smoke detectors were not permitted work and were not up to code. So now that weve fully moved in with all of our things, someone has to come and punch holes in our walls and make a mess because we need to be up to code and hard wire our smoke detectors. This couldve been done BEFORE we moved in with our things as they PROMISED they were doing. Highly illegal practice. This company should be THANKFUL I didnt hire an attorney after this huge lie. I would NEVER recommend them.Opendoor

This company is predatory and dishonest. Wasting time by telling you they will give fair market value. They offered $100k off fair market value for our gorgeous updated move in ready home. When we received the offer we were literally aghast. Within 10 minutes of the offer we called them to say absolutely no and tell them that their offer was not only flat out insulting but 100% trying to take advantage of people that are desperate. Luckily we are not desperate. Do not bother to waste time with dishonest business.Opendoor

Opendoor purchased and remodeled unit above mine in a condo building. Their contractors failed to complete bathroom remodel to sufficient standards. As soon as new owners used and cleaned the shower, it flowed water into my unit below damaging my bathroom due to bad workmanship that Opendoor did not validate before selling.Opendoor

Opendoor state it offer competitive cash offers. However, they offered a high initial price then added in sales charge and very high repair cost. The house that we were putting on the market was being renovated to rent ready status. After their in person inspection they offered a prince $30k higher than three other investors with cash offers, but they added all kind of fees totaling 45% of their initial offer. Their offer was a total bait and switch. I would not use this service. They use their relationship to ****** to make you feel that it is a market rate offer. They are very much taking advantage of people lack of experience with cash sales of homes.Opendoor

I sold my home to Opendoor and was very happy with what they gave me. Their **** were courteous and kept me in the loop every step of the way. I got a great offer for my home and the amount given to me at the end was the amount promised. I'd use Opendoor again in a heartbeat.Opendoor

Our house was viewed by two realtors and they both gave us a fair market value to sell our home. We called Open Door to see what they had to say about our house. They came up with a bogus long list of things they would have to do, but the guy was only there for 5 minutes. They wanted to offer $50,000 less from the realtor said we could get. We went with one of the realtors and our house sold in 3 days for asking price. Open Door will rip you off.Opendoor

Bought a home from them, they were rude and demanded MORE than what they were offering the house for not to mention they lied about having new fixtures and a new water heater. Almost everything was broken when we moved in. What a scam of a company.Opendoor

I wish I wouldve done more research on this company prior to buying a home from them. They have no pride in resale or home ownership. I was a first time home buyer and went into it knowing it needed a bit of ***. The longer Ive been here the more I notice all of the s***** work they did. They bought the home for 125k, updated (installed carpet and did the worlds worst paint job) and then resold for 150k. Plumbing in both bathrooms needed to be repaired. Electrical wiring is shot. None of the windows opened and all have to be replaced. My seven year old could have done a better paint job. Instead of a normal railing upstairs they used an outside deck railing. So beyond disappointed in this company; just another example of corporate greed. Nothing I can do about it now other than put actual honest work to make it a nice space. I would only recommend purchasing from this company if you are looking for a headache and thousands of dollars in repairs.Opendoor
