Buying a home they sell has been a horrible experience

BEWARE BUYERS! We purchased a home through OpenDoor in 2019. We loved the location and thought we could make the home what we wanted. We had a very extensive and thorough inspection, but just didnt pick up on the shoddy work. Five years later, and all the upgrades that OpenDoor did are falling apart. The carpet is so far below builder grade and paper thin that weve caught our toes many times on tack strips (and now have hammered down all the tack strips to keep our kids from ripping up their feet). They did a DIY paint job on the bathtub/shower that has completely peeled off. The new floors in the kitchen have warped, cupped and chipped extensively. They picked the lowest quality paint and just slapped it on. There were basement water issues covered up by paint and disclosure of a sewer back up (which was a lie; there was longstanding water problems). We know that sellers will put up a new coat of paint to make a house sellable, but this is beyond shoddy work. I would never again entertain the idea of buying a home from OpenDoor, even if it were my dream home. And I would never sell my home to OpenDoor, out of concern for a future owner.

Open Door has established a business that doesn't require a real estate agent to show houses. A few months ago they had criminals file a false loan application to acquire access to a house down the street from us. They are now squatting in a house with supplied Opendoor electricity and water, and have now installed cable and even put out trash. These squatters have instilled fear in the neighbors. They speed down the street and have invited multiple people to stay with them. They also have a file full of criminal charges that includes stolen guns, other squatting cases, and **** charges. Multiple calls from the residents on our street have been met with limited response. This model of home sales has contributed to this type of behavior within the state as well as the country. We are left with violent criminals on our street with little care from this company.

A joke of a company do not buy a house from them. Everything to claimed to fix or touch up was done hastily and messy. The new closet fixtures they put in broke after putting one item on it. They took the blinds with them.. place was filthy and they overpriced the property for what you get. You can NEVER get an answer from them or a returned phone call. They left paint stains everywhere, they couldnt even put the outlet covers back on correctly. Its no wonder that, rumor has it, theyre filing bankruptcy

I have been working with OpenDoor to potentially sell my home to them. The initial "potential" offer was good, then they came back with an offer that was $40,000 lower, subtract the 5% surcharge,and the bogus $18,000 in repairs, and they wouild make over $120,000 on selling my home. My home is only 11 years old! We are the original owners. They told us we need a new roof, no one even got up on the roof and the roof still has about 20 years left on it. Most of the supposed "repairs" are bogus. Flooring upstairs and inside paint is all that it might need, we have already done many upgrades on the home. Very disappointing and I see that I am not the only one in this position. Glad I haven't signed anything with them.

Open Door is a horrible company to work with. In trying to make offer, they require all proprietary paperwork ignoring our State's legal forms. They offer little to no buyers agent commissions and because they are a large tech company based out of ********************** or ******* they appear are indifferent to negotiations. In my case their staff is not local and responses are usually ***** hours just to answer simple questions. Make sure you get the time zone correct because they are on the west coast or somewhere out west. They insist on their own non-local title company even though our local laws disallow a seller to cancel an agreement due to buyers choice of title company. SELLER BEWARE- BUYERS BEWARE. Watch for the canned company response below. Probably AI generated.

Terrible to deal with as a buyer. No pride in their workmanship in 'fixing' anything in the houses they sell. Just a '*******' company to make their fast money. I would never buy or recommend to anyone buying a house from this company.

Leaning on semantics of verbiage to be intentionally be deceptive. Not okay. Read carefully and the moment they dont mean what is said, run. I would not recommend. Sorry I wasted my time with them.

They need to be shut down they rip people off the value of my house before I sold it to them was $300,000 the primary offer they gave me was ******* but then turned around off of me ******* because they said they have no current of the houses being sold in my area send my house is going to sit on the market so they offer $******* but they take over ****** and repairs and service fee. So I only get$230,000 for my house. I was a single man my house was in great shape I made a lot of repairs new everything the only thing Open door did for my house was change a couple of ceiling fan paint the kitchen cabinets and change the kitchen floor I'm turning around and list my house for $310,000 that's a $80,000 profit complete rip off do not do business with them

If I can give anyone advice is run dont walk away from an open door property I put in an offer on the home with no current offers and then they immediately came back and said they had another offer so I offered full price to which they accepted. They agreed in good faith that any 4-point issues would be dealt with prior to cancellation period due to the fact that I cannot get insurance without a 4 point Fast forward I got a thorough home inspection plus a termite inspection costing me 495$ and the home inspector finds 24 items that need fixing nothing major open door then requests a 4 point denial report which we provide now they are asking for 2 different insurance companies denying me of insurance when it is not possible to be insured w/out a 4 point then they offer a 2000$ credit which is basically a slap in the face with todays prices and then when I cancel the deal they will put it back on the market only for another buyer to have to go through what I did and waste money and time as quated by an open door employee they have over a hundred listing a dont care if a property gets sold. If I could give them zero stars I would my realtor now will not show a client a property if it is open door
