      I have lived in my home for less than a year and found that a vent pipe on the roof was not sealed correctly. With the recent rains, I have noticed there is a leak and it is now in the ceiling of my bedroom. With the upcoming storms, I have attempted to get in touch with someone from the warranty department and have only received an automated email response. I have called twice and had my son call once. I want the leak fixed before it becomes worse. It should not be this difficult to have a repair done that is covered u see warranty and if left unfixed will cause significant damage to my home and potentially personal property.

      Our newly built home is having mold issues. We hired an inspector and he has found that there is mold above our ceiling in the attic due to lack of spray foam insulation. We were told by the manager that the people who did our insulation were fired because of the horrible job they were doing in other houses. The builder (Meritage) is impossible to get ahold of. I have sent multiple emails and voicemails. I made warranty claims and they sent out the insulation people to respray in only two areas of our home and they remediated one area that mold was found a few months ago. (We just found more mold today in another area) The building manager has blocked me so I cannot get ahold of him except for email. He is refusing to resolve this issue. Our home was not built up to code. We have an entire report from our inspector. This has been going on since we moved in here in the summer of 2023. Our humidity % gets up to mid 70s in the summer. Right now it is 70% and the temp has to be kept at 69 or below because the humidity level will rise if its above 70 degrees. We have two young children. We are still under warranty.

      A claim was submitted on 5/2/25 by the homeowner.  Our customer care representative is coordinating an inspection with our third party engineering firm and the homeowner  to assess the air leakage issue. Additionally, we will be reaching out to our **** company to educate the homeowner regarding the impact of setting the **** system below 70 degrees. Previously, this was explained last year this can contribute to the humidity buildup within the home.  Meritage Homes will provide the homeowner with the findings from the air leakage test and proceed from there.

      I am filing a formal complaint against Meritage Home Warranty due to unresolved warranty issues, vendor-caused damage, and a lack of accountability. My carpet has remained unfixed for over a year following flooding that occurred right after closing. Despite repeated requests, no one from Meritage has inspected the damage. Several issues reported before closing also remain unresolved.A vendor technician caused visible damage to walls and flooring, which I documented and reported, but Meritage has not addressed it. A cabinet technician dismissed my concerns entirely and refused to help, despite being sent to fix a door issue. Attempts to contact the cabinet company were redirected back to Meritage, who was unavailable.Although Meritage may cite negative vendor feedback, most vendors completed their work without issue. One technician even confirmed he couldnt return due to non-payment from Meritage, not homeowner behavior.Meritage has ignored my requests for inspection or meaningful communication for months. *** remained cooperative and professional throughout. I request the BBBs help in ensuring Meritage fulfills its warranty responsibilities.

      Recently, we had dispatched two separate companies to this home where both reported the same concerning behavior from the homeowner.  The homeowner was observed raising his voice and displaying aggressive behavior towards our trade partners.  Additionally, the homeowner requested items that are not covered under our warranty, such as adding soft closing hinges to his cabinets at no charge.  In an effort to address the issue, we have decided to make one final attempt to resolve the situation.  This time, we will have two of our customer care representatives present at the home alongside with our trade partners to monitor the interactions.  If the homeowner becomes upset  at any point during the visit, we will kindly inform him that we are unable to proceed with the warranty repairs.

This is solely intended to keep an accurate record in case any follow-up actions are required.

      Additionally, should the repairs not be completed properly or in accordance with the warranty standards, I would like to know whether Meritage Homes would reimburse any reasonable expenses incurred should I need to have the work corrected by a third party ?

      We have submitted warranty and structural issues within the 1 year warranty period. Meritage is refusing to resolve these issues. They have marked "closed" for all issues ***orted even though no attempt has been made to ***air. Items include, but not limited to, cracks in stucco, pavers and foundation falling away from front porch, sidewalk, and driveway, doorbell chime doesn't work, cracked pavers, 2 interior doora split. Corporate was contacted and stated we would receive a call within 2 business days. That time has passed with no call being received by us to rectify these items. Furthermore, when ****, the warranty *** was here, he was caught looking at our personal mail and being disrespectful to my husband. He was asked to leave for those reasons.

      I bought a house from Meritage Homes in June 2021 in ***********, ******, **. The home was rushed and still under construction during inspection, which led to multiple issues after move-in. Meritage fixed a few problems identified right away, but later issues were harder to reportcustomer service is unreachable and all warranty claims were denied.Last summer, we found water leaking through the first-floor ceiling. A plumber discovered a large amount of water in the air duct due to an incorrectly installed vent that let in rain. Even after replacing the vent and duct, moisture kept building up. We hired two more plumbers and three HVAC techs all from different companies, but no one could agree on the source. Plumbers blamed the *** HVAC techs blamed plumbing.Eventually, I found the ************ Meritage used. Their tech said the homes air circulation system was never activatednot because of the thermostat, but because the builder never enabled it. Hot air gets trapped, cools, and turns into waterlikely building up over three years.Ive tried repeatedly to reach Meritages home care team with no luck. This issue stems from a builder oversight that's nearly impossible for a homeowner to catch but likely easy for them to ****** far, Ive spent around $2,000 trying to identify and address this problemcosts that should never have occurred if the system had been set up properly from the start. Im asking that Meritage send a qualified technician to inspect and correctly enable the air circulation system. This is a builders responsibility, and I would appreciate your prompt attention to resolve it.

      This homes close of escrow date was 6/9/2021.  Meritage Homes provides a limited warranty for two years on ****.  ************ Care Manager has received technician notes from our **** vendor and from the third parties hired by the homeowner after the warranty expired. He does not see in the notes any suggestion that the water leak was caused by Meritage Homes. Our Manager has asked for the homeowner to provide  a bit more information on a few things and is awaiting her reply.  Unless the homeowner can provide something more that suggests a construction defect, the ownness is ultimately on the homeowner to determine the water source, as she is almost two years out of her **** limited warranty.  We will continue to investigate and wait for the information our manager has requested from her.  We will keep her updated as we work through this.

      I bought a house from Meritage homes on April 20, 2022. Due to too many humidity issues at the townhomes Meritage decided to give homeowners at no cost a dehumidifier to avoid such a humidity issues. They hired the ************ ********************** to install the dehumidifier inside our property in July 21, 2023. After the installation of the dehumidifier the main bathroomstarted to have a water intrusion thru the ceiling. It was not much but after a heavy days off rain the intrusion showed more leak in to the ceiling. I then put a warranty request to Meritage and they came here to visit and have a look at the issue. ******** ***** the senior customer care associate came in on September 4th **************************************************************************************************************************************************************** where the vent of the dehumidifier was installed outside, couple days later she e mailed me saying there was no structural damage to the structural element so the warranty on service was expired so she ignored the vent inspection on the roof because the leak was further down from where the vent was installed by ********* air. The leak was on and off depending on the rain.I decided to investigate more in to the attic and visually I found the very small drops of water on top of the drywall between the roof and ceiling by the master bathroom. I also discovered that the vent installed was on a small inclination position instead of being vertical like the other townhomes here in the subdivision. So I want thru this complaint to ask the Meritage to re inspect through the installation of the vent installed with the dehumidifier. I understand that they were here after the warranty passed but the reason of the leaking is because the **** company did an improper vent installation way before the 2 year warranty expired.

      I have been emailing the warranty claims representative about the same issue since we moved into our home in 2022. The bathroom light fixtures installed in our home when we bought it have never worked correctly. The bulbs flicker and constantly burn out. Since these fixtures require clear bulbs, they are very expensive to replace.The builder, Meritage, had the electrician replace all the fixtures with the same model in March 2024, but the issue persists. Since then, we have continuously reported the problem to the warranty team. The electrician and the power company have both tested our power, but the issue remains unresolved.The warranty specialist informed us in September 2024 that the issue had been escalated to corporate, but that was the last communication I received. I have followed up multiple times since then but have not received any response.

      I purchased a new Meritage Home in the ******** neighborhood, with the Crestone floor plan. I closed on this home on November 9, 2023, at an approximate price of $585,000. Since closing, I have encountered several build quality issues, which I have raised with the Meritage home warranty department. Many of these issues have not been resolved to my satisfaction. 1. Bubbling and tenting in vinyl plank floors. When performing the final walkthrough prior to closing, I noted a large air bubble under the flooring in the living room. The warranty team fixed this prior to move-in. Within a few months, this bubble returned along with similar ones in the kitchen and third floor bathroom. These have been fixed repeatedly and keep coming back, or appearing in new places such as the first floor entryway. When performing these repairs, the flooring trade has noted that the self leveling cement below the floor keeps cracking. During one of these repairs, the workers caused water damage to a baseboard, which they failed to repair after the fact. 2- Squeaking and creaking in floors and stairs. The 3rd floor and the stairs to it creak loudly when walking. Warranty has tightened the floor boards as a one time courtesy, but the creaks returned within a month after repair. Warranty has refused to investigate further. 3- Rattling windows, vents, and walls. All windows in the house rattle loudly when it is windy outside, as does the vent fan in the master bathroom. The house vibrates a lot during windstorms, or when a vehicle passes down the street, or when running the washer/dryer that were installed by the builder. 4- My front porch is missing a railing on one side, which overlooks a 3-foot dropoff into a gravel area. This is definitely a safety issue, and I believe it to be a building code violation. Meritage has asked homeowners to make this area an easement to avoid liability for injuries, at high cost to us. The homeowners voted decisively against it.

      Our director of customer care had a conversation with the homeowner, as well as our customer care representative for that particular community regarding the recurring issues of the floor bubbling and squeaking, which had been previously repaired but resurfaced.  Our representative mentioned being unaware of these issues resurfacing, leading the homeowner to escalate to the BBB. To address these concerns, an inspection meeting is set for Friday March 14, where our director will thoroughly assess the reported issues and any additional concerns raised by the homeowner.  We will provide further updates following the inspection.  Thank you for your patience as we work through our warranty protocol.

      Meritage is not a good he building company at all. They cut corners with their houses and it shows. No wonder why they were sued from HOAs in **** and *******, **. I have had many issues with my home: from the gutters, to squeaky floors, our house being super cold on the bottom floor, and some cosmetic issues that were never fixed with my walkthrough. They also told me squeaky floors were NOT under warranty, but they are telling other homes in my same neighborhood they ARE covered. My floors are insanely squeaky and it is really awful because you can hear it all over the house, carpet AND vinyl flooring. Ive had water damage issues, too, which is unacceptable, because my house is less than 2 years old. Wild!

      Dear Meritage Homes Customer Service,I am writing to formally address an ongoing issue with the garage door of my home, now I would like to note this issue is the only one I choose to speak on as there has been very clear that this home was rushed and built with the very cheapest of items and sold as quality items and workmanship. My home which was built in 2021, in 2023, a repair was required due to the garage door closing unevenly and nearly collapsing on my vehicle. At that time, we had to wedge sticks to prevent it from falling, and this repair should be documented in the homes ***********, in February 2025, another issue has arisen. After consulting with three contractors, I have been informed that the garage door installed by Meritage Homes is of the most basic quality. Industry experts generally agree that a properly installed garage door should last between 15 and 30 years, while automatic openers have a lifespan of approximately 1015 years. However, according to a representative from Windsor Door, the door purchased by Meritage Homes was of a lower-grade quality, expected to last around 10 years at best. Additionally, I was informed after sending them picture of the issue, that instead of being properly riveted, the hinges were merely screwed into the section, further indicating rushed and subpar ************** a homeowner, I understand that maintenance and repairs are expected over time, but the repeated issues with this garage door, coupled with expert assessments, suggest that the installation lacked quality and care. Given the circumstances, I do not believe I should bear the financial burden of correcting a manufacturing and installation flaw that originated with Meritage Homes. I am very disappointed that I have chosen this builder, from cracks in ******, to improper bathroom fixtures, the list is long at some point you can simply own up to your rushed work and practice good customer service, instead of reciting protocol.

      This home closed on 2/15/2022.  Meritage Homes warranties workmanship and materials for one year post close date.  This issue arose outside of the warranty time frame and is no longer covered by Meritage Homes. The complainant had her door serviced by a third party, telling her that the quality was horrible, most likely to secure a sale for one of their doors.  Garage doors require regular routine maintenance to operate properly,  and with moving parts, we cannot guarantee a length of time without any issues.  Our Director of customer care denied her request and referred her to the installer, Kodiac DGS.  There is no further action to be taken by Meritage Homes and we considered this matter closed.

      The Business actually did not ask for a sale or pushed for one, if they did I would think something was wrong. Yes the warranty expired I'm not disputing that, if the manufacturer can admit the work was rushed and incorrectly done WITHOUT asking or pushing a sale then that should warrant a listening ear. Yes a garage needs routine maintenance..but let's be honest rollers, oiling etc...but I can send you the quotations of all three contractors that came to see the issue the ALL said the same. 

      1. This is one the the cheapest garage doors in the market, a home for 400k and I definitely cannot say I received what I paid for, I bought a highly priced door simply because Meritage home made a cheap and rushed home.

      2. All three contractors said, the door showed poor workmanship, a garage door needs maintenance when PROPERLY INSTALLED, however it was not properly installed and all contractors showed me every part of the door that was rushed, *****, dents, uneven parts and parts that had 5 bolts while others had three.

      I accept that the warranty is expired but you need to admit the work was done poorly and I have to pay for the poor workmanship of your contractors. I've learned my ****** I'll never recommend Meritage nor ever if I decide to purchase again look at a Meritage home. Mistakes happen, ownership of them shows your consumer that you actually care about the product you sell.

      So your trusted supplier told me that the job wasn't done correctly ??...Please advise if they are trusted for 30 years how are they trying to upsell me a new door and they lied. Please provide the proper response, are they trusted or are they up selling me? Because if they are trusted and they are the ones that told me it was not installed well then by your own words it was hurried work...I'm not even looking for payment or repairs I handled it myself, now I just need you to admit that the work was done poorly and I had to pay the price for poor work on behalf of your trusted 30 year company.
