2Moisture Buildup and Ventilation IssuesI began noticing excessive moisture collecting on several vents throughout the house (upstairs bathroom, downstairs powder room, guest bedroom, and above the oven). I also observed moisture in my dryer, causing rust; condensation inside the microwave door; and moisture around the garage entry door lock.I submitted a warranty request on 06/21/2025. When I followed up with *****, his tone remained unprofessional and patronizing. He explained that condensation is "normal" when cold and hot air meet. While I understand the basic science behind condensation, the extent of moisture build-up is abnormal and concerningespecially given that Ive owned multiple homes and never encountered this issue.3Appliance Impact and Builder DefectWhirlpool assessed the dryer and attributed the internal rusting and moisture buildup to the long vent leading to the roof, rather than being vented through the wall. Bretts response was that Meritage Homes does not replace appliances, despite the fact that this issue stems from how the home was constructed. Additionally, I was told someone would inspect the rooftop vent to ensure the cover was removed, but no one has come to do so.4Recent ************ and Unresolved IssuesToday (07/17/2025), a technician is scheduled to replace a zone board in the **** unit. However, the original concern regarding the dryer vent inspection remains unresolved.I remain extremely concerned about the long-term risks associated with this level of moistureincluding potential mold development. This home has met all city and code compliances in order to gain a certificate of occupancy. There have been multiple observations and reviews of the systems and functionality of this home and its components prior to the customer's occupation of the home. Moisture in a home can have many conditional reasons and factors. While it is common for homeowners with many different experiences in homeownership to make comparison to previous homes for which they have owned, a distinguishing feature of Meritage Homes is the use of spray foam insulation that creates a very tightly sealed home. Oftentimes, ventilation locations are different in a spray foam insulation home than in a conventional ****** insulation home. Moisture issues can often be associated with in flow/out flow ventilation through the use of an April **** system, which is utilized in Meritage Homes. The described replacement of the zone board will often aid in mitigating the effective balance necessary for conditional air space within this home. With this component replacement on schedule for repair and resolve, there is a likelihood for appropriate regulation of the **** system, which should aid in a favorable balance to the **** system which will affect condensation and moisture levels within the home.
Regarding the concern for dryer vent air flow, Meritage will observe and examine the ventilation exit points for this home in order to assure proper ventilation is taking place. Our customer care team takes customer interactions and respect very seriously, and steps will be taken to ensure professionalism in all future claims. I am filing this complaint against Meritage Homes regarding a persistent, unresolved HVAC issue in our newly constructed home (built 2022) at *********************. For over two years, our system has failed repeatedlyposing serious health and safety risks to our family, especially our medically fragile child who spent 71 days in the **** and requires a stable temperature-controlled environment.They are refusing to replace the unit stating it is out of warranty despite the long standing and unresolved issues from our closing. There have been three instances where our children have been endangered by the lack of professionalism and customer service. Meritage Homes warrants HVAC system functionality for a period of two years from the original close of escrow date. Based on this homes original close date of 5/27/22 their builder warranty expired on 5/27/24. Our director of customer care explained to the homeowner that they were out of warranty, and that any work that was done on their system while under warranty did not extend the warranty on their HVAC system. The homeowner wanted a new system installed and reimbursement for accommodations. He informed the customer that they were out of warranty and Meritage Homes would not be providing a new system or accommodations. He provided the number of *********, to the homeowner, the company that installed and performed maintenance to their HVAC system while under warranty. The compressor going out was not related to any of the previous issues that were addressed. Meritage Homes considers this matter resolved, and no further action will be taken.

To Whom It May Concern,I am filing this complaint against Meritage Homes regarding a serious unresolved issue with my home, and the companys continued failure to address it despite multiple attempts on my part to seek resolution.On 7/7/2025, I submitted a warranty claim for a significant problem with the floorboards sinking in my main living room. This is not only a clear construction defect but also poses a safety hazard. I received an email from Meritage Homes on 7/15/2025 stating that the warranty claim had been closed, despite the fact that no one from the company contacted me, visited the property, or inspected the issue in any way.I have followed up several times via email to request clarification and to insist that someone assess the damage, but I have been completely ignored. My messages go unanswered, and I have received no assistance or ********** a homeowner, I feel neglected and dismissed. I am incredibly frustrated with Meritage Homes lack of accountability and responsiveness. Siding Detached on Brand-New Home Warranty Ignored We purchased a new Meritage home in October 2024. On June 25, 2025, during a mild storm, siding completely detached from our home. Photos show the panels lying in the yard and hanging off the house.Meritages contractor, *****, told us it was normal and then later told us to contact warranty. The warranty **** ********, refused to help and told us to go through our homeowners insurance despite this being clearly covered under the builders warranty.Its now June 27. No one has come, and the request is still marked pending. Our home is exposed to further weather damage and poses a risk to anyone outside.We are extremely frustrated with this lack of accountability and expect immediate repairs and a formal apology. We moved in our new Home in Sep 2020. We did a 1st year warranty inspection and Meritage addressed our concerns quickly. In a recent discovery from *** Services for the Heating and Plumbing we were notified that one of the vents in the Master bedrooms is not open and installed correctly by the builders causing stress to the Centralized Air conditioning system. We sent a mail to the builder and we have not received any response. We need this complaint resolved by the builder asap as otherwise we were notified that we might end up with severe damages of the airvac system costing ****** dollars.Initial Complaint

As of 6/11 our AC has been non operable (new construction 2021). **** is under warranty through 7/20/25. First call made to **** warranty vendor was made by myself despite submitting the issue to Meritage's warranty portal. Meritage warranty "clerk" responded with one email to date to ask me if **** had contacted me. The answer was "no". **** came out as a result of my escalated call as water was leaking from ceiling through the loft area light fixtures. Still no follow up from Meritage. **** *** advised that builder never cleared the *** line after building etc thus was clogged. As of 6/12 still no follow up from Meritage warranty **** outside of what i noted above. 6/12-AC wasnt blowing cool air, I submitted yet another issue on warranty portal and followed up with a call to the Meritage *** who's voice mail indicated he was out of office with dates noting in May 2025. Meritage *** never returned my call. 6/13-submitted another urgent request for help to warranty portal as no AC and its over 80 degrees in our home. I called the **** vendor who advised the earliest someone could come back out was Sat 6/14 6/14-STILL NO AC! still no f/u from Meritage! **** *** advised a part needed ordering. 6/16-STILL NO AC, we've no went the entire weekend with extremely hot temps, high light bill and still no follow up from Meritage. 6/16-morning -I called **** company to determine status of part, was advised part wouldnt be in until evening of 6/17 and that someone would be out Wed 6/18 morning. To date, there has not been one follow up email/call from Meritage. I want the ceiling ***aired ASAP and the **** operating is what I'd like and honoring the warranty. I'd also like for someone from Meritage to contact me with how this happened and what they plan to do to rectify to avoid me contacting an attorney as its been a nightmare with this builder since closing.Business Response

Our Atlanta warranty assigned this case on June 11, 2025. On the same day our representative contacted the **** vendor and arranged for an evaluation, which took place on June 12. Following this evaluation, the vendor identified that a specific part was required for the **** unit. Unfortunately, our representative departed for vacation on June 13 and was out of the country with no access to email or phone. The **** vendor ordered the necessary part which arrived on June 17th. and was successfully installed on June 18th. Our representative did not schedule the drywall and painting until he received confirmation that the **** leak had been resolved. The earliest available date for the drywall and paint is June 26. Rest assured that Meritage Homes is actively managing this, and we are nearing the completion of the repairs. Should you have further questions or concerns, our warranty team remains available.

We purchased a new home from Meritage in 2023. At that time there were scratches in the fiberglass bathtub which Meritage sent someone out to repair. Now I notice the tub is cracked in the same spot the repair was done and the tub cannot be used. This is a secondary bathroom and the shower/ Tub is never used. I placed a warranty claim but they said it was cosmetic and not covered. This is a defect and needs to be repaired or replaced.Business Response

My house is currently covered under warranty. Meritage sent someone for foundation review. However when I submitted a claim for a framing review they would not do it citing that the tiles have been changed. The tiles broke because of a slanting issue which was also noted by their foundation company. They are refusing to fix a warranty problem. They're giving every scenario to try to avoid evaluating the problem because it is likely going to be an expensive repair.Business Response

Our Dallas warranty did send out a foundation inspection which showed the home to be very level from the report is dated 4/2/25, and there are no structural issues with the home. The home has some mortar cracks and sheetrock cracks. The home has experienced normal settling over the last 91/2 years, and those repairs are the responsibility of the homeowner. This type of movement is extremely common in ***** where they have very expansive soil. Our manager has researched the tile floor complaint, and discovered that the original flooring had been removed, and the homeowner installed new tile floors in the area of concern at some point within the last 91/2 years of ownership. Since new floors were installed, Meritage Homes can't guarantee the workmanship. There is no further action to be taken by Meritage Homes.

On July 15 of 2024 I closed on my house with Meritage homes. Since day one I am being having multiple issues with this company. My family and I are being facing and dealing with multiple repairs since the day we moved back on July 15, 2024, as a result of the poor quality of the house. The process of the repairs are not being easy, first able because Meritage homes associates are not helpful and when we escalate with a supervisor or manager I am being ignored and discriminated by them. On March 6 I requested my one-year warranty for drywall and paint along with a list of other items that need to be taking care of. Meritage homes assigned a warranty client svs ***** ****** who is being providing the worse customer experience, staring with her lack of communication and me having to be asking and following up with her for scheduling the repairs. When some of the repairs were finally scheduled and done, the contractors scheduled by Meritage homes came and cause damages to my house. Then for that to get corrected I had to escalated with her supervisor/manager ******* ********** in order to get some things done. When the manager came to my house, I expressed that was beyond dissatisfied with all the repairs done and for the way ***** was handling the process. We reviewed with ******* the parts that were not being fixed yet, which ***** was aware that it was need it to be repair but didn't schedule. ******* confirmed on that day of his visit 05/21/25 that two mayor concerns that were a cracking sound under the carpet that led to a loud sound downstair by the kitchen cabinets will be scheduled to be fixed by the framer and also that the cracks on the garage floor of the garage will be fixed as well. A week later I e-mail him requesting a follow up on those two mayor items that needs to be fix and he sent me a negative repose where he backed down on what he promised. Our ************* Manager has been to this house several times. There is nothing left to complete at this home as of 5/21/25. Our manager went over the manual with her regarding the spider cracks. She is putting the home up for sale and wanted us to paint which he agreed. He had three different paint companies and three different framers at the house. No one heard the noise when he was there with a framer on two different days. There is no further action to be taken by Meritage Homes.

The only time the framer was at my house was on May 6, 2025. and that was the day when the video of the sound was recorded by ****** ***** After that I was not aware that another framer came to check as promised by ******* **********. When ******* came to my house for first time on May 21st 2025, not framer came with him because I was there and why he will promised that will bring the framer by his next visit if the framer was at my house at that moment of the visit?
The next visit ******* did was on May 28 2025 and not framer came to my house either because ***** ******* the CEO of ***** Restoration and who came to repair the damages and to retouched the paint, he spoke with me on the phone and confirmed that he was only hired to retouch the paint and repair the damages caused by the other drywall/paint crew that came on April 28 and 29, 2025 not to check on any framer issues. He clearly explained that he didnt came to check on any carpet or tile issue.Business Response

Repairs have been made, and our manager has gone over her concerns with the homeowners manual explaining our limited warranty guidelines. At the time of his visit the noise she was hearing could not be duplicated. This case has been closed.

On 05/01/25, we received a hostile phone call from the Meritage Sales team in ********, ** (led by ******* ****) during which we were accused of harassing, threatening prospective buyers, and "driving away business" and also threatened with the police. Though we were not provided context, nor an opportunity to discuss the incidents that may have triggered the call, we believe it relates to unpermitted parking activity in the motor court on which our new home is situated with which we have repeatedly requested assistance to no avail. On 05/12/25, we were again blindsided with correspondence from the **** legal counsel which, like Meritage Sales, was making the same accusations and, like Meritage Sales, has never provided the opportunity to discuss our problems despite a report and request for assistance filed on 04/28/25. We have been in our new home less than 3 months and are shocked and repulsed to have been treated in such an unprofessional manner by an organization that prides itself on its experience and being among the best in the industry - i.e., to accuse a new homeowner of harassment and threatening behavior and threaten with arrest without so much as extending the homeowner ANY OPPORTUNITY WHATSEVER to weigh-in with their version of events is utterly misguided and not the behavior of a top-tier organization. We are confused and livid because, despite requests for assistance, no one at Meritage has bothered to contact us. The message is loud and clear - prospective buyers and realtors are more valuable to Meritage Sales than existing homeowners from whom it can no longer financially benefit.Business Response

Meritage is pleased to respond to the BBB Complaint recently submitted by Ms. ************* Meritage is aware of Ms. ******* concerns regarding parking activity by third parties at the motor court at her home, and based on reports from third parties, is also aware that she will confront any party she identifies as improperly parking in the motor court. As a result of her concerns, Meritage agreed to install no parking signs, which have now been installed at Meritages cost and expense. The balance of Ms. ******* complaint focuses on her feelings of anger and disappointment stemming from various interactions between herself and a third party (the **** and a Meritage salesperson. Meritages position is that Ms. ****** has at times acted in an uncourteous and inappropriate manner towards potential Meritage customers (and others she perceives to be violating parking rules), and as a result potential Meritage customers have expressed concerns about potentially purchasing a home in proximity to a neighbor who is prone to such behavior. As a result, a Meritage sales person reached out to Ms. ****** to discuss her concerns and conduct, at which point Ms. ****** became defensive and angry,raised her voice, yelled, and otherwise acted in an unprofessional manner. Meritage is entitled to address such matters as it sees fit, and maintains that it has at all times conducted itself in a professional,appropriate, and reasonable manner. Meritage is hopeful that Ms. ****** will do likewise in the future. Meritage will be happy to provide additional information if required, but otherwise will consider this matter closed given this response and the installation of the above-referenced signs.
