    Horribly incompetent at all basic job functions. Will strive to fraudulently steal your deposit on move out.

    We have responded to this former tenant several times now. He did have one valid complaint in his deposit dispute, which was promptly resolved and he was refunded the $350 that was erroneously charged. The painting of the drywall would have been completed during his tenancy had he allowed entry to complete it. We tried many times to schedule completion on that. 

    I do not see a way to attach emails, so I will copy and paste the exchange with him from yesterday--

    You disputed the disposition and the team reviewed. As you know, you were refunded the $350 charged to you in error for the interior painting that had not been completed during your tenancy and was not caused by you.  

    After re-reviewing all the inspections, documentation, etc. we feel the remaining charges are correct and fair. Attached is a copy of the move out inspection for your review. Also the move in key release and the move out key return. At move in you signed for 2 house keys, 1 mailbox key, 1 pool key and 2 storage keys. At move out, you returned 2 house keys, 1 pool key, 1 misc key and 1 "small key" which from the move out inspection, is the mailbox key.  None of the keys returned fit the storage room door. 

    We are not required to provide you with invoices but as you can see on the inspection, there were several areas left in need of cleaning, especially the appliances and bathroom. 

    We received your keys on 12/2/24 (from the mail slot on our door) and the inspection was performed the next day, 12/3/24. The deposit disposition was completed on 12/9/24.  Even if the animal f**** was from stray cats as you claim, there was quite a bit of it, more than could accumulate in 24 hours and per your lease agreement, keeping the yard clean was your responsibility. 

    As for the air filters, you were sent the move out instructions on 10/31/24 (a copy of these instructions is attached here). One of the instructions is to replace burnt out light bulbs, dead batteries in smoke detectors and the A/C filters. The filter was not replaced and the one in the return was dirty. While there may have been new filters left onsite, someone has to go to the property to replace this. There are costs associated with sending someone to do this. 

    This is all the information that our disposition was based off of. The team's decision is final and we will not discuss this further.

    And his response, swearing at us and throwing a fit and demanding $300 of the $625 in remaining charges that were fair, valid and backed up by photos and documentation-

    I GAVE YOU THE STORAGE KEY. It is the key with the stripes. It is the exact same f****** key you gave me when I moved in. Its no surprise that you guys cant even work a lock. Yes, your lock ***** and the key needs to be jiggled perfectly for it to work. I would have asked for it to be fixed but you guys **** at fixing things. Your inspector is apparently too dumb to even ask me which f****** key is for the storage lock.

    While I appreciate you correcting your obvious mistake. The fact that this mistake was made at all shows your complete incompetence considering I pointed out the issue with the drywall a week before I moved out to ***** and *****.  You are making another mistake with the keys because you people are sloppy, lazy and greedy.

    I will see you in court. This isnt my first rodeo and your complete lack of documentation of any cleaning and unwillingness to inform me of the inspection date makes this a slam dunk.

    Let me know when I can pick up my extra filters and keys if you refuse to pay for them. You people are scum and should be ashamed of how you treat good customers who paid you on time for 4 f****** years without issue.

    I will stop by at my convenience if you refuse to setup an appointment for pickup of my personal items.

    I will settle for $300 or sue for $600x2. Let me know if you need me to do the math for you.

    It is his right to sue if he chooses, we do believe the evidence we have- photos, documentation, etc. more than proves our case. We have tried to explain this to him several times, yet he continues to swear at and insult us and as such, we will no longer respond to him.

    I've recently rented with RPM - I had informed them that someone broke a window when I wasn't in town. They requested a Police report by email. I sent them a police report on Aug 7th, they never responded to my email or got back to me regarding the broken window. So today (Oct 31st) I f/u up with RPM. I was informed by ***** that since I didn't press charges on the police report that I would have to pay out of pocket for the broken window, even though I wasn't home. I informed ***** that I was asked for a police report only, which was emailed to the company, it did not say make sure that you press charges on the police report (even though I don't know who broke the window, since I was out of town) ***** should've at least emailed me back that same day I sent the police report over to them, so I could call the police ***** to press charges on an unknown person. But after 2 months and 3 1/2 weeks later, she emails me back letting me know that I'll have to pay for the window. This is poor communication on the company part, since they should've explained everything to me. I would not recommend that anyone rents with this company. After my lease is up, I plan on moving with another company. They have bad communication & don't reply to you right away.

    Ive used them 4 times not because I wanted to . Horrible ! Never got a call from the owner while there. All 4 times *** had to complain after the trip the house . This last trip for July 4th was a nightmare . I still have not gotten anything from them . No money back not a thing . Looks like they do not have a good rating so why are they still in business ripping customers off? No fair to use hard working people looking to pay to relax . Do Better !!!

    We are not a short term rental company, we rent single family homes for a minimum of 1 year at a time. We are not the same RPM this person is using for short term rentals.

    The broker *********************** refuses to answer emails or calls regarding properties she manages after explicitly saying her duty is to her homeowners. Beware of managing your properties through them as the broker herself does not care about the client, renter or the property.

    I applied for a $2k/mo apartment and showed 6 months of bank statements with $20k/mo income. They said my income could not be verified. It literally shows the income on the bank statements plus they would not accept W-2s! It's a scam to get application fees....

    I provided this company 400k of income, and a 840 credit score. They denied me because they could not verify income Mind you, I provided all ***** and W-2s. They lack professionalism and seriously do not want to lease properties. Would not recommend anyone to lease from, or have this company manage someones property. They want to collect application fees more than they do rent

    Applied for a rental that had been available for 21 days at that time. Was emailed a week later saying they had chosen another applicant and if they didnt move forward in 48hours Id be contacted. I was not contacted and the house is still for rent and available to show on website. They definitely just take as many applications they can and keep the house up on the website. This is a borderline scam for sure. ************ in Mesa was the residence. -*****************************

    Very unprofessional rental company! In a nutshell, maintenance took forever to take care of things. July 2022, we had issues with a/c that was never able to be fixed by their service people so we hired our own. This year June or July, went through eviction and paid it off. Was told by *****, the judgement would be removed because the rental company has to remove it. This was never done. We have been in the home for over 3 years. All of a sudden, the lease is not being renewed after a satisfied judgement that was never removed. So now me and my family are living in a motel after being denied multiple times because of a judgement that needed to be removed. Other properties are even trying to contact these people about the verification of rental and removing the judgement and no answer. We have been going back and fourth with them to fix this so we can have somewhere to live. We received a notarized letter of satisfaction for the judgement but no one is accepting that. This was the worse experience ever for a first time rental. I wouldnt recommend this company to anyone.

    You were evicted. RPM did a post judgement payment agreement that was paid and we did submit to the court that the judgement was satisfied. As stated on the phone, RPM does not report to the credit bureaus. We did not report the eviction, nor do we report the satisfaction of judgement. We have received and sent back two rental verifications for you already the same day they were received by our office.

    They accept multiple applications on one property and do not review them on a first come first serve basis. If you aren't the lucky chosen one, they refuse to refund your application fee. This is a completely unfair, ridiculous and unethical policy. The property I called about had 8 applications, which - assuming 2+ applicants per property - is $900 in fees. Quite frankly, picking an application this way can lead to discrimination against applicants with more challenging rental needs, such as a disability accommodation, etc. They also have a number of fake 5 star reviews on ******* I genuinely have no idea how any company is allowed to conduct business this way.
