    This is regarding my experience living at **************** under GPM's management.This management company not only fails at basic amenities and security but also has the audacity to make tenants foot the bill for their own incompetence.In addition to the month-long struggles with hot water, a non-functioning washer, and a faulty AC unit, we were also subjected to the absurdity of having no internet connectivity for an extended period. This, in itself, is an inconvenience that can disrupt daily life and work responsibilities. However, what truly takes the cake is that GPM tried to coerce tenants into paying for the installation of internet services in the new building.Let me be clear: it is the responsibility of a competent management company to ensure that essential services, such as internet connectivity, are in place for their tenants. Expecting tenants to bear the financial burden for a service that should be provided is not only unfair but downright outrageous. Instead of taking responsibility for their failure to provide a basic utility, they shamelessly attempted to shift the cost onto the very tenants already grappling with a myriad of other issues.We had 3-4 different property managers since I moved here. I was part of the first round of tenants to live in this new build. The only person from GPM who was responsive and seemed to put effort into their work is *************************, who I understand isn't even a property manager at GPM, but a portfolio manager. Tenants were also never notified of who the *** was for management when they transitioned, making communication even *******.Do not trust **********, *******************, ***************************, or the building owner *****************. They are all either unresponsive, unable to put you in touch with people who can help, or just your typical slimy landlord. I will not live in any property managed by GPM or any of those individuals again.

    My partner and I had a very odd and questionable experience with this complex and the manager/agent (*********************). They were initially very communicative and set up a tour quickly after we reached out. However, after our tour, before we ever applied or offered any personal information, their management company started emailing our roommate about the tour and application. We NEVER gave them our roommate's info, and confirmed with our roommate that they never reached out to this complex for an application either.While this was odd, what made things even more odd was how this company reacted to our questions about how they got our roommate's information. We reached out to both the company and the manager directly through text, email and phone call and were ignored/ghosted every time. No responses or acknowledgement of what happened or how it happened.Our only guess is that they must have run an unauthorized background check and got our roommate's info from our previous leasing information. This would have been fine if they just explained what happened, but the fact that they disengaged with us and ignored us makes it seem as if they did something wrong and are hiding it. I would strongly recommend NOT working with this complex or company.

    No communication and lack of management; Currently, I pay a total of $880 ($754 rent + $180 utilities + $10 fee) for a 117 square foot unit; although the price may push the bin a bit, this is not an issue for me, until today, when I received notification that Guide will be increasing my rent by almost 100 dollars! That's not even including the mountains of extra fees that total to $142 roughly.They want me to pay $200 more than what I pay now, AND deal with their mess of a building? The laundry room on the 31 side only works half the time and usually are filthy; not to mention the 8 DOLLARS for one load of laundry? The maintenance people reflect this mess as well, being they asked me for a key to open a door so they can turn off the fire alarms on the 27 side that go off every 2 weeks, which tells me they are not organized either. Lastly, my lease supposedly ended back in November, but I have only received the email today to renew it, which just shows how little they care, OR how little they are qualified to run this building. People live here because they can't afford anywhere else, so why make it unlivable?

    I have had a broken kitchen faucet since 8/14/2023 I asked for maimtenance that morning and can get no response from anyone. I live at ************* Apts ,**** **.

    Poor management. Lack of communication responding to calls emails. Lack of property care. Lack of information regarding advice about actions to take concerning apartment. Lack of creating a safe living in environment due to animal feices clean up procedures. Lack of keeping homeless and drug users off the property. Lack of updates to impropriety working utilities such as weekly water shut offs, dangerous electrical, ect. Mold forms in most units is not a reason of concern for owners of property.

    Hello- The resident does not have any pending work orders for mentioned items. All work orders that have ever been requested have been handled in timely fashion and under ********** housing laws. The current resident is breaking his lease and is retaliating because of the fees associated with breaking the lease.

    We were told that utilities would be included in the rent, but the listed rent price did not reflect just how much we would be paying in utilities each month. We ended up paying an additional $200+ each month on top of our rent. And about half way through our tenancy, there was a change in management with no notice. Our first property manager was very responsive and helpful. However, our second managerTate Stonerwas difficult to contact. I had to contact the main office in person and by phone on multiple occasions to get a response from him. He was never in the office, and we had never met him in person ever. Additionally, at the end of our tenancy, we were given the incorrect amount to pay for our final two weeks of living on the property. They tried to charge us a full month when we would only be staying part of the month. And when we tried to contact them to sort it out, they did not immediately respond and did not offer any helpful information regarding the what amount needed to be paid. The irresponsibility of the management team makes me very uneasy. Being a renter is hard enough, but I don't want to feel like the property owners/managers are shady, conspiratorial characters. There's something weird about this company! They can't be trusted.
