On July 31 2024 ny lease ended with kenmore team property as they did not want to renew my lease . I took 5he week before that off of work so I could have all my daughters and i belongings put away in a storage unit .my daughter is 12 . It's is now February 14 2025. And my daughter and I have yet to find a place to stay and I got laid off from my job . Kenmore kept my deposit and said I owe them 1700$ for the fixes they had to make in the duplex I moved out of. Which is as for as I'm concerned bs . I patched almost all holes on those walls and they were saying it's was painted spots all around wich ****** shows they don't know what they're talking about when it comes to a construction point of view . The money they say I owe them was sent to a debt collector which calls me every week all week . Now back in July or Aug of 2024 I put out a complaint about priceline because they didn't give me a hotel room or My money back. I thank you guys so much because not to long after that a refund was posted to my account . All I'm saying is I'm still homeless with my daughter we jump from hotels to house I have yet to get a place and kenmore keeps hounding me for money that I know this don't owe them. I even asked them for a itemized list for the cost of their claims and got nothing.the way I see it is this company could care less if they put a child in the streets to be homeless. It snowed pretty hard last night and all they do is ask me for 1700 when im claiming unemployment for 300 a week without a place to live, sometimes I wonder if it was because im African American. But if you guys could just give them some pointers on how to run a business and stop trying to extort homeless African America's and their kids that would be greatly appreciated. This company is the reason I had a problem with priceline. I forgot to mention that last week I took off to move my things into a storage ,my boss went and hired someone else so I didn't have a job the week after I movedBusiness Response

Sorry for your situation and current frustrations with the move out and financial disposition. If it helps we can lower the amount owing $700 to help you out.
To give you more information on the charges Here is a breakdown - the final disposition is also attached.
Repairs to excessive wear throughout = $20+ tax for puddy/mud
Removal of personal items left - $147
Blind x4 = $380+ tax
Light bulbs x9= $45 + tax
Furnace filter $19+ tax
Garage remote $100+tax
Fridge replacement due to damage $700+ tax .
Stove drip pans x4 = $20+ tax
Reinstalling kitchen cabinet shelves
Reinstalling closet door
Closet doorknob x1= $5+ tax
Replacement towel holder = $13+ tax
Materials = $1,302
Labor= 6 hours @ $95 per hour = $570+ tax
Cleaning = $600
Landscaping weed/feed $200 or moreWe have shared the move out disposition also.

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me. however i can't give an exact date of when I will be sending in payments but I will start making payments ASAP. I agree with $700.00.

We moved out and they want an excessive amount of money for "repairs" and "other" items.Multiple claims were made, excessive values added.We have not seen before or after pictures, I have pictures and videos showing details at move in conditions. The carpet was old and stained, window ***** had stains, vents dirty and non functional, continuous cold or hot airflow from outside, weeds every were, missing or burned out light bulbs.We will claim trash left behind and some minor repairs/ repaint to walls.Business Response

Below is the last clarifying email that we sent with no response. All charges that were mentioned of concern to ***** have been addressed and no follow back response has been received from *****.

I am reaching out in hopes of addressing your below concerns regarding the move out disposition.
Attached are both the signed move-in inspection as well as the move-out inspection.
After additional review of both the move-in and move-out inspections, here is what we found:
Landscaping:
While some weeds/growth were noted upon move-in in the terraced areas of the back yard and the front yard by the tree & front door, weed issues were found significantly worse upon move out both in the rock beds and the actual lawn itself, as well as areas of dead grass, areas of grass that had grown to over 1 in height, and several holes in the backyard dug by an unauthorized pet, & overgrown/untrimmed shrubbery
While the landscaping charge of $760.20 covers some weed pulling, a majority of the work also included the one time mow for grass over 1 long, weed and feed application of the lawn, back yard holes filled up and re-seeded please see the attached invoice from our landscaper.
Windowsills:
Upon the move-in inspection, only some wear was notated to the window sill above the kitchen sink
Upon the move-out inspection, wear can be seen on the formal living room window *****, the family room window *****, Bedroom #1 & #3 *****
After review of semi-annual inspections that were completed at the property, it is likely that much of this damage was caused by excessive plant placement on these windowsill, as well as chewing on the windowsill next to the back slider from the unauthorized animal that contributed to the wear and tear
Vents/Windows:
You were not charged for any window cleaning nor vent duct cleaning, but they did clean off the exhaust vent grates and bathroom fans/vents that were found to be dirty during the move out repairs
Please review the attached inspections and above information and let me know what questions or concerns you have, as wed like to come to an agreement on charges that are clear to you.

I am rejecting this response because:Weeds were present, will NOT pay for removal, moving, filling holes/ reseed - yes, weed and feed - NO
Hard water stains, I believe about a year ago we requested the water softener to be replaced and this request was rejected. Therefore we will NOT pay for any hard water stain removal. In fact I'd like to have Kenmore pay for cleaning my washer.
There was never any plant pots in any bedroom, If these ***** were not properly protected at move in, why would I have to deal with it at move out?
There were several maintenance issues, like light bulbs out at move in, I will NOT pay for or things like tightening up toilet seats.
I think we can come to an agreement on the carpet. The carpet was very old at move in, and I am sure that the value was almost nothing at that point.

As we would like to work with you best and In a last effort to resolve this issue, I would like to attach the following clarifying pictures of the Family and Living room window ***** with pots. The staining was from water, from these pots (no hard water staining or window cleaning was mentioned in property reports or inspections I reviewed for charges against your tenancy). The damage in the bedroom ***** were not water stain damage from pots, but from pet damage - also pictured.
I have also attached the yard pictures from November 23 and March ***************************************************** the move out condition of the yard - also pictured.
We understand your frustration with the move out charges and share in your frustration in the amount of expense charges for repairs to fix the move out condition of the property. We appreciate you getting clarification to help with this situation and hope the inspections and supporting documents in this communication satisfies this to resolve.

The issues with the Kenmore team have NOT been resolved!
There are too many charges, like nails or nail holes that had to be fixed, that looks like we are being charged for, which should be considered normal wear and tear.
Either way, they claim Nails were left in th walls, and in the next sentence they claim they had to cover up nail holes.
Weed was growing in the yard when we moved in, weed was growing when we moved out.
The window ***** were stained before moving in, and they were NOT sealed. If they had been sealed there wouldn't have been any issues, so why do we have to pay for sanding and sealing?
Again, no issues are taking on trash removal, mowing, a chewed window sill (from an authorized animal) not as they claim non-authorized animal.
If carpet was changed out, then why pay for cleaning, then pay for pet cleaning, then pay for new carpet. I have no problem paying for the value of the OLD carpet in that house, what I would say was over ten years old, and stained.
Hope this qualifies as the issues are not resolved.Business Response
