    Beware. A timeshare is a trap you can't escape. We fell victim to Massanutten's deceptive sales tactics in September 2013 and compounded our mistake by purchasing a second timeshare in March 2019,. We are now financially strained but have NO way out. Despite attending what we thought would be a brief presentation for "free resort benefits," we were subjected to a grueling 4-hour high-pressure sales marathon with salesperson Tina *******, who deliberately FAILED to disclose the most critical fact--that there is virtually NO secondary market for timeshare resales - you literally CANNOT sell these things! They knew full well we were buying into a financial prison with ever-increasing maintenance fees that we'd be stuck paying for LIFE, regardless of our ability to use the property or our deteriorating health. The countless documents we signed may have contained fine print, but NO reasonable disclosure was made about the complete lack of resale value - information that should have been front and center, not buried in legal jargon. Now, in our late 70s with my wife's serious health issues and my role as her full-time caregiver, we desperately need to escape these financial obligations but have discovered it's impossible to even GIVE these timeshares away! Our adult children won't take them (smart move), and we can't in good conscience burden anyone else with these toxic "assets." The COVID pandemic destroyed our retirement plans and financial stability, yet Massanutten continues demanding their relentlessly increasing maintenance fees for a timeshare we can no longer use. This company preys on seniors with misleading sales presentations and traps them in contracts they can never escape - it's nothing short of elder financial abuse and should be SHUT DOWN!

    valuable. We have thousands of owners that enjoy their ownership and find the
    benefits of ownership very rewarding. The sales staff covers a tremendous
    amount of information during the sales presentation, as a seasoned
    timeshare owner purchasing a second timeshare, much of that information would
    have been familiar to you. Using your points to travel is easy and flexible. We
    will have our engagement team send you some information that may also be helpful.
    We have a resource that has been successful assisting owners sell their
    timeshare. If you continue to feel your ownership will no
    longer work for you, you are welcome to find a third party to purchase your
    timeshare after all financial obligations are met. We suggest exploring the
    resources found on the American Resort Developers Association – Resort Owners’
    Coalition (ARDA ROC) website ******************************************************.
    We also caution you not to pay anyone a large amount of money in advance if
    they promise they have a buyer lined up for your timeshare, as we have seen a
    rise in the number of scams of this nature. We have worked with many of these
    companies and processed many transfers, so we know this is a great resource for
    owners that looking to sell their timeshare. Let us know what company you
    contract with to sell your timeshare.

    Dealing with Massanutten Resorts has been a frustrating experience. Despite multiple emails, they’ve ignored our concerns and failed to address the issues we’ve raised. Rather than offering solutions, it feels like their approach is to wear people down until they give up. It’s disappointing to see this kind of poor customer service, especially when their product—a timeshare—creates long-term obligations.
    After looking into it further, it’s clear we’re not alone. Many other owners have voiced similar frustrations, suggesting this is a recurring issue rather than an isolated incident. The lack of accountability and communication is concerning, and their unwillingness to resolve problems leaves customers feeling trapped.
    Massanutten seems to rely on outdated and high-pressure practices, making it difficult for owners to exit or get support. It’s disheartening to experience such a level of neglect from a company that claims to be in the hospitality industry. It should prioritize its customers. Once they have a contract for your money, you are no longer a priority.

    I am filing this complaint because my wife and I were blatantly misled by Massanutten Resort when we purchased our timeshare in 2019. The sales team made promises that turned out to be completely false. We were told we’d be able to travel to many different destinations and have access to flexible vacation options, but in reality, we’ve been limited to Massanutten and often can’t even book when we want to.
    We were also told that the timeshare would be a cost-effective way to vacation with our family of six. But the units are often too small, and availability is poor. What’s worse is that we were not given a clear explanation of the full costs involved. The fees were not broken down properly, and we were not told that maintenance fees would keep increasing. These hidden costs have added up quickly and have hurt us financially.
    The extra charges at the resort are also way out of control and almost everything costs more money. We were led to believe we were buying into a relaxing, all-inclusive experience, but it’s turned into an expensive burden that we can’t justify keeping. With the cost of college and raising four children, this financial pressure has become too much.
    We have contacted Massanutten asking to cancel the timeshare, but we have not received a fair or helpful response. We were deceived and taken advantage of and are deserved to be released from this unfair and misleading contract.

    YOU'RE OFFERED ALL OF THE AMENITIES AND WHEN YOU ARRIVE, THEY ACT LIKE THEY HAVE NO IDEA OF WHAT YOU'RE TALKING ABOUT. NEVER VISITING AGAIN.

    Hi LaTasha,I am sorry to hear you were not able to enjoy the activities you wanted to at Massanutten. I see you recently visited the Resort from July 4th through July 6th. The amenities include the pools, Woodstone Recreation Center, and the Massanutten Fitness and Recreation Centers. The attractions - for example, the WaterPark, playing golf, escape rooms, or the Family Adventure Park are attractions that require a ticket purchase or charge a fee. We always recommend that for hours of operation and pricing, guests visit ************** to determine what activities are available, the time they are offered, the location, and the cost for each activity you are interested in. I hope this information is helpful.

    I have written to formally lodge a complaint against Massanutten Resorts regarding the fraudulent and deceptive sales practices used by their sales representatives during our timeshare purchase. The sales team engaged in substantial misrepresentation and material breach of promises, deliberately providing false information that fundamentally influenced our purchase decision, resulting in a product that delivers no value as promised. They specifically misrepresented the following subjects: Investment Value Fraud, Exchange Program Deception, Hidden Points System, Corporate Identity Deception, Maintenance Fee Misrepresentations and Owner Benefits Fraud. Most egregiously, we have recently discovered that they are advertising rates to the general public that are lower than our annual maintenance fees alone, completely undermining any value proposition of ownership and demonstrating the worthless nature of what we purchased.

    WARNING: DO NOT BUY FROM MASSANUTTEN RESORT
    17 years ago, my spouse and I fell for their lies during what was supposed to be a "90-minute presentation" that turned into 7 hours of psychological warfare. They promised us REAL deeded property we could pass to our children - an "investment" with only "modest maintenance fees."
    What a joke. We own NOTHING. Despite buying both halves of a unit, we've NEVER been able to book "our" week without going through RCI and paying $298 in reservation fees PLUS $198 in insurance - that's $550 just to use what we supposedly "own"!
    The maintenance fees they said would increase "modestly”…they've TRIPLED and increase 7% annually. We're drowning in costs while having zero guaranteed access to any specific property.
    Every "owners feedback session" is a bait-and-switch scam - 7+ hours of high-pressure sales disguised as brief meetings. In 2021, their front desk literally held our room key at check-in hostage until we agreed to attend another torture session.
    We upgraded to their points system in 2018 to access ***** ******, only to discover we'd never have enough points and hadn't "booked far enough in advance" - restrictions NEVER disclosed during sales.
    We've spent tens of thousands on multiple properties, escalating fees, and RCI costs, yet we're treated like marks for their next con. This isn't ownership - it's financial servitude.
    Save your money and your sanity. Massanutten Resort preys on families with deceptive practices and impossible-to-escape contracts. 17 years later, we're still paying for their lies.

    We have been owners for over twenty years. Upgrading during the course of time… thousands of dollars lost. Our family members have been owners since the 1970’s. Over the course of time we have been exposed to shady sales tactics, dirty and unmaintained units/ groundskeeping, and units not upgraded since we purchased. We have complained over the years and it has fallen upon deaf ears and the buck is passed from the Owners Association, Front Desk, Housekeeping & Maintenance. We have always paid the outrageous maintenance fees. Keeping our part of the contract. However, Massanutten has not. Every type of excuse has been used… even the piss poor performance of their housekeeping/maintenance staff who apparently don’t work but still get paid.
    If you know your staff isn’t doing their jobs… retrain and make them accountable. You are responsible for your employees! This is a reflection on your company. Weather someone is an owner or a visitor, they should be treated with respect and made sure their accommodations are clean, safe, updated, and maintained! Would you expect to come to my house and be exposed to anything dirty, especially sheets, have broken shower doors, drawers that don’t shut, filthy furniture and carpets that leave your socks black? Dust that is so thick that you leave your fingerprints?
    Massanutten does not buy back and it has been an albatross around our necks to try to sell. My spouse has health issues. It is unsafe not only for him but our family and guests. Some of the units I wouldn’t let my dog stay in.
    We figured out that the maintenance fees can’t possibly be used for the upkeep of the condos but are for the new hotel, Waterpark addition, the Mountain rollercoaster, and other facilities.
    All I can do is hand it over to God. And pray the situation is fixed the next time we have to check in. Massanutten… remember the Golden Rule!

    Since the moment I entered this contract, with Massanutten Resorts, it has been a nightmare riddled with deception and misinformation. I was explicitly told that if I ever chose not to keep the timeshare—whether due to financial hardship or lack of use—the resort would buy it back without any issues. This statement turned out to be completely false, as the staff later informed me that no such buy-back program exists and that I would be solely responsible for reselling the timeshare on my own. Despite numerous calls to resolve this, I’ve been continually redirected without any meaningful resolution. I even offered to return the timeshare without receiving any reimbursement for the money I already paid but was still denied. I was assured I could rent out my week for extra money, but I was told not to repeat that to the loan officer during the paperwork signing, which is not only unethical but reflects a broader pattern of dishonesty. They said I could earn over $2,000, yet only a couple of days were rented, and the third-party platform involved took a significant portion of the proceeds. I was never informed of the true challenges and lack of guarantee associated with renting out my unit. I was also told I could change my week at any time, but that’s not fully true as doing so could increase my payments

    I’m reaching out to ask for your help with a very frustrating situation we’re dealing with regarding Massanutten Resorts. It’s about canceling our timeshare contract, and honestly, it’s been a huge source of stress for my family and me. We’re really hoping you can step in and help us figure this out.
    In 2022 we bought a timeshare from Great Eastern Resorts, thinking it would be a lovely way to enjoy vacations. But since then, not once have we actually been able to use it. Then, in 2023, we tried to list the property for sale, but the company told us we’d have to completely clear our mortgage and maintenance fees before we could even attempt to sell it. That basically leaves us stuck with no way out.
    To make things worse, when we first bought the timeshare, they told us a bunch of things that turned out to be totally untrue. For example, they made it sound like selling extra vacation weeks to offset fees would be super easy. When we called their office to ask about this, not only did they confirm it was untrue, but they were rude and dismissive. And not to mention the so-called “gold card” they supposedly offered to our kids, which turned out to be yet another empty promise.
    We tried working with Great Eastern to come to some sort of fair resolution, but they’ve flat-out refused. Now, they’ve just stopped responding altogether, which feels like they’re leaving us high and dry. To say this has been disappointing would be an understatement. We trusted them, and this is what we got in return.
    We’re asking for your assistance to help us untangle this mess. Honestly, we just want to reach an agreement that lets us cancel this contract. Plus, we feel there needs to be a deeper look into how this company handles its business, because it’s unfair to customers who were sold a dream that turned into a nightmare.

    My husband and I booked a room at Massanutten Resort hotel for our wedding anniversary. The minute we got there, after checking in, we were sent to another desk. We were told that we would be booked on a tour for the next day and that we would receive a $150. gift card for our time, but we would have to put down a $50. deposit which would be given back on the gift card for a total of $200. Next day, we were subjected to hight pressure sales tactics, not just one person, but three. Each time we said "No." another sales person came to us with another lower offer. We did get our gift card at the end, but I was mentally exhausted and felt like crying. I just wanted a nice mini vacation for our wedding anniversary and I feel like they ruined it. Do not go here. They will target you and try to force you into a time share contract. We won't be back again.
