Butler Property Management charged a fee for work not completed. They charged for mitigation (water) done to the property. Before purchase we informed them of mold found by our inspectors and was told it would be completed. They charged 1850 for the work but the mold was never remediated. I asked for documentation for the work performed all I received was an estimate they have no invoice, no scope of work and the company on the estimate doesnt exist online, physical address and not listed in TDLR for mold license. I had to take care of the remediation of the mold. After I brought all this up to them they terminated my contract and are in breach of contract for not providing 30 days written notice and now they are not responding when I have service contractors needing waivers signed to access the roof to repair items.Business Response

The work was completed before ******* purchased the property and his agent preformed a final walk through to inspect. ******* has a history of calling our office screaming, yelling at staff members, making threats, and most recently he showed up to the office and had to be escorted off site by a ********** Police Officer. My staff has spent a great deal of time talking him through questions and his temper goes from outrage, to calm and appreciative, and then out of the blue outrange. My staff will not be treated by anyone the way Jawaza has treated multiple members of the team. We terminated his management agreement.Customer Answer

I am rejecting this response because: The condo never had a final walk through by anyone. You can talk to my agent ***** ****** with ****** ******** out of *******. The MOLDY WALL which i provided pictures of to ******* Butler was never taken care of. He said if I had any issues to contact *********** construction and cleaning in *******. That Company does not exist, I tried searching for them everywhere including TDLR. ***** T stopped answering me when I asked about the scope of work, dry logs and certifications and licenses. They are currently in breach of contract for not providing 30 days written notice as the contract stipulates. They also owe for the last tenants security deposit and they claimed to have sent the security deposit for the new tenant which never happened. If you look up Butler property management you will see a long list of complaints about their shady practices. As for being escorted off the premises a officer showed up and I explained the situation, he went inside and talked to whoever and left. I was never asked to leave. The invoice Butler provided from a company that does not exist isn't even an invoice but a estimate from quickbooks and it is dated 11 days after my inspectors went to see the property. I have called irritated about estimates which are sometimes more than double the price of pretty much *** contractor. From realtors to tenants I've heard nothing good about Butler property management and the term SLUM LORD came up several times. The work I saw performed on my condo was beyond sub par. When I questioned maintenance about it they do the same song and dance about how they don't know who performed the work. I saw a work order from. 12/23/23 for a leak that was fixed but no mitigation was performed hence to mold damage. This could have all been settled easily if ***** T ever answered my calls or returned my calls within the week I was asking for a return call.

I am rejecting this response because: I am rejecting this response because: As you can clearly see they have not provided me with information requested in regards the mitigation or Dream Homes construction and cleaning and research on the company does not exist except for an estimate that was written up 11 days after work had began. The management agreement states **************************************************************************************** being removed from the property. I have attached a copy of an estimate from Butlers vendor clearly stating remove and replace MOLDY wall which was never done. Butler property management clearly shows no desire to correct their misdeeds and went as far as to lie about police involvement and stating my agent did a final walkthrough. This is very unprofessional and not acceptable for a business charging clients for service. I will be researching Dream Homes more and seeing if there ever was a company set up at the address provided on the Estimate. I have also attached the agreement which states 30 days written notice is required for termination of contract. As of yet ***** ******** and ******* Butler have not refunded the deposit from previous tenants nor returned deposit from new tenant which they claimed to have sent me. As I said in an earlier reply thus could have been taken care of by simply simply providing requested information and completing repairs they were trying to get me to pay again. I harbor no ill will towards them or the company i just want this corrected. I do admit the lie in regards to police involvement and stating my agent came for a final walkthrough left me shaking my head in disbelief.Customer Answer

I own a restoration company and I am certified by *****. Mitigation companies generally use xactimate and not quickbooks because xactimate uses the and billing costs as insurance, most insurance companies actually use not quickbooks since the pricing would generally be incorrect unless you update your database manually yearly... this estimate mentions no number of fans, dehumidifiers, days for items... simply no data. As stated earlier this estimate was written up 11 days after my inspection and write before I closed on the property. As stated earlier this company is not listed in TDLR for mold license. They are now charging us for guest parking this past weekend my guest car window was busted out on property there no active camera this unacceptable for someone who paid there rent on timeBusiness Response

****** Property Company quit responding to my move out dispute and then placed y account with a collection agency. I vacated the property on June 1st, 2021 and have pictures showing a clean well maintained home. The charges in dispute were outside of what would be considered tenant responsibility and in some cases were not disclosed on the initial move of statement. There were charges for cleaning but the house was left spotless and in 100 times better condition at move in.Business Response

Hello, we processed the security deposit with the direct involvement from the owner of the home you rented. We are the middle man and do not make the final decisions as to the charges or negotiate with the vendors on their costs.
The property was left damaged and the owner had pay to make repairs to the home after the tenant moved out. The tenant was provided a detailed itemization and also went through the dispute process our company facilitated with the owner of the home that was rented.
Butler Property Company does not own the home that was rented, we are the property management company hired to lease the home, collect rent, and enforce the lease (as the tenant is already aware).

They are the property management company responsible and doing business for the landlord. How is anyone supposed to pay without a final bill? Butler knew I was disputing, quit responding and just decided to put it on my credit. The landlord didn't do that, Butler did. Also they were never able to provide pictures of damage they claim... their move out charges do not reflect the pictures I took out move out. I emailed the company directly before reaching out to the BBB over a week ago and they won't even respond to me directly. I have never even seen a bill to know what they are ruining my credit for.

The Homeowner of the property makes all final decisions regarding charges withheld from the deposit. The homeowner did agree to a credit back for the power washing charge of $150 and $233 towards the painting charges. The credits back to the account show the previous resident is owed a refund of $129 and is no longer delinquent in our system. The check and updated itemization have been mailed to the forwarding address provided to our office.
When the homeowner was presented with the previous tenant's dispute, they reviewed the photos, invoices, etc. thoroughly and did not find removal of any additional charges to be appropriate.
The updated and final itemization has been uploaded as well as,
-estimate with detail of each charge
-third party photo inspection post move-out
-email from owner stating approval of additional credits listed above
-copy of previous tenant's original lease

As a property management company, we serve as a facilitator to prepare paperwork per the homeowner's wishes. We advocate for our tenants to the best of our abilities; however, the homeowner's decision is final and may not always reflect the professional opinion our office holds in this matter.
