  I have had nothing but a positive experience with Butler Property Company. They are highly responsive and professional. They truly care about the tenant's experience. They hire top notch vendors to address any maintenance concerns, and the accounting department is always friendly and helpful. Five stars!

  This company has proven to be highly ineffective. They lack understanding and communication skills, making it difficult for us to get their issues resolved. It seems they simply do not care about their tenants. When we moved in, they gave us the wrong key, which was just the beginning of our troubles.During the summer, our air conditioning went out, and it took them over a week to resolve the issue. This was extremely uncomfortable and inconvenient, especially during the hottest part of the year.When it comes to maintenance repairs, they consistently fail to deliver. For instance, we waited for months to get a washer and dryer fixed, only to have the wrong size delivered. This company might be suitable for properties that require no maintenance, but for anything else, they are a poor choice.They have no in-house maintenance department; everything is outsourced. They expect you to handle all the work after placing an order over the phone, leaving everything out of their hands. Weve lost money from having to be at the property for outsourced vendors who either dont show up or arrive late. This has caused us to reschedule multiple times, adding to our frustration and inconvenience. They make false claims about caring for their clients, but their actions say otherwise.Instead of being able to add to an existing service request, you have to submit a new one every time. Some service requests get deleted or closed without any confirmation from the tenant, adding to the confusion and frustration.Communication is almost non-existent. They never answer their phones, making it unclear when they actually work. Often, they make excuses about extended lunches without any follow-**** leaving us in the dark about the status of our requests. Their lack of professionalism is evident in every interaction.If you are a tenant or a property owner, please do not use this company.   Worst management company. Lack of understanding, Communication, getting things taken care of for owners and tenants are terrible. Simple they just do not care. Drop the ball when it comes to maintenance repairs. This company is great for homes with no maintenance issues. Question the invoice of every vendor they send out. It will be over priced. Its not their home so they just pass the bill to you. Youve been warned. So much money and stress this company has caused us.

  Great company in a difficult space. They have to find a balance between serving their customers who pay for their services and working with tenants who sometimes have legitimate issues but who are also often sources of trouble. Butler seems to do a good job in both areas. Mostly I appreciate their fierce loyalty in doing "what is right".
