      On January 19, 2023, *********************** of East Texas Slab Masters inspected my property at **************************, and provided a proposal for foundation work (attached in documents), including:Install cribbing blocks for stabilization.Remove sub-standard blocks and beams.Straighten pads and replace concrete blocks.Install new treated 4x6 beams and 2x8 joists.Install CDX 3/4 plywood in the dining area.Jack and re-level the home.Regrettably, East Texas Slab Masters failed to fulfill crucial aspects of the proposal, such as building piers on rotten beams, improper jacking causing a significant floor hump, using bricks to stabilize and leaving rotten and broken floor joists.Despite notifying *********************** and subsequent involvement of *************************, the foundation remains unsatisfactory. ************************* claimed the result was the best achievable due to the home's age.Upon completing the interior and preparing for sale, severe un-levelness was discovered. Despite notifying *************************, asking for him to come fix and expressing our intention to consult a lawyer, he refused to rectify the situation.Another professional has confirmed the poor quality of the initial foundation work, necessitating a complete redo at additional expense. I am requesting a full refund of the $11,900 paid to East Texas Slab Masters, covering the costs of rectification through another company and potential interior work expenses.I am prepared to provide photographic evidence of the deficiencies (attached in documents). Your prompt attention to this matter is appreciated.

      East Texas Slab Masters has returned twice after repairs were made to this 100 year old foundation.  Remodeling was in the process during this time.  **** went back out during the remodel to make another adjustment, after these adjustments were made nothing else was said about any more problems or issues until last week.  The remodel has been completed and now there are complaints.  ************************* offered to come back out to take a look and make more adjustments and was told they did not want **** to come back out.  East Texas has been through a drought and then heavy rains, the foundation will shift and move.  This is to be expected.  **** offered to make another adjustment even though the warranty had expired. The last time **** saw this foundation there was no hump in the floor.  Foundation repairs will often need adjustments from time to time.  **** strives to satisfy customers, going above and beyond, even when warranties run out.  A refund is not possible in this situation.

      I am rejecting this response because:

      The foundation work completed on our home was done incorrectly. Despite your claim, the foundation is still under warranty until April 1st, according to the invoice. Additionally, there has been a noticeable hump in the middle of the floor since the work was completed. Other issues with the house have also been identified. The photos clearly demonstrate the discrepancies between the work that was supposed to be done and what was actually completed. Unfortunately, the home will not pass inspection and needs to be redone. It's been confirmed by another foundation industry professional that the work was not done correctly. Your response to our complaint is also inaccurate. The work you did on the foundation appears to have been done poorly, as evidenced by the blocks on rotten boards, stacked up wood instead of blocks, and bricks that were supposed to be removed but are still in place. The house is also 3 inches off in multiple places. It's clear that **** did not complete the work that was agreed upon. If there was any movement, we would have seen it in the Sheetrock, but there has been no such indication.

      My sincerest apologies, after a second look at the paperwork I see that I was wrong about the warranty.  The contract was made in January of 2023 and the warranty began in April of 2023; therefore, the warranty extends until April of 2024.  East Texas Slab Masters would be happy to come back out for another adjustment.  We understand that at the time the remodel was complete you did not see the need for an adjustment and now you would like one.  East Texas Slab Masters stands behind our warranties and I encourage you to give us a call, at your convenience, so we can reassess the situation and make the proper adjustments.
