This business will throw their tenets under the bus for a quick buck. The build quaily for my newly constructed home is very poor. The foundation is sagging, a Crack in the ceiling had to repaired shortly after moving in. They have a light bulb that is 15 ft on the stairwell which causes the adjacent lights to flicker when out. They will spend 10 mins inspecting it and charge you 200$ for the light bulb (hopefully the electrical fault is not serious). They will charge you 50$ for forgetting to bring in your garbage can on a Sunday morning. They will magically lose paperwork and charge you for it. There is a charge for paying rent. They promosed me a garage door opener but havent recieved it after two years. I found tons of beers bottles in the attic upon moving in. Thier practices are predatory and ********.Review from Cecilia S

I would advise ppl to do their reviews on the company before renting. They changed their name to Simply Home by Camillo Properties. This company refused to give me my entire deposit back. They cheated me out of 600 and something dollars for no reason. Before I moved out of the house they sent in an inspection maintenance to check what needed to be fixed so I could get my entire deposit back he named a few things that were within my reach, however, when it was time to give me my deposit back, they refused to tell me what it was. They refused to send me the pictures of what they said it was and also they did not provide me with the email with the pictures that the maintenance took. this company has such bad reviews, especially when it comes to giving people back deposits. They are money-hungry. I reached out to them to no avail. They are very heartless. I rented that property for two years. I have never been late normally I pay my rent way in advance. They do not like to come out when you call them to fix issues in the house and if you call on the weekend they will let you know if it’s not an emergency, in their book they will charge you even though it’s an emergency. they are bullies. They act nice to you until you move in. It’s not even the case with everybody some people say they’re ugly from the start which my sister experienced when she was not approved.Review from Amy A

This company has no idea how to manage properties, how to communicate clearly, how to handle tenants who are not following the rules and disturbing other tenants peace. They do not reach out authorities and let other tenants to do so. They are all about making profit and more and more. Zero customer service, zero effectiveness and what a poor qulity, zero upgrades. Even garage door opener does not exist in their homes, no internet and do everything on your own expense. They let neighbors doing business in the garage, when you complain third-party shows up your door to address what the issue. They have no idea how to protect your identity. There was not even a fridge in the property, the landscaping service well, I can do it better to be honest. We keep closing the gate after every single of them because the won't. There is no onsite management no inspection as what illegal activities in the community. They called me on illegal activity when I was the one who complained, they have no idea what they are doing. They can not even read and understand what the emails says and this back and forth phot and video exchange as what issues are going on in the community ridicules. The whole are a construction site still as they are keep building and building houses and rent them out for low income families. The demographic changes in the bad direction with all the specials and low rated houses. The windows are joke, hot and cold come in like it would be open and all the noise from the street is like I would sleep in the middle of the road. People come home with commercial trucks and the builders also use the streets where residents already live making noise starting early morning and leaving trash behind. This company needs to be investigated by IRS and high authorities. This is a worst company ever and again the only thing that matters is the profit!!! Is there a minus 5 star? Not sure if its a different experience in Houston which is were the majority of these reviews come from. But the Bryan/College Station are is horrible. We have lived here for 2 years and the only reason we have renewed the lease is because weve have to. I cannot WAIT to leave here for several reasons. First, the HOA for both the renters and home owners in this community is atrocious. They offer absolutely nothing for the home owners. No parks, no pools, nothing for the neighborhood. And lawn care for the renters but they tell the company to run over your stuff and not shut your gates so the dogs get loose. It literally states in the lease its the residents job to shut the gate after. They drive around every week and send absolutely RIDICULOUS violations like neighbors parked on the side of the street when its not your car, trash can is still out ON TRASH DAY. We literally have a fb community page and its insane the violations we get with absolutely no benefit. The houses and neighborhood is not that nice to be acting like that. Second, they pick and choose whose rent they want to raise. They raised ours this year because of the “market” but two of my neighbors didn’t get theirs raised. It went from 1295 to 1435 which is WAY to big of a jump for how crappy the house and yard is. Third, DO NOT BUY THESE HOUSES. They are literally made out of cardboard. The house shifts, and the plaster literally falls off the walls showing screws. Nothing will stay up on the wall because its made so cheap. I would absolutely never invest in a house this poorly made. Fourth, good luck getting ahold of anyone. Every single thing is done online. And they show no sympathy or care about any of your problems. Stay far away!!Review from Grace G

I have tried to contact this office in regards to my hot water not working multiple times I have kids that have been showering in cold water and they have yet to have someone come out. This has been a bad experience so far and I have only been in this house for 2 months I hope that they don’t handle all their “emergency” request like they have now! If they don’t have enough maintenance men then something needs to be done. There is no reason why we should have been out of hot water for 4 days already.Review from Jorge L

My family and I have lived here in our home since 2019. This management/lease company needs to be put out of business, its doesn't matter that they have tried to revamp and make a name change, they are still the same ruthless company. They way they treat the tenants are extremely inhumane. EXTREMELY. I have always paid my monthly payments on time and because they do not properly care for or service these AC units mine has been out since Tuesday night and no one has come out. I have emailed and called multiple times. STILL NOTHING!! I have a family of 5 and 2 children with medical conditions. They haven't returned any calls or emails. This is extremely sad and I hate any family or families they are stuck with this company. I will be deducting my family hotel stay from my August's rent. I don't care about them saying they don't do this or that. They State of Texas and the local news outlets needs to be involved this is sad. Hopefully more tenants make noise and something gets done. As of Friday July 14, my family has no AC in this hot Texas heat and no updates as well. I wish there was a negative star to give.Review from J.C. F

They are HORRIBLE!!! I've only been living in our (half of their so called HOA) for a year, but their service is borderline abysmal and pathetic! Today, July 11th, 2023 I received my 1st violation in a year, for "mulch" in the shrubbery, tree area. When the landscaping crew CAMILLO employs damages my property on a weekly basis (every Thursday). They also leave my gate open after they cut the grass, the landscapers leaf blowers blow away all the mulch underneath the tree's in front of my home. So, now I've got a brand new BILL, for mulch monthly because the wanna be HOA for Camillo/simply homes landscaping crew uses their leaf blowers to blow away the mulch every single week on Thursday's, late Thursday mornings. I called the office, left a voicemail. Received a call back & I requested to speak to a manger & of course they didn't answer the phone when I called. I PAY MY RENT ON TIME OR BEFORE TIME EAVERY MONTH! This is the treatment I get?Review from Justin J

If I could give them negative stars best believe I would! It is nearly impossible to speak to anyone about concerns you may have. I filed a service order on 6/27/23 for my ac not working. I have 2 small children and 2 dogs and my house stayed above 90 degrees for 8 days until I lost my cool and went off. Ac company told me they had not received my work order until they 8th day. They had to replace my entire unit outside. However Camillo or simply home points the blame back at the ac company. However 8 days with no ac in the middle of Texas summer is not ok at all. Especially for the price we pay for these paper cutter homes. Explains why there are so many vacancies currently. There are 8 homes still available just on my street. I also just received a violation for having a slip n slide in my yard at 10am. School is out and my kids get tired of being cooped up in the house all day. It also is how my kids have been cooking down since it’s been over 90 degrees in the house.Review from Courtney C

If i could provide no stars i would! My ac went out due to it not being serviced properly, we put in a service order on June 27/28 never heard from anyone, spoke to someone before July 4th and was told someone will be reaching out same day. We spent 8 days in our home with no ac, and was told they cannot provide a hotel reimbursement, was finally able to speak to someone from the vendor after the 4th and was told the work order wasn’t received until that day. On 07/06 i received A lease violation for a slip and slide on the side of my house at 10:41am for that and a table on the curb. I spoke With Monica whom told me they were just doing their job. I advised That was a bit agressive seeing as how it’s 10am during the summer and right after our ac had been out for over a week and they did nothing about it. I will Never lease from them and will advise anyone questions to not do so either. This is the worse leasing company by far I’ve dealt with. My next step is to contact higher ups and get this taken care of.Review from Sharon M.

Your customer service is ridiculous, you have no urgency to matters that customers address. You close customer requests without addressing them. Your lawn service ruins the lawn, instead of making it pretty. When I matter is urgent you see no urgency in it. You send lease violations for families just trying to have fun. I hope you lose all your leases. Your homes are put together like a cookie cutter. The inside of my house is falling apart, and I have only lived there for two years and I am the first renter in my house. And you are stealing our money with how expensive our rent is!!!!
