    BE AWARE!!! Don't even submit vacant on your portal earlier than your lease end date. We have moved out two months before our lease day but they would charge us early termination fees, so we had been waiting.Two day before, I received email and text to confirm vacant the place, so I confirmed it is ready and they charged me early termination fee.I am glad I move out.

    Extremely Disappointed and ******************************* I rarely leave negative reviews, but my experience with Camillo was unacceptable. I was forced to move out of my rental home due to a serious mold issue that made the property unsafe to live in. Instead of taking responsibility for the hazardous conditions, the company turned around and charged me over $5,000 upon move-out.Despite providing evidence of the mold and the unlivable state of the home, they refused to acknowledge the issue and tried to blame me for damages I did not cause. Communication was poor, and I felt completely dismissed throughout the process. Ive never dealt with such an unprofessional and unethical company.If youre considering renting from or working with camillo proceed with extreme caution. Document everything and be prepared to advocate for yourself. I wouldnt recommend them to anyone.

    The home is nice, but they SUCK as property managers. Just to list my experience with them, I was told my deposit would be $2000, then a week later told it would be $4000. They require you to use their pest and yard company adding $100 onto the bill per month. Then, once I moved in, they did not leave any keys to my doors or mailbox. I had to put in a request to wait for my keys. The garage door was missing the motor, and I had to pay $750 for the motor and a new track for the garage to open properly (I was told, "If you want it to work, you will have to fix it yourself") so their rude with no customer support skills. Then all of my sinks were leaking, my downstairs toilet was broken, and the dishwasher wasn't even connected. I had to wait 3 weeks for a tech to come to fix everything but my dishwasher because he needed "approval" to fix something that they should have checked before even renting out the property. This company needs help and new management!

    I would not recommend renting from this company. From the start, maintenance and pest control were ongoing issues. They charged an extra $100 per month for pest control outside of rent but never sent anyone. When I reported a leak in my bathroom, I was told to repair it myself. The dishwasher broke a week before Christmas, and it took an entire month to replace itonly for the new one to arrive infested with roaches.There was also a mouse problem, and despite multiple requests for pest control, management insisted that their coverage only included quarterly exterior treatments. When someone finally came out, the spray made the infestation worse. Weeks later, they set a wildlife trap in my attic but couldnt confirm what was inside or catch anything.I requested a unit transfer due to these persistent issues, but management refused and instead told me I could submit my move-out notice. I did so, and they accepted it without informing me of any additional fees. I also paid my last months rent in full. However, after moving outfollowing multiple reminders from them to vacatethey withheld my security deposit and are now claiming I owe an additional $2,500. None of these charges were disclosed in advance or listed in the lease agreement.

    I am so so very unhappy and angry over warranty issues. I feel there were communications issues in the beginning that i trusted and now they are refusing to help me correct the small dings in both tubs. One employee inferred that i caused the damage and they would not correct. His mgr gave the company line or corporate speak and said it was on the walk through page i signed. I trusted initial conversations that said it would be covered by warranty and not to be concerned about it. That is so not true now warranty manager Steve ******* is refusing to improve. I feel misled and its really no way to do good business. I would not recommend buying a legend home, if you feel strongly about it, get everything in writing as you can not trust what people say. Be forwarned, they have horrible reviews on yelp and others.
    I TOTALLY WITH AGREE WITH ALL THESE REVIEWS. WARRANTY DEPARTMENT IS INCOMPETENT AND AMY A is 100% spot on

    Simply Home by Camillo is a property management company you DO NOT want to do business with. They charge fees for every little infraction, even if the infraction is due to their inability to send someone out in a reasonable time to repair things. For example, you will get charged a fee if you let your grass die. What do you do if your irrigation system runs nonstop to the point where it floods the street? I followed the procedure for requesting service and turned the sprinkler system off. A week later, no one has come to repair it and my grass is now dead....which is a fee I will get charged with. This one is even better.....what if your AC goes out during the summer in Texas and you are told by the maintenance department that their ac systems malfunction and break because of the heat......what? Are you kidding me?!!!! Oh yeah, the thermostats are digital and needs to be connected to wifi but residents can't control any of the settings in the app! So not only is our grass crap brown because they won't fix the sprinkler system, my family gets to spend the entire weekend in a house with 105 degree temperatures because the "AC systems malfunction due to the heat". Do not deal with this company. Had I known I would be dealing with a company that has no urgency to help their residents, I would have NEVER signed a lease. They tell me they have over 11,000 customers as if I'm supposed to give them a free pass. If you have 11,000 customers then you definitely have the money to hire more contract workers to service your residents.

    People stay away from this company. They are the terrible in dealing with tenants. It is extremely hot in Houston, the air condition is not working and is been 2 days asking them to send someone to fix it. According to them, I should use the portal that is not working. The employees I talked yesterday told me, they don't have my name or my address in the system but interestingly, I pay rent every month through the same hopeless portal. Waiting on maintenance up to this minute. Can wait for my lease to expire. They don't even deserve a star.

    This company is ********* they took 15 days for running application and when you call them it’s still under process and than give excuse for income when I applied at that time I gave income proof why they did not see very beginning before running background and not answerd that you don’t have enough income after 15 days you have excuse in that situation my old lease is finished now I don’t have anything to start because I moved from Tennessee to Texas I have empty my apartment and after 15 days that denied me for rental house I call th everyday 5 to 6 time
    To remind that mt lease is finished they always answer application under process and they answer me in Saturday not approved and I have to empty my apartment by Sunday now it’s hard time for me to looking new apartments do application and new state for me how I can go I don’t know with 2 year old baby

    This business will throw their tenets under the bus for a quick buck. The build quaily for my newly constructed home is very poor. The foundation is sagging, a Crack in the ceiling had to repaired shortly after moving in. They have a light bulb that is 15 ft on the stairwell which causes the adjacent lights to flicker when out. They will spend 10 mins inspecting it and charge you 200$ for the light bulb (hopefully the electrical fault is not serious). They will charge you 50$ for forgetting to bring in your garbage can on a Sunday morning. They will magically lose paperwork and charge you for it. There is a charge for paying rent. They promosed me a garage door opener but havent recieved it after two years. I found tons of beers bottles in the attic upon moving in. Thier practices are predatory and ********.
