"We purchased an inventory David Weekley home in 2020 and later uncovered extensive construction, HVAC, ventilation, and building-envelope defects far beyond cosmetic.Documented issues included:• A roof vent pipe not properly connected or sealed, discharging humid air into the attic• Improperly installed and inadequately insulated attic ductwork, including disconnected ducts and excessive condensation• Severe microbial growth inside the HVAC system, including the supply plenum, documented during an earlier HVAC visit but never disclosed• Visible mold and moisture damage in closets, door frames, behind bathtubs, and inside wall cavities• Condensation and mold inside recessed lights, vents, and ceiling fixtures• Undisclosed construction photos indicating prior foundation or plumbing concerns• Ongoing exterior drainage failures causing fence deterioration• Bowed and deteriorating Thermo-ply attic sheathing• Uninsulated attic access doors allowing humid air into living spaces, leading to mold• Widespread building-envelope failures, including drafts, moisture intrusion, and mold around exterior doors• Significant air leaks along exterior walls and fixtures; borescope inspection revealed rodent droppings indicating exterior entry points• A certified mold detection dog alerted in every bathroom and shower• Severe drainage issues and cracked tile in showers• Improperly installed primary shower door pulling out of tile• Cracks in shower walls where grout was omitted and silicone used insteadThese conditions were documented through photographs, independent inspections, HVAC diagnostics, and a third-party mold remediation protocol." ...
