      Very poor workmanship, multiple mistakes and delays. Even had subs walk off job because another ex sub told the to never work for DMJ.

      Mr **** and ***** *****, the multiple platforms you have posted your negative reviews on make it very clear that you are disgruntled and unhappy. Nonetheless, we stand by our promise to never leave a clients home unfinished or meeting satisfactory standards. The unfortunate reality of a general contractors work is to replace subcontractors when they no longer execute their work with quality. If all subcontractors did their job right the first time, then a general contractor would not be needed. At times, a general contractor has to let go of a sub that no longer works at the level we expect them to work. Yes, subs do get disgruntled too from being fired from an active job, and that spills over on the jobsite as you have encountered. We cant control that, but what we do control is how the work is finished. We have agreed upon not one but two punch lists for your job. One being an aesthetic punchlist and the other being a 3rd party inspected punchlist. Except for two blank plates to be installed on two junction boxes in the attic that do not require an electrician, we have completed your punch lists. We would like you to communicate with your PM to complete this task. He has been trying to communicate with you for a month now to get this done and closed out. We are sure that you would like this job to be completely done and to enjoy your beautiful home in ******. We look forward to hearing from you to finish.

      BUYER BEWARE! This is my personal experience with DMJ and I?ll stick to the facts. This was a 6-figure job we did by adding 1,000 sf. The mistakes were overwhelming. Our numerous complaints, concerns and questions went on deaf ears for months. This was supposed to be a 6 month project, but lasted 14 months. June of 2023 to August 2024. They use a website and app called Buildertrend which documents the entire project and has scheduling and timelines, but it?s all garbage. They don't follow their own schedules. Their own app backfired as all the bad has been documented and in writing. They were too busy for us, overbooked themselves with so many jobs they could not pay attention to detail on ours. biggest regret was hiring them. We had issues with wrong species of wood used, electrical was a mess and our ceiling fell apart 3 times. I had to hire a different contractor to fix their mistakes.       We requested many in person meetings but they told us they dont do site visits????!!!! I was shocked. David finally showed up relunctantly to look for himself what we had been saying the entire time.
      The job site was left in disarray and unsupervised multiple times by their PM and DMJ.
      I would hate for another family to go through what we went through especially with two young boys 3 & 7. The owenrs were simply disrespectful, rude, unethical, unresponsive and simply didn't care. They would not respond for weeks at a time. They did not share our vision or respected our project.
      They say they take their reviews and complaints very seriously, but it all went on deaf ears. They have an answer for every bad review to make themselves feel and look better, but its all bogus. I still have three months of warranty left and have issues with some items, but I dont even want them in my home. I'm having to hire someone else to fix their mistakes spending more money out of pocket.

      This review represents my experience of a six-figure project utilizing DMJ. My goal is to help potential customers make informed decisions and to share my personal opinions.DMJ did complete the project, but with the frustrations, disputes, and schedule delays, I was compelled to draft a contractor Notice of Default and begin legal proceedings. The project was substantially completed months behind schedule; fortunately without proceedings. Certain interactions tainted the whole experience. A relationship with your contractor is like any other relationship; it should be founded on the basis of mutual respect and trust. You want to have a positive experience and be comfortable recommending them. I did not have that. DMJs attention-to-detail from execution, communication, accounting, and subcontractor supervision did not align with mine and was frankly disappointing. Examples: Their subcontractors performed multiple violations of building/electrical code. To DMJS credit, they did address the deficiencies after I showed them the code & requested correction. I identified $700+ in allowance accounting errors (duplicated invoices, charges for tools). They performed a 2-week review to correct the issues. DMJ initially tried to invoice me for the lumber costs for code corrections, calling my request for a $75 refund *****. We had multiple disagreements on elements of the description of work. In DMJs own words they created a scope of work that you could drive a truck through with its lack of clarity and we have given you the benefit of the doubt on just about every item. It was frustrating to have to dispute scopes of work frequently. If you choose DMJ, I recommend:-Hire a third-party inspector to ensure quality control -Maintain situational awareness on allowance accounting, scheduling, and material delivery. Consider negotiating a late penalty clause within the contract.-A thorough, very detailed description-of-work, to align expectations

      Here at DMJ Restorations, we accept any and all candid reviews and take each one seriously. Our goal is to deliver unparalleled building and remodeling services in an industry with many moving parts. Bringing them all together in a timely fashion with the right process and the right people is always a challenge but its one we excel at and one that we are constantly improving. Unfortunately, not every client can be satisfied and this response represents our experience working with this client and their project.Construction on ************** project began during the middle of COVID in Oct 2021. The project was progressing smoothly until the windows and doors were ordered and we were notified that they would be significantly delayed. They ended up taking 19 weeks versus the normal 4-6 weeks. Once they arrived we lost another 10 days to a freezing weather event that shut down all of South *****. Another time delay came when we waited another 10 days while ************ selected a paint color. We reached substantial completion in May 2022. Between supply chain, weather, and customer decisions we lost about 22 weeks yet still finished the project in 7-8 months. This timeline is thoroughly documented in our building management software with corresponding communication. Unfortunately, ************** punch list lasted almost as long as construction due to never being satisfied. This moving target substantially accrued cost that DMJ absorbed. He was never charged for the growing list except for an engineering requirement. All work completed was well within the ***************************** *************** Warranty performance standards for workmanship. Despite an acknowledged imperfectly written scope (after which we instituted significant improvements to give clarity and transparency to our customers - we do learn from every project), we gave ************ the benefit of the doubt on every issue and again he was not charged except for an engineering requirement (as mentioned previously) that would allow us to build on his existing slab. Per engineering requirements, we had to make changes to the existing slab or we couldnt utilize it for his desired purpose. This was an acceptable change order for ************ and was received well. With this being the only change order, the remaining changes demanded by the client were quickly becoming exorbitant but were still absorbed regardless. A hard line had to be drawn or we would still be doing change orders.Our summary of our experience with this project and working with ************ is one of reflection and growth. The subcontractors that we have been working with for more than 7 years finally refused to work on ************** project after their experience on-site with the owner. We had to finish with different crews. We are dedicated to full transparency and have no problem discussing previous projects with future clients - even the tough ones. Not all clients can be satisfied. Yes, they write disgruntled reviews but we respectfully wish the best for ************ and for him to enjoy his beautiful casita.We stand by our commitment to honor all of our clients, even the ones for whatever reason pose a challenge. We make a promise to continually provide exceptional service, and perform and complete our work with excellence and attention to detail even for those clients who find the process challenging.

      Our project manager, ******, oversaw the construction of our outdoor patio/kitchen project. He is very knowledgeable about the building process and knows which subcontractors will provide the best outcome. He was responsive to questions. He was patient with us as we made changes to the original plans and gave excellent feedback. He is super friendly and fun to work with. He even remembered to come back when the weather got cold to build our heater! We would want ****** as our project manager on any future projects we do with DMJ.
