      We have been homeowners for over 20 years and after accepting a relocation package with my employer, we decided we would rent for a few years while we adjust to the area. We looked at multiple companies and privately owned homes and decided on Invitation Homes due to the ease of the process, the quality of the homes available and the fact that they accept pets. We are extremely satisfied with our home and have had a great experience overall. During the orientation, they found an issue with the fence in the backyard and put in a service request to have it fixed. One day after our move there was a member of the maintenance team at our home who fixed the problem. I highly recommend Invitation Homes to anyone that is looking to rent a home!

      It was extremely easy to make an appointment online for my problem. Invitation homes came right out and assessed the situation and fixed the problem immediately. I recommend Invitation Homes as the top Property Management Company that I've ever experienced. Hopefully I'll be able to buy a home but if I have to rent again, I will definitely go with Invitation Homes.

      In an effort to be prepared for a new Rental Agreement on June 1, 2023, I have tried with much diligence to discuss concerning issues with the property we have resided in since June 1, 2013. I have reached out dozens of times, and finally was able to talk to an Invitation Homes associate on October 25, 2022, she was pleasant, and she asked me to send her an email regarding my concerns. (I did.) ... No response for two weeks.
      I had a Contract to Purchase the house in April, 2021, and after a Home Inspection disclosing a bad roof, I pulled out of the deal. At that time, I had entered some Invitation Homes contacts in my cell phone, found one, and called. On November 11, 2022, I called the number I had and talked with **************, and it just happened that he is the Vice President in charge of Marketing in *******, ********! He wanted to know how I got his phone number, and was quite impatient and disrespectful. As I tried to explain that I wanted a few big situations addressed, and didn't want to pay more money for a house in 2023, when there are beautiful homes for less money, his reply was "Well, the rent is going up, and we are not going to make any upgrades." He told me he was sending me his email, and I could send pictures of my issues.
      I took pictures of a really bad roof, and an unsafe patio. I drafted an email, with the pictures, and it was returned MAILR-DEAMON...
      On November 16, 2022, I was contacted by *****************, Home Maintenance Supervisor. She was kind, and listened to my concerns. She asked me if I could text pictures of the issues via phone. I did... The texts could not be delivered! ~ I have called and left messages on the phone number she provided at least six times. NOTHING!
      Just to describe my concerns, other than the roof, when I called about a tree limb that was endangering the house, contractor simply took out the tree. I have no landscaping left. I have a dangerous patio.
      Who can seriously talk to me? NO ONE!

      I was renting from Invitation. Had a heart issue had to return to the east coast for emergency open heart surgery. I was on east coast for several months recovering decided I didn't want to pay 2 rents. Called agent told her my situation and needed to terminate my lease agreement early. My situation I thought was unique but they made me pay 2 months additional rent after I had my son move me out on Oct.5,2020 I paid them $4,935.00 for the 2 months. My security deposit refund was $900. By ********** law I am suppose to receive my security deposit in 21 days. I have e mailed and called 5 times with no answers. I got a return e mail after sending all the documentation that they received my request and they will look into it. It has been 48 days and I have yet to receive my security deposit. Second issue. I paid 2 months additional rent to get out of the lease. The leasing agent informed me new tenants have already moved in sometime in October. According to Californis Civil Code ****** if new tenants occupy the house before the 2 months expire Invitation is suppose to refund me what the new tenant paid for rent from the $4935,00 for 2 months. I have left e mails and several phone messages. I did not get my refund and to determine if my interputation of Civil Code ****** is correct. I believe that is called "double dipping" receiving rent from 2 parties for the same house. Wheter it is legal or not I am waiting for my attorney to find out it sure is unethical. I own a company and if I treated customers like they have treated me I would not have a business. I think it is important for future tenants to know my experience with Invitation Homes. If you want to rent from them please due some due dilligence on the company.It is your choice please think twice before you rent from them. It is not my intent to cause the company harm I am just stating the facts on how I have been treated. They sent the refund to wrong address. They will send FEDx . Still waiting

      I have been trying to get answers for a month with no response from the asst portfolio manager, the portfolio manager or sales representative regarding the 1951.2 Civil code and the refund I assume is do me.
      I have sent them over 6 e mails and left messages with no respomse or acknowlegement they received my information.
      The $ 900 refund was delivered to my house. Thank you and I will let the BBB know this as soon as my 1951.2 is resolved.
      Took over 51 days to receive since I moved out.
      I am sure Invitation Homes knows the 21 day rule.

      I am looking forward to hearing from someone from your company soon in regard to t the code violation.

      Invitation Homes, are promptly when addressing the needs of my home. I have been living in one of there homes in the Phoenix area for the last 5 years and they have addressed and met my concerns about things that need to be repaired in a timely manner.       I've been renting from Invitation Homes for almost 10 years and couldn't more pleased with them. Their customer service is top notch, things get fixed in a timely manner(when things go wrong) and they make the whole experience of paying one's rent quick and easy through their app.

      I have been renting fro Invitation Homes for almost 3 years. So far, I have been satisfied with the quick response. Invitation Homes make you feel as if you are at home. It is refreshing not having a homeowner bearing down your back! I moved into an Invitation Home a year after I sold my home, and I am happy I did. Hopefully, the relationship will continue and remain positive!
