1 starI have been without the primary bathroom in my residence for more than 1/3 of a year. July 22 to Nov 22. The hired maintenance crew came in and chipped a brand new tub that was put in to take care of the original problem. (The plumbing company was great) After the new tub was put in they couldn't match the tile color because its been discontinued for over how long the house was originally built or fixed before. I can understand that but to have to wait for almost 6 months and have a horrible job (Please review pictures and notes in the file) seriously looks like ****, I had to clean up after these guys I already mentioned new tub chipped, as well as nail holes put in the door trim because the literally nailed a piece of painters plastic to the door instead of putting up proper door containment and had to clean the bathroom every time they left because of them leaving white silica tile dust which can cause cancer all over the bathroom and the white foot prints left all the way to front door. And then to be told *********** the rep who called me from *** # - that I was going to be credited on my rent based upon the square footage of the residence bathroom that I couldn't use? which is the only bathroom (Inside) a second bathroom in the garage which I had to use to take showers and use the restroom during cold 40 degree days at times, in the garage the bathroom is a 1/2 bath, just a shower (literally a 3' x 2.5') and toilet I'm 6 feet tall and have a large athletic build from my days of being active army paratrooper try squeezing into a box and see how that works for you. Then I asked Ms. **** to provide me with a policy that reimburses tenants only for the square footage not able to be used? instead of the entire room she stated that this was the policy and that their department wasn't responsible for the maint team and the contractors that they hire, (wait do not all of you good folks work for invitation homes?), who is ultimately in charge of this operation,Invitation Homes

1 starWorst company ever!!!! Had a problem with septic backing up into house my wife put in service call on Friday due to the fact we couldn't use the plumbing with out it flooding our basement. They told her earliest would be Monday which was 5 full days away. So I called they upgraded to an emergency which you would think they would be able to get a plumber out sooner then we'll wrong apparently a multimillion dollar company that charges **** a month rent can't find a plumber to fix a blocked pipe.i would not care that I had to have a plumber come out same day on my dime but this isn't the first time. Had appliances changed the installer cussed the entire time he was in the house with my wife turned breaker on to the dishwasher without it being wired up no wire nuts nothing just a hot wire under a machine thats metal and has water good combo. Had water heater replaced the installer put smaller one in and tore vinyl flooring it was reported but invitation homes denyed the fix so now we have a big chunk of floor missing. Entry doors rotted out they denyed the replacement of. Windows wont seal they denyed the repair. Have green laminated countertops swelling from water no repair or replacement. But give us **** a month and we want youbto subscribe to a filter change every three months. maybe it's the labor pool maybe lack of care for their tenants or just money hungry ceo or all the above but still this need to be resolved for all future renters this company will take but not give. I hope this reaches the highest level executives so they can see how their company treats their money makers! All I will get is some satisfaction that I saved others from this nightmare and oh don't forget the automated message where nothing will be resolved. 1 starAbsolutely the worst rental company ever!!! Do not rent from them , they poorly maintain their homes they rent them expect you to sink all your money into it while they raise the rent every year. We moved to ******* 7 months ago , it's a nightmare. Literally from the very second we moved in. We have had everything from, the bugs we found stuck in the rugs the night we moved in, blood on the master bath toilet, a tree down in our yard that we found the night we arrived, the electric going in and out in the kitchen lights the first night. That was just night ************** has grown so much since then, currently our main bathroom toilet is leaking all over the bathroom and they are doing everything to avoid replacing the toilet . There is a crack in the porcelain tank, two different plumbers have came and looked in their behalf and still no repair it's been two weeks. We also discovered there is a house 5 houses form us one bedroom bigger , on the water , fenced in, with a fireplace and they are paying $200 less then us. How is this possible. When I questioned invitation homes on it wanting a response from a manager I got ignored and avoided. This company needs to be investigated and reviewed . They steal money DONT DO IT!!!Invitation Homes

5 stars****************** maintenance has been reliable with time and service of two problems that have occurred within my first month of residency. He is capable of assessing the problem, implement an intervention for correction and evaluate its function of service. His experience shows and gave me satisfaction. I recommend **** as a go to person in the future, because the first time around the situation is fixed. Thanks for your services.Invitation Homes

1 starInvitation Homes are scammers! I rented a house from them for a year, paid my rent on time always and did everything I could to keep the house in good condition knowing that they are holding a whole month rent of $3457 as a deposit that I need back once I move out. When my wife and I emailed them letting them know 60 days in advance that we will be moving out, they started pestering ** with requests to inspect the house and to determine what damage was there, and how much they will deduct from our deposit. We decided to make sure the house is perfectly clean, hired a professional carpet steamer and we spent the whole weekend cleaning the house. The kitchen and bathrooms were spotless! We sent them pictures of all the rooms and showed them how clean the house is. When we received our deposit, they deducted $500 citing things like trash, fees for documents like the *** and others which the should pay for and not us. It's incredible how cunning and deceiving they are! They basically stole our money with little or no explanation. When I asked them for proof of their claims like photos, they ignored me. I urge you to never rent from this company. THEY WILL SCAM YOU AND RIP YOU OFF!Invitation Homes

1 starWe had a good move in process, they did fix things in a timely manner. Our move out process has been very frustrating. We lived in one of their properties for 6 months and took care of the property. We paid the early cancellation of 5K, figuring we were getting most of our **** security deposit back. However, we were wrong- they have charged us for paint damage of $808. Mind you we only hung one TV on a wall in a bedroom. I feel we are taken advantage of by this charge. We put in 2 disputes which were both declined. So disappointing. I would take caution when renting from this company. I wish I would have read these reviews prior to renting.Invitation Homes
