On June 11th and June 16th I notified Invitation Homes that I have not received the balance of my security deposit. As of today, Invitation Homes has not acknowledged my inquiry, they have not responded to my inquiry nor have they provided the balance of my security deposit.Business Response

Invitation homes has been dragging out my A/C repairs over the course of the past three months. They continue to add on junk fee's to my rent to the tune of $400. My roommate has epilepsy that is triggered by living in a house that continues to reach 90 degrees. We have a great pyrenees dog that is suffering in these unsafe living conditions, along with our two cats and we are stuck. They are throwing up, panting, passing out. They refuse to help us, but have no problem tacking on fee's to our rent that add up to about $3000 despite the lease stating that is should be $2300. These are crazy business practices for a company that raked in 473 MILLION dollars in 2024. According to the laws in *******, this house is uninhabitable, and we are owed compensation or entitled to being rehomed while this is being fixed. Please help us, we don't know what to do anymore. The same people who rented this house from invitation homes last year, received a settlement from them for the SAME problems in the house. We would not have re-signed our lease if we knew this would happen. We just want out. It has become clear that they have horrible fraudulent business practices, and despite losing a class action lawsuit, continue to operate in this way. We need help. We are hardworking Americans who just want our money to be going somewhere that is worth it. We have plumbing issues that has yet to be resolved the piping is corrosive and instead of the company I rent from repairing the piping they took out the tub for replacing and never to return and then came back and took out the toilet and left it to the side I pay for a 4/2 with 5 people in the house we can't use our washing machine because it comes up in the tub and toilet because of the piping which means we have to go to the laundromat every week for five individuals very expensive now our house is smelling like sewage i am so frustrated with this and very disappointed please helpBusiness Response

On July 1, 2024 - I moved into a rental property managed by Invitation Homes, under the assurance that the property would be fully cleaned and maintained. Upon move-in, I discovered a large overgrown tree in the front lawn blocking sun light, resulting in dead grass and poor lawn conditions. The home had not been properly cleaned or maintained as *********** address the issues myself, I paid: - 7/18/2024, $400 for tree trimming services - 8/19/2024, $315 for exterior power wash - $135 for routine lawn mowing ********** March 2025, I received an *** violation for weed control, due again to the poor lawn conditions caused by the tree. Despite this not being my fault, I paid $190 for additional weed control and lawn care.Recently, on June 19th I received a bill from Invitation Homes for $282.48 related to ongoing maintenance/violation issues caused by the unresolved tree.I've submitted several requests to speak with my POC-****** ****** but I've received little to no response or follow through from Invitation Homes. Both Invitation Homes and the *** are aware the tree is the root cause of these ongoing violations, yet nothing has been done to resolve ********* in this home has become burdensome, due to repeated *** notices and out-of-pocket costs for issues out of my control. Invitation Homes has reviewed the disputes regarding HOA issues. The current violation issued by the onsite HOA management company is regarding weeds. There is a large tree in the yard. It has not been requested to have the live tree removed or trimmed. The shadowing cast by the tree does not result in weeds forming. As a member of the ************* the weeds are to be treated regularly. This is considered resident responsibility once they occupy the home. ***************** is also resident responsibility per the lease agreement. Those costs will not be reimbursed, and we appreciate the effort taken by ****** to abide by the community associations rules and regulations.

Since we move in one of the Invitation homes, we noticed few things inside the house that require repairs. We raised multiple times the issue via their maintenance page that: 1. electricity outlets not working in the main leaving area and nobody showed up or received any response. 2. Took a picture of the pool below of the patches that were already there when we moved in but no response.3. The main bathroom was fair to be used but after a few months, the walls started to show black spots everywhere including the doors, after we reported they send someone to check after 3 months to get it cleaned, and the maintenance guy came to clean it with I believe its chlorine and he told us he will send a request to have them replace the old bathroom cabinet and nothing was done, they only send someone else to change the tap and he also confirmed that they need to change the cabinet all the requests were few months ago and not days or weeks. 4. I was surprised that, they added $75 in the rent claiming is for the tap, we emailed them and there was no response as always. 5. The second bathroom has no ventilation, and now we have the same dark spots in the walls. I am filing this complaint due to Invitation Homes repeated failure to maintain a habitable living environment, unresolved safety issues, and ongoing mismanagement of my rental property.Since the beginning of my lease, I have submitted ************************** 31 months, many requiring repeat vendor visits due to poor execution. In November 2024, I reported significant water damage and suspected black mold, which remains unaddressed despite multiple follow-ups. This has resulted in prolonged exposure to unsafe conditions for myself and my pets.On May 15, I formally requested lease termination. Invitation Homes acknowledged the excessive maintenance history, yet failed to act. I was transparent in notifying the team that I would be out of state by June 1, but inspections were only scheduled afterward despite repeated communication.Only after escalating the matter externally did the company begin taking limited action. Even then, there were threats of forcibly entering the property (drilling the lock) despite my consistent cooperation. Maintenance personnel have also accessed or used my personal contact information without my authorization or knowing, and appeared at my home unannounced, which is unacceptable and raises serious privacy concerns. This has also not been addressed by the company. I have now also received collection calls before rent was due, despite nearly three years of perfect payment history, and have been threatened with being charged for the damage I reported months ago but the company did not act on.These actions reflect a pattern of negligence and violations of Illinois Implied Warranty of Habitability, as upheld in *************************** v. Little. I am not seeking my security deposit, only a formal release from the lease by August 1, 2025.All claims are backed by photos, maintenance records, and correspondence. We have been trying to reach someone at Invitation Homes for a month so that they can complete a Renters Pool Bracelet Form, allowing our family to use the community pool. We have rented this home from Invitation Homes for 8 years and have been able to use the pool for years. We signed a lease to rent one of their properties on June 1 $1680 deposit and $1771 rent, on June 5 we called tech to give us an estimate on air duct cleaning. The tech found there is mold in all the air ducts. So we submitted a request to have the mold removed and we started sleeping in our home we have for sale until we close which is on the 24. Today is the 19th and the issue is still not rectified. Even after they sent 2 different company that also told them it was mold. One of the companies attempted to clean the air duct, i had to tell him to look in the duct thats when he immediately stopped packed up his equipment and left the property. We have called them almost every day to speak to someone at the location office but all we get is there call center who tells us there is not a direct line to the office. At this point I just want my money back and the cost of the moving service so we can move somewhere else safe to sleep and breathe.Business Response

Heres I am a current resident with Invitation Homes at ******************************************************************, and I am writing to express my deep frustration regarding the ongoing maintenance issues at this property.Since moving in, I have encountered several unresolved problems that have significantly impacted my living experience. The patio area was in poor condition, with chipped gravel, and the home has persistent mold issues. Additionally, the lawn was not properly maintained upon my arrival, which led to a violation notice due to the dying grass. Only after this violation did the sod get replaced.I was informed that a large treeover 15 feet tallwas contributing to the lawn issues and needed to be trimmed. Despite submitting multiple work orders, the trimming was either not completed or done inadequately. Furthermore, the lawn continues to deteriorate because the proper foundation and root removal were never addressed, making it nearly impossible to maintain.I do not believe I should be held responsible for these ongoing issues, as they stem from pre-existing conditions and insufficient maintenance. We acknowledge and understand Latoya's frustration regarding the ongoing maintenance issues at their property. Since their move-in, they have encountered several unresolved problems. Specifically, the patio area and lawn were not adequately maintained upon move-in, resulting in a violation notice due to the dying grass. Following this, the sod was replaced; however, the underlying issue of insufficient sunlight due to a large tree over 15 feet tall remains unresolved, despite multiple work orders for trimming. Certain trees are protected; therefore, we are unable to remove them.
Invitation Homes is actively taking steps to address the issues raised by Latoya. We are committed to improving the sunlight exposure and supporting healthy sod growth by continuing our efforts to trim the tree. We are also reaching out to the HOA to request an extension on the current violation period. Our maintenance team is exploring additional solutions to maintain sod health after replacement.
As we work to resolve these issues, we encourage Latoya to maintain ongoing communication with Invitation Homes. By opening work orders, they can ensure regular tree trimming and adequate sunlight exposure. Latoya's monitoring and confirmation of the proper functioning of the irrigation system will also play a crucial role in ensuring the sod receives sufficient water.

I am writing to file a formal complaint regarding the continued lack of access to community amenities at **************** in ************, *******, despite being a paying resident in good standing. My daughter and I have lived in this community for some time and have greatly enjoyed our home and the area as a whole. However, the recent restriction from utilizing the amenities, which were a primary reason for choosing this residence, is both concerning and disappointing.We were recently informed by the *** representative that we could no longer access community amenities due to what I overheard as a possible foreclosure or unpaid *** fees. I contacted the corporate office and a service ticket was created. Days later, I received an email response indicating that there was no known foreclosure on the property. However, this message failed to address the central issuewhy my family is still being denied access to the amenities.I have since followed up by emailing the Property Manager directly, and to date, I have not received any response or clarification. Unfortunately, despite our proactive efforts, we remain excluded from community events and the use of shared spaces such as the pool, clubhouse, and fitness center. This is not only frustrating but also feels like a breach of the terms and expectations under which we entered into our lease. These amenities were a significant factor in our decision to move into this community, and inaccessibility without justification or resolution undermines the value of the lease agreement.I respectfully request that this matter be investigated further and that someone from your office contact the *** directly to rectify the situation. We genuinely enjoy living in this neighborhood and would like to continue to do so, especially with our lease renewal approaching.
