      Reported on 04/30/2025 the 2 front burners of my gas stove was not working. Tech came to home on 05/13 and advised part needed to be ordered and would be delivered directly to my home. Tech returned on 05/28 but part never arrived for him to complete report. Tech told me part was on back order and delayed and said it should arrive soon and to call customer service once part arrived and they would schedule him to come back asap. Tech returned on 06/18 expecting part to be here; advised tech part never arrived and that I had called customer service a week prior and was ASSURED the part would be here by 06/18. Tech called supervisor and told me that the part had been discontinued and that my work order would be escalated to one of the vendors to replace the stove, tech cancelled my original work order and opened a new ticket same day (don't know why it was cancelled) but the cancellation of the original seemed to remove the sense of urgency to fix the stove. Work order sent to **** at Fix it *******************. He came 06/19 looked at the stove, said he could order the part. As of today, still no part, still no working stove, we've been calling **************** and the vendor every other day, with no resolution and today (7/21) I received a voicemail advising I owed $75.00 for the repair of my stove. Every time I talk to someone, they are escalating my issue to the local office to have the property manager call me back. I've yet to hear from a property manger, when I ask for a name or email address, no one is able to provide. I get generic answers an we just want our stove fixed. We have not had a full functioning stove since 04/30/25, we have went the entire summer going back and forth with various **** with no resolution. As of today, issue is being prioritized and I'm suppose to get a call from the property manger tomorrow. We just want our stove replaced and the $75.00 fee removed due to the inconvenience of the entire summer being without a stove!

      The local management team connected with leaseholder, ****** *******. The stove was repaired on July 23rd. There were parts on order that caused the initial delay and weve confirmed with ****** that the stove is operational. Additionally, the chargeback will be removed from the resident ledger as it is not resident responsibility.

      On June 25, 2025, I submitted a rent payment of $2,480.00 to Invitation Homes via money order. Later that day, I was notified by the assigned property manager, ***** ******, that my payment was being rejected and returned via certified mail because the company no longer accepts partial rent payments. I was told the full amount of $2,825.25 was due by June 30.I immediately began requesting the return of my payment so I could resubmit the full balance before the deadline. However, despite repeated follow-ups, the money orders have never been returned. **** confirms that the tracking number provided was only created , the package was never received or scanned into their system. It appears the money orders were never actually mailed, and they are now missing.I offered to drop off the remaining $330 in person before June 30, but that was declined. I requested multiple phone calls to help resolve the situation quickly none were returned. Then, on June 30, I was told ***** ****** was no longer assigned to my account and was referred to a new list of contacts. Ive since reached out to that group with no *********** of today, July 10, the $2,480.00 I submitted remains unaccounted for. Because of this unresolved issue, I am now locked out of my tenant portal and unable to pay Julys rent , not due to lack of funds, but because the June rent issue is still pending. This has put me in a position where I cannot meet my housing obligations through no fault of my own. I acted in good faith, made my payment on time, and followed up consistently.Desired Resolution:Immediate investigation into the missing $2,480.00 payment Confirmation of the payments status or full reimbursement if lost Reinstatement of access to my tenant account so I can pay July rent Waiver of late fees and assurance of no negative rental reporting Assignment of a single point of contact who will resolve this directly

After verifying that the payment remains in transit with no movement reported through **** tracking, we advised ***** to contact ************* to request a reissuance of the money orders.

      To assist in resolving the matter and move forward, we also agreed to cancel the eviction proceedings so that we may accept the payment in full once reissued.

I have been advised that I can drop off Julys rent in the amount specified, and that all late fees will be waived. I was also informed that once I receive the refund for Junes rent, I will be able to submit that payment as well.

      I have renewed a two year lease with the company and they have started assessing additional, undue fee for month to month rent that they are not supposed to charging since we have a lease agreement in place. My local office refuses to respond to any communication to correct the incorrect billing, and I have asked them to remove the month to month undue fee because I will not pay them extra $702 per month. I have always paid without late fees assessed, and now I cant afford it. I want my rent billed correctly to pay, and the late fees removed because without the $702 assessed unduly I would have paid on time.

      Invitation Homes is the management company contracted by the home owner (Pathway Homes) to manage the home I am renting. Invitation homes scheduled a "Procare" visit in late 2024 for July 25, 2025. I did not request this visit, and I can't find a requirement in my lease saying I must host this Procare visit. I notified Pathway homes that I will be moving out of the home on July 31, 2025 and already had Invitation Homes perform a move-out visit on 5/28/25. I contacted Invitation Home to cancel this Procare visit on several occasions (June 2, June 3 and again July 9) and they told me it would be taken care of but it was never removed from scheduled visits in the Invitation Homes App. Finally on July 9, I called the main office and talked to "*****" who told me that it was "required" by the City (**********?) but could not site where this requirement came from, could not provide any details other than, it was required. When I told her that I did not want this visit and didn't need it, she said I could not cancel it and if I was not home, I would be charged $75.00 for not being at the house. Invitation homes seems to do this with the property's they manage, coming up with reasons to charge people without contracted of good reason. I would like someone in Invitation Homes to tell me where this visit is required and why am I being forced for this visit and WHERE is it required in the contract or lease I signed. I checked and do not see this requirement.

      ****** **** (Director of Operations) and ****** States (Regional Maintenance Manager) reviewed ****** complaint. After reviewing it was determined the prescheduled ProCare visit was scheduled as a recurring six-month visit. Due to having no work orders needing to be addressed we have adjusted this visit to after the move out date and ***** is not required to be present. Additionally, will not be charging for a missed appointment and we apologize for any confusion this may have caused.

      I have reviewed the business response and accept this resolution.  It seems that rational upper level personnel from Invitation Homes reviewed the details and provided a solution that made sense. It would STRONGLY suggest that someone gives a strong talk to ***** and explains that bold face lies to customers forced to work with ********************** will result in termination. If our phone conversation was recorded, I ask that management reviews it and take appropriate action. There should be no place for such a hostile and untruthful employee in your Organization. If she was my direct report she would already be fired.

      My name is ****** ******* and I am a roommate/tenant this address *******************************************. I just logged in to try and pay the rent but amount that is listed in Rentcafe which is the portal for tenants to log in and pay is incorrect. It is not the amount listed in the lease agreement that was signed. On the lease we signed, it states our rent is ******* with monthly charges included but on the portal is shows rent is 2749 with monthly charges included bring it to 2923 and we are also late this monthly with the payment so a late fee has been charge of ****** and brings the rent to ******* which incorrect. If they dont go in and change it we cannot pay the because that is incorrect. Now we are at risked of being evicted and having extra charges added from HOA. We can never get in contact with anyone and no calls back to assistance us in a timely manner.

      The local management team began to make calls to the adult leaseholders on 07/08/2025 to discuss the delinquent rent. It was at that time that we discovered there was a technical error and the rent was incorrect. By 07/09/2025, the adjustment to the account was made. ****** and *** ******* were able to make a full rent payment with the correct amount. We regret any inconvenience this unintentional error caused.

      Invitation Homes is charging us for the replacement of the garage door on our rental home. We came home from work one afternoon to find some minor cosmetic damage on the exterior of the door, which prompted us to investigate further. We found that the spring had broken, probably when we closed the door leaving for work that day. We called in a maintenance request to fix the spring. Invitation Homes sent someone out to replace the spring. When testing the door operation after the spring replacement the door began to buckle and the frames began to sag. The tech said it was because the door was so old and couldnt handle the tension of the new spring. We called Invitation Homes back to report what the technician had said (the tech had also submitted a report). At that time, they said we would be responsible for replacing the door. ****! It took over a month to get Invitation Homes to send someone out again to look at replacing the door (we could barely use it in the meantime-carefully!) The new company wanted to test the door to see what needed to be done, which we advised against. When they opened the door the entire door gave way and the glass windows shattered all over the garage. The new company phoned it in, got approval for a new door, and installed it 4 days later. Now, I am attempting to pay my rent on the first of July and find my account is locked with an additional $2248.50 charge for the new door! They will not allow me to pay my monthly rent unless I also pay the additional charge. we were never informed that they intended to charge us for the door, which we did not damage. I have made 7 phone calls thus far, including 2 to corporate, and they refuse to communicate. I want to pay our rent, but am disputing the door charge. They refuse to separate the two issues.

      I pay rent monthly, each month there is new fee on my account. When I moved in 11/18/25 I got the lights and renters in my name. 7 days after I moved in, they cut my lights and tried to make me PAY to get them back into my name due to their admin not paying attention thinking the home was still vacant. SEVEN days after we moved in. Lease was signed 10 days prior to that. I had to talk with several people including the light company to get my lights back in my name then they wanted me to PAY for something they did. A few months later, the ring on the home starts to act up, not staying connected. I reached out for 8 months about this ring not working properly, it ended up getting smashed off my front door. They provided a credit but said they cant remove the package due to the smart home pacakge. Its a **** door lock with a wifi based hvac system. Nothing worth $40 a month for. They then told me I HAVE to keep the ring on the door and can not remove it. How else am I supposed to place my own camera to keep me protected? Now they added a renters fee onto my account and it was only a week before the rent was due. They post the fees a week before then the rent a day before not giving any time to dispute incorrect charges, so they may offer a credit as a their best course of action. Now *** acquired a late fee on my account because their system wanted me to wait 30 mins to give the system sometime due to them thinking that it was fraud happening when I tried to pay my rent at 11:50p at night not knowing my account was ****** short. Each month it has been issue after issue after issue and ive done everything im supposed to and need to do as a renter/tenant but they continue to basically cause turmoil to their renters. I can not take this any longer. Im not able to add many pictures as some wouldnt load but ai was able to grab a few from-a previous thread.

      Our Assistant Portfolio Manager (APM) was able to connect with ***** via email to discuss several concerns that have impacted their experience since move-in. These concerns included the electric service being mistakenly switched to our companys name, insurance fees, smart home fees related to a defective device, and a recent late fee.
      The APM followed up with a detailed response addressing each of these items. Upon review of the account ledger, the *** confirmed that three out of the four fees in question have already been resolved. Additionally, the *** agreed to waive the recent late fee as a one-time courtesy.
      The *** has also advised ***** to reach out to them directly, as their Account Manager, with any future concerns so that they may assist in resolving promptly.

      I was renting a house with them for almost 6 years, in that time they never made any kind of maintenance to the property when I moved in the paint, landscaping and other things were in bad condition and when I left the house I spent a couple days cleaning and fixing up all and I left it in a perfect condition . But they were expected that I assume all the cost of everything to put someone in there without spend money after 6 years. They took 73 % of my deposit with fakes and abuse charges. They sent me $ ****** instead of $ *****

      I have been renting this house for 12 years. Its rather pricey, as the smallest house on the block with higher than average rent. My air conditioning failed on Tuesday July 1, 2025. They sent an AC vendor out + they said my AC is so old that the only available parts have to be sent out from *****. At the moment its 93 degrees. They wouldnt even get the part sent next day air. It's supposedly going to be here July 7 or 8. I feel like they will probably replace the whole AC unit when i move out, along with the gate that is rusting away.

      ****** reported the air conditioning system not functioning on 07/01/2025. Invitation Homes sent a vendor to inspect the air conditioning unit on 07/03/2025, and the vendor then submitted their proposal/quote for the repair which was approved the same day. The vendor was required to order parts to complete the repair, which caused a delay. The parts were received on 07/08/2025 and vendor completed the repair the next day.

      On 07/10/2025 Invitation Homes Portfolio Director spoke with ****** and apologized for the delay in completing the repair. ****** was informed of the concession Invitation Homes had applied to their resident ledger to account for the delays in repairing the air conditioning unit.

      They forgot to charge us electric in our rental home for 6 months, then proceeded to lump it all together at once and threaten to kick us out in 3 days if we didnt pay it every time we have a maintenance issue they are extremely hard to contact. The payment system has been down on the day our rent has been due multiple times forcing us into a late fee and when we try to talk to someone they are extremely hard to get ahold of.

      The Portfolio Director made multiple attempts to contact ****** regarding their concerns, reaching out on July 9, July 14, and July 15. Unfortunately, those attempts were unsuccessful.

      In ******** complaint, they indicated that they had not received an electric bill for a period of six months. However, our records show otherwise. According to our system, ****** and their roommates moved into the residence on March 17, 2022. After a detailed review of the account, we found no evidence of any six-month period during which electric billing was not issued.
