    I would have to agree with all complaints before me in that their terms do not make sense and they are confusing because they word so many things to be "legal" when it is not. They are not in the best interest of their clients and should be sued. If you are considered an investor and are going to offer money on a house to buy, then BUY the house. Stop holding sellers accountable for making sure the house will resale after they leave. That should not be their responsibility, that should be those who decide to buy, which is HOMEWARD. It was hurtful to have to go back to my client and let them know that so many things have changed from week to week and sometimes from day to day. Its almost like Homeward didn't want to buy it after they bought. What is this incredibly large fee (I think 7%) that you take off the top for anyway? And then they make the sellers pay for septic inspections, septic repairs, electrical inspections, foundation inspections, and the list goes on. They also make you keep utilities on until after they sell the house to someone else. All to say afterwards, we need YOU to do more and pay more!! That can not and should not be ethical or in the best interest of any client to have to do. Already you only give a percentage of the seller's home (84%, which means the seller loses money), hold back an extremely large fee and sellers have to do all repairs that Homeward deems is "necessary" for an extremely large price. That is absolutely ridiculous. You guys are definitely in the wrong business. Take note from Opendoor and keep your process simple if you want to keep a reputable business. Take care of the clients who even think about doing business with you, don't take advantage of them. I will never work with Homeward. Your best bet is to change your name.

    If I could give 0 stars, I would. From the very beginning, there were red flags. The program portrays to be reputable, but in all actuality, programs like Opendoor are far more credible. Instead of support, the "service" that I received was a series of miscommunications, financial strain, unnecessary stress, and endless hidden fees and deductions from my proceeds. Despite submitting all the necessary paperwork on time, there were constant requests for more documents, which delayed every single aspect of the process. Each week was a waiting game, and the lack of clear communication only fueled my anxiety. Representatives from the program were nearly impossible to reach, and when they did respond, their answers were vague and often contradictory. The stress of not knowing if my new home would be secured became overwhelming.While Homeward already deducts a huge chunk of your proceeds, they continue to nickel and dime you until you're left with little to nothing. For a person utilizing proceeds for the closing costs of a new property, these are details that should be communicated upfront so that the best decision financially can be made. It was a constant battle!On top of that, the disbursement process became a complete disaster. I was supposed to receive funds to help cover closing costs for my new property, but the disbursement from Homeward never arrived on time (as promised). This delay held up the entire closing process, and I was left in an incredibly awkward and humiliating situation at the closing attorneys office. I prepared everything on my end, only to be blindsided by the fact that the funds werent there. The attorney and other parties involved were clearly frustrated, and I felt both embarrassed and powerless as my Realtor and I tried to explain that the holdup was beyond our control. What should have been a proud moment of homeownership turned into a fiasco, making me question if the program was ever reliable in the first place. A complete disaster!

    These people are complete crooks. The realtor they work with complete lies and got us to sign. Its a scam operation no better than the places who buy your house for cash. Deception from beginning to end.

    I sold my home to this company and I was deceived. They need to be held accountable for their deceit and misrepresentation. They bought my house with a standard ******************* "as is" real estate contract and then held me responsible for repairs and a primary fee under the "Sell Before You List " program. Which was not explained enough to be understood by the average person. I recommend to anyone using this company or any other that is in the business of making a fast buck at the sellers expense to be aware and to read the fine print very carefully before you sign, or have an attorney read, or you will be allowing them to take advantage of you and you will end up with far less money than they promised you. This is a warning to SELLER BEWARE!!
