I was connected to my agent ****** "****" ******* with JPAR realty thru a service called Clever. We discussed my needs and outcome and he presented me with two choices to list on open market (which the market is not that great due to the election and there is no telling how long it will sit, or we can use homeward which will pay a cash offer, list it and you get the remaining proceeds after the final sale (per ****). Well I had some hesitation and expressed my concerns with ****. He sent me a breakdown of how the program works and the "sheet seemed ideal". I paid an agent fee of 19K, and a "convince fee" to homeward of 26K, for them to purchase my home along with a 11.5K credit for any repairs. I agreed to do so and signed the contract and sold my home to homeward 10/2024. My house was listed and under contract two days after listed. They accepted the offer 4K less than listing price and went under contract. Close to closing, the buyer was considering to walk away because her contractor quoted her more than she thought to remodel ie, cosmetic, new flooring, deck etc. (nothing regarding the house itself. Homeward obviously wanted to close the deal and asked what they can do to make this happen. She requested a credit of 15K and it was granted. Reducing my final proceeds. Not to mention that I also was responsible for paying the "taxes" during the time that HOMEWARD OWNED MY HOME and I also paid their realtor fees to the buyers agent. They used a contractor named "Lessen" which is very shady and no one is available to answer calls, 2 star company review, to complete some small repairs which was 6.7K (which was also deducted from my proceeds. If I would have been made aware of all the money I would loose going with this company, I WOULD NEVER! I was taken advantage of and I am saddened by how someone can take so much from someone especially when it involves a home they worked so hard for. We encourage all sellers and agents to review the Homeward Service Agreement in detail to ensure that they are aligned with the terms associated with the Homeward cash offer program. But we are very sorry to hear that your experience did not meet your expectations.
As part of the Homeward program, we worked with you and your agent to establish the appropriate value for your home and agreed to list slightly above this price to test the market at that price. Though we obtained an offer below this higher list price, we were pleased that the offer was still above than our agreed upon value.
We understand that negotiations can be frustrating when it feels that the asks are excessive. We determined that the best course of action in this particular transaction was to move forward with the credit request, rather than pulling out of the transaction and risking days on market or even higher repair asks with another buyer.
Again, we regret that this experience did not meet your expectations and we take your feedback very seriously.

Date of transaction was 10/24/***** selling our house was selling it $305,000 and before the house was closed on they had 3 different roofers come to inspect the roof in which all 3 of them said the roof was fine. The new home owners insurance company wouldnt insure the roof because its to old which we understand that. So homeward stuck us with the full bill of replacement of roof. They gave the new owner $18,300 in credit for the roof which seems high to me and Im not happy with being stuck with whole bill of replacing the roof while they make huge profit off of us. Not happy with Im filing this to hopefully prevent them from s******* others.Business Response

We see that the property was listed and then reduced in price over time, according to the market conditions and in line with the nearby comparable properties. Ultimately, after 42 days on market there was only 1 offer that was received, and it was with a Veteran buyer using a VA loan. This offer requested 6% in credits in order to make the deal work, which resulted in the $18,300 credit to the buyer. After the inspection period, there were additional credits negotiated for the roof, which were agreed to in order to keep the deal together.
We regret that you are unhappy with the results, however Homeward feels confident that the best decisions were made given the conditions of the market and the amount of interest in the home at that particular time.

I closed on my first home on May 29th 2024 and moved in May 30th. The septic system stop working on the same day I moved in, I reached out to my realtor about the situation and she informed Homeward which is the seller realtor about it. I called a septic company to come out to check the system to find out what was wrong with it, and the say that the pump had going out and that ATU Aerobic Treatment Units was poorly maintenance and it would cost $6k to repair it. Homeward signed a contract to purchase our home within 14 days. We moved out of the home within the ************************************************************************************ moving expenses to move out in two weeks, in addition now we have to relist the home and wait for it to sell leaving us with now a double amount of bills. Homeward backed out because the driveway was on a wait list to be completed and the basement was not framed. Both of these items were known at the time of the contract being signed and their offer being made. Homeward is supposed to help families by purchasing their homes and they tricked us and we are not in a financial struggle. This is unacceptable. We moved our two grandkids whose mom was just murdered ten months ago and four pets out of the home. We disrupted their stability and this company should be held liable for this. Homeward is a real estate business, one part of their business is they buy homes giving seller some money up front then a share of the final sale. I signed a contract 9/28/23 with them, it closed near the end of October. Our deal was I get $62,000 up front then if it sells for $495,000 I get an additional $62,000 with a sliding scale for lower sales prices. They also guarantee a sale within 90 days. Their contract is incredibly convoluted which I believe is intentional as does the Washington State AG's office who has several complaints about them. Even my real estate agent could not understand all of it she said but I was desperate to sell because of medical issues. They actually took 5 months to sell violating their guarantee of 90 days. When the sale closed 4/5/24 it sold for $450,000 but they claim I get nothing from the sale which is basically theft, in addition they demanded $8000 worth of repairs out of the original payment to go through with sale.Initial Complaint

I used Homeward Titles to facilitate the transaction to sell my house and buy my house. The messed up my contracts, did not know where the selling proceeds were and messed up the leaseback deposit in the contract. I lost 1500$ as a result of this manual issue. I demand 1500$ back from the company
