      Let’s start at the beginning made reservations for a cabin 3 months ago and paid in full. On the day of our arrival at 2 pm I got a call saying that the cabin I had reserved had water problems and was going to have to be relocated to a different cabin which was at least 30 minutes away from town to where the other was only about 5 minutes away, so I called back and asked for anything closer I was told there was not anything that was equal to what I had. I asked about another cabin that was one of their properties closer to town larger cabin but really run down missing curtains doors not opening good few things not good but they charged me extra for the upgrade another **** just don’t think it’s right to be done that way

      This is a horrible business. I wish I had read the reviews first. Me and my family rented Chimney ridge for 4 nights. Paid over $2000 for this rental. The property is in terrible condition. Fron broken furniture to black mold and bed bugs. On the second day my wife noticed little red dots on her legs. Then I also saw the same on my legs. After the 4th night we started looking on the internet as to what it might be. BED BUGS! Was told to check the mattress and it was infested. We have pictures of everything and I will post them. Even after all this nightmare, they charged my card an extra $166 for a night we never stayed of agreed to. When I contacted them, they were so rude and nasty. Basically laughed at me when I demanded a refund. Told them I'd contact my bank and was told GOOD LUCK WITH THAT. PLEASE don't make the mistake we did. Read reviews on this pathetic business.

      Can’t make a zero star. Booked with this company before no issues. This time had mother book trip and she booked wrong dates. Reached out to company to get dates moved or to another cabin for weekend of availability and company said todays rates can not be transferred to time of reservation. So booking for a non holiday weekend(original booking was for New Year’s Eve weekend) 3 days to 2 days on non holiday weekend for same cabin will cost $68 more dollars. When asking for l manager on site was told she was on lunch. Called back a hour later and she said she had no resolution. I offered to take smaller or other cabin for the new weekend dates the 15-17th and was told it will cost me more. Asked to cancel reservation and rebook at price currently listed on their website with is $1000 dollars less and her only reply was you will forfeit the $1008 we have as a deposit. We will never book with these crooks again. When mom called to find resolution they told her they reserve the right to change prices as they see fit at any time and there is nothing we can do.

      We stayed in "Hidden Vineyard" we arrived late in the afternoon and did not make it to the chalet until after 8 pm. Upon arrival we unloaded out vehicle and went inside. Inside the Jacuzzi tub was dirty. There was black mold in the jets looked like it was not cleaned in months if at all. When going out to the hot tub we were not able to use because there was brown slime in the hot tub. We went to bed for the night and I intended on calling in the morning to address these issues. When we woke up my mother (65) woke up and cried out to me. I went in to find that she had slept under a blanket that had dried blood on it from a prior guest. I was appalled that this company would rent to anyone under these nasty conditions. I forgot to mention my son also got locked in his bedroom for 10 minutes until I came in and got a drink off the deck. Needless to say after all of this I contacted Colonial and the reception was bad so I had to waste time and drive to their office. I was put in a conference room to wait for a "Supervisor" who was the most uncaring person I have ever met. There was no empathy. They sent out maintenance to fix the door and housekeeping to clean the tub and put on a new blanket. Needless to say we had to buy a blanket because they one they put on the bed was dirty and smelly as well as the jets on the jacuzzi were still nasty and could not be used and they did not touch the hot tub.

      Got a home through this company in September 2023. When we arrived that afternoon check in after four the floors were nasty. The house was nasty. Nothing with care for. It’s called skinny bear ice machine locked up TVs didn’t work bugs everywhere mold and mildew smells in the house couldn’t take a shower without having water buildup on your feet called colonial took pictures over to them. We went to the home office and talk to a lady there No one got back to us. One lady did say she gave us a set of sheets to change and offered to have someone come sweep through the house. They talk to AnAmanda the week after, she said she’d get back with me never did. no offer of a refund and we found no offer of help would not work with these people suggest calling someone else to rent from they don’t care about the people who come and use a company homes they represent to stay and enjoy family time. Cost me almost $300 a night for this place. it was horrible. Make sure you check the company out. The pictures on the website are not true to what you expect when you arrive for your vacation. Finally got an email two weeks after Talking to Amber in which it said NO REFUND !!I talk of any kind. So be careful who you rent through. I would never suggest colonial properties to help go to hotels or anyone or in pigeon Forge.

      We booked a cabin through VRBO and Colonial Properties was the host. Our cabin was infested with bats. We called the afterhours emergency number and they sent a service man. He was able to capture one bat and put it outside but not the others. We were told that they did not have another location to send us to and to contact the office in the am. We contacted Colonial Properties in the am and spoke with Amanda. We were told there was noting that they could do and to have a nice day and come again. This company is putting the safety of cabin renters at risk as bats carry rabies. I contacted VRBO and was told they could not do anything and to contact the host.

      Worst experience ever. Septic smelled so bad in the house it made you sick. Holes in the floor. No heat downstairs and bugs everywhere downstairs. Streams and Dreams was a nightmare. I have rented cabins for years but of course I have always used Patriot Getaways and Hidden Mountain resort which are great places. Getting ready to post on all the local Facebook advertisements letting everybody know not to rent from Colonial Properties. Already calling all my friends who visit Pigeon Forge and Gatlinburg at least once a year and letting them know. Going to watch for coming attractions to make sure they don't trick anymore fools into renting from them. We had to get a hotel our place was sooo bad. Still wanted to charge 1350.00 for 2 nights. Star ratings need to be negatives one is way to good.

      1 bathroom smelled like mildew and had mold underneath. Toilet was not bolted to the floor. Had to turn the water on because it was turned off. Upstairs bathroom had black mold in the fan. Only provided 1 roll of toilet paper for each bathroom for our 5 day stay. No lighting over by the hot tub. Very dangerous. Cabin did not seem to be clean at all. Would not recommend staying at Keatons on the Creek cabin.

      RENTER BEWARE! We booked a cabin from this company, in November, for mid March. We paid half and the remaining balance was due in March. Our whole family was coming together from various places to be together. We paid the balance the beginning of March. Two days before we were to leave they email us to call. We call and they proceed to tell us that the cabin is sold, they don't' have another cabin that suits our needs,they will start the process of returning our money. They took our money knowing the property was for sale giving us NO warning. So we have no cabin, our money is tied up until they return it and our plans are ruined. They never let us know that it was up for sale. They didn't refund our money immediately so we could get another cabin. They are the WORST COMPANY EVER Sandra Florida

We have no ownership in the properties and no control over the sale of these properties. We try our best to relocate guests to comparable properties . Unfortunately, we did not have any open availability to a property that met your needs. We did refund you in full and apologized for this unforeseen situation. Once we issue a refund back your credit card it is out of our hands as to how long it takes to appear back in your account. Again,we are sorry this happened and I wished we could have accommodated your families needs.

      The experience was horrible place had roaches. No tbs worked hot tub leaked huge bubble in floor had handicap people almost were hurt bad no help to fix
