I have mold in my bottom cabinet that I want replaced now. It smells and I do not want to get sick from it. I want the issue resolved now or I will take further action and take this to court.Business Response

I, *****************, Regional Manager for Pinewood Apartments received a message from resident ******************************* 920 Tamsway on Tuesday, August 6th regarding mold in her cabinet. She stated in her message she had reported it to the property and was checking to see if we knew about it. I checked with the manager, *************************, who told me that she was aware and that a ticket had been entered for a ********* to repair it. It was caused by a leak from the water heater. The leak was repaired on 8/2/24. On August 8th we received the BBB notification and I followed up again. I made sure that the ********* took care of the ticket on August 9th. ************** contacted the office on 8/13 that she was not happy about the repair and wanted the paint brown rather than white. A worker was placed for the refrigerator and when maintenance came to look at the issue it was found that the gaskets to the doors needed to be replaced. The gaskets were ordered. The gaskets arrived on 2/29/24 and maintenance went to the home and replaced the old gaskets with the new gaskets. This issue should now be resolved,Initial Complaint

Feb 2024 I Put in an application for an apartment in the University crossing Apartments. I gave The Manager Sharedell money orders for $255.00. I was kinda in a rush because it was my Birthday It Was on A Saturday. We Surpose to met Friday at o'clock but she left early. She Called me the next day to meet her at the office. I met her Gave her my ck stubs and money order for $255.00. I Didn't receive no recipes .Call the next days No Answer Finally Contacted her She claim She turned the money orders in and I got to wait 30days to get a refund of $100...She said they denied my application because of a assault charge that was dismissed. When I moved in I was given a lease which did indicate a sixty day notice before vacating or renewing or I would be charged month-to-month. However, I did not receive a renewal offer until September 16th, 2023 (less than 60 days before the end of my lease October 31st). They are requiring I pay rent up to December 4th now of this year. I attempted to resolve with them but they were unwilling to make an "exception," as they state the renewal offer is just a "courtesy." I requested at the least, to not be charged past 60 days from the renewal offer. Though, I do not think it is right that I am charged after the 31st at all given the fact that I was never given a renewal offer to make said decision.Business Response

I renewed my one year lease agreement with Edison Park Apartments, a subsidiary of Makowsky Ringel Greenberg, LLC, on January 4th, 2023, but I had to break the lease due to work transfer to another state. I gave more than two months notice of my intention to break my lease agreement. The lease agreement does not specify any penalty about breaking the lease. I do not intend to run away from paying penalty but The Edison Park Apartments has never been transparent or responsive to several attempts to know how to proceed with the charges or penalty for breaking my lease before my move-out date. All communications were verbal and nothing is written.The Edison Park Apartments knew I was moving out of the apartment on June 30th, 2023 but they did not give any notice of any lease termination penalty. I also did not receive any call or mail from Edison Park Apartments after I moved out.To my greatest shock and surprise, I received a letter dated 15th September, 2023 from a debt collector who threatened to go to the ************** I have never received any prior communication about this from the Edison Park Apartments. The charges of $1426.02 were not clear and transparent. The lack of transparency leads me to believe this is not a standard rate for lease termination penalty.The charges of $1426.02 is more than what I pay monthly. I believe the Edison Park Apartment have not been transparent and did not announce the penalty in a timely manner.Business Response

****************************'s lease agreement expired 12/31/23. The notice was given on 3/27/23 for a move out date of 6/30/23. The notice form states that if the move out date precedes the lease expiration date that the resident is subject to all contractual and statutory remedies including rent, redecoration and rental fees as outlines in the lease agreement. He was advised that he would be responsible for the rent until the lease expires or the apartment home is re-rented which ever comes first. This is per the lease agreement that he signed. The apartment home was re-rented and the new resident moved in on 8/27/23. He was charged per the lease agreement rent for July and a pro-rated amount for August. Attached is the notice of intent to vacate, ****** reflecting the charges and his final account statement. The account was *********************** with the collection agency and is no longer being handled by Makowsky Ringel Greenberg. He has advised the collection company that he is un-able to pay the balance owed due to not having the funds.

Thank you for handling my issue with my apartment manager.
The information from the Edison Apartment about the fact that I cannot pay because I don't have money is not true.
I have paid the first installment of $240 on 10/6/2023 after which I negotiated to settle the debt in my next payment and the collector said that Edison Apartment has agreed for me to $860 to close out the payment. The collector wanted me to pay the money within the same month I made my first payment but I explained I have made many financial commitments. I would only be able to pay 11/02/2023 but my response was not satisfactory to the collectors. The collector then said I would be reported to ************** I found it very disturbing that I would be threatened with ************* after making payment within one month of receiving the notice that I owe Edison Apartment and I promised to complete the remaining $860 the following month.
It is true that we have reached an agreement about the payment but I don't like being threatened that I would be reported to the **************
I have been very responsible with my payment so far.
I would appreciate if the Edison Apartment and the collector can give me till next month (11/02/2023) to make my payment of $860 as promised to settle this debt.

The management at these apartments doesn't seem to get anything fixed lately. It's 75 inside my apartment right now. The ** has been set to 70 all day. It was 77 in here last weekend. I called maintenance. He came out two days later and says he fixed it. That was two days ago. It hasn't been really hot all week until today. It was in the 90's last weekend and 96 today. The ** needs to be fixed and it's not. I have 6 minor children that went home red faces and sweaty last weekend when they were here. I'm sweating just sitting at my table here. I have a fence and my ceiling that have been damaged since February from an ice storm. They have not been fixed but they fixed their roof and gutter that was torn up right after the ice storm. They don't seem to care about the inside that I live in. I've called the maintenance again today. He just says "we'll look at it". Im hot and tired and pay too much for things not to be taken care of timely. Especially the ** when the heat index most days is over 100 out. Please help or tell me what I can do to help the situation. I'm locked in my lease until January.Business Response

We moved in the apartment on 04/01/2023. Before moving in we viewed the apartment and there was a list of things that need to be taken care of. The major thing was the patio out back. We were told new patios would be installed soon for the worst ones. Our gate has been laying on the ground for months. We received an email the first week of June because we were on vacation saying they would be starting and to remove everything from the patio. There is still no new patio and the gate is laying on the ground.Our air has not worked properly since we moved in. After 4 or 5 times calling for maintenance to look at it, a HVAC tech came and found the ductwork to the plenum was not connected so half our air way blowing into the attic. Also the vent pipe leading out the roof is single wall pipe and should be double wall. The furnace needs a new starter collar and pipe. The unit is too small for the apartment also. I paid $100 for the tech to come out and of course this is out of my pocket not being reimbursed for it. I should have never had to pay anything as it should be taken care of by the apartments. The pool is closed most of the time. No one lets the tenants know why it's closed and when it will reopen. If you try to contact the office by email or phone, they do not answer back because they don't want to.Before moving in, we were asked to write a review on ****** and now I see why. They want a good review and no bad ones. I took my good review down and replaced it with a bad review. I see now they have taken it down. I was unaware a business could do that. They do not want people to see how it really is there. I want my air fixed because no one should pay $1500 a month and have to sit in the dark to keep it cooler in the house and still be hot. I want my vent pipe fixed before fall and I want my patio rebuilt. This is not too much to ask when it should be that way to begin withBusiness Response

I lived in plum tree apartments and in June 30, 2009 I lost my job I worked at Juvenile ************************ Juvenile Court lost the contract with the state. I had an apartment and couldn't continue to pay the rent. I explained it to the manager. She explained to me I could surrender the property and move, they will not pursue collections. They have put this collection on my credit which is preventing me from obtaining an apartment. This account is 14 years old and should have come off my credit. **************** was placed for collections due to non-payment of rent per the lease agreement he signed. He would have been informed of past due rent via the office staff with written correspondence. Once he was was placed for collections he would have been served a notice and given a court date regarding the properties attempt to collect his debt. He was evicted due to non-payment of rent in October of 2009. Because he never satisfied his judgement it is still reflecting on his account. This is due to court records not due to a collection agencies attempt to collect the debt. We can not remove public records from his account. My apartment flooded and the only thing they came to do was steam the carpet and put popcorn ceilings over the water damage in the bathroom. They do not come in and do any repairs or fix any appliances. The bathroom tiles have mold and the toilet top is broken and has not been replaced. My upstairs neighbors hot water heater consistently has issues which drips and floods into my apartment and they have not replaced any of the ceiling, carpet, nor the hot water heater causing the issue. The floor was wet for 3 to 4 days and nobody came out. They did not replace the flooring even after it had been soaked in water for days. There is no apartment complex manager on site and there is rarely ever a person I can reach and contact for repairs. They do not have an office within the apartment complex and you can only send in issues via online. It is stated that security is supposed to be patrolling the apartment complex building but security is never there. The top to the electrical box outside of my apartment has been off for weeks in the midst of inclement weather. It has been snowing, ice, and raining and all cords are exposed to the elements. The pests are out of control as well. Apartments do not have pest control to come in and spray. Pest control will come and will not spray anything. Mold is all over my walls.Business Response

**************** reported water coming into his apartment home on 1/23/23. The apartment directly above **************** was found to have a hot water heater that required replacement. The hot water heater was replaced the same day that the issue was reported and a wet vac/water extraction was completed in ******************** apartment as well a blower/fan was left for continued drying. We also had the carpet shampooed once the drying process was completed which is standard procedure. We have no records of any issues with the appliances being reported by ***************** Pest control is done in every apartment home quarterly and records reflect that pest control services were completed on 12/29/22 & 3/30/23. At any time a resident can contact management and have additional pest control services performed if they are experiencing any issues. **************** has not requested any additional pest control service. We completed an apartment inspection on 4/10/23 and it was found that **************** had not reported a leak in his laundry area that was occurring and the failure to report this issue resulted in drywall damages. A plumber was contacted on 4/10/23 to investigate the source of the leak from the upstairs apartment and it was found to be the residents own personal washing machine that was leaking. Attached you will find the lease agreement section #** which states that the resident agrees to immediately report to management any evidence of water leaks. Also stated is that the resident shall be held responsible for damage to the premises resulting from the resident's failure to comply with this section. The area that was water damaged and not reported to management was repaired on 4/12/23 & 4/13/23 and photos are attached. It was also found while competing this apartment inspection that **************** had also not reported to management that a tile repair in the shower was needed and he also had not reported that he had broken the top on the toilet tank as well as a leaking bath faucet. Our lease states in section #** provided that the resident agrees to request all repairs and services in writing and also states in the case of malfunctions resident shall notify lessor's representative immediately. Service request were entered for each of these items the property manager found and they have all been completed. A photo of the tile repair is attached which also shows that **************** needs to clean the mildew from his tub/shower area. The electrical box he mentioned is actually a ******* cable box and we have contacted ******* as we are not authorized to work on their equipment. Our leases do not state that we provide security and a copy of section #** is provided which addresses security. Our office is located at **** Southern Avenue and the office hours are Monday - Friday 8am - 5pm and we are also open on Saturdays from 10am - 5pm. We have a voice messaging system in the event that our office personnel are assisting other customers and all voice messages left are followed up with the same day. If **************** would like to terminate his lease agreement which ends 11/30/23 early he should put in a 60 day written notice to the management office and we will try to re-rent the apartment home. He will be responsible for the rent until the apartment is re-rented or the lease expires which ever comes first. An acknowledgement of receipt of notice will be given to **************** with all instructions for vacating early prior to lease expiration.
