I live next door to one of their rental properties. My address is ***************************. There is a huge tree in the yard. Large limbs keep falling. One total my car in January. Two limbs recently fell last week. This was just brought to our attention and we have scheduled a tree company to look into the situation. Please keep in mind this is not a property we own or manage. If the limbs in question are over their property, we can not legally do anything. It would be their responsiblity to trim the limbs over this property. Rented a house from Lubin property within the 1st month the roof was leaking repairs werent made to the house as i was told the kitchen floor was sinking in i was told they were going to be fix was jus covered up now water has gotten under floor causing it to swell mold and mildew are in the house kitchen wall is like plastic and if you lean against it you might fall thru leaks around the windows a smell that i cant get rid of from the leaks asked out of lease or transfer but all if they're properties are the same dilapidatedBusiness Response

There was a roof leak that Lubin was not aware of before the tenant moved in. We have made several attempts tomake repairs and have been sent away twice when trying to make repairs. We have had a supervisor make several appts to meet with the tenant in order to resolve the situation as well. The tenant did not make the appts. We will continue to try to get in to make repairs.Customer Answer

As I stated we were unaware of the roof leaks at the time of move in. They were most likely the result of recent storms. At this point, all we can do is make the necessary repairs. Unfortunately once you sign a lease an move in, you have accepted the condition of the property.
We have been there several times and no one answered the door. Someone was home, but we obviously arent going to just walk in if the door isnt answered. Id be glad to schedule a time for the supervisor to get in and see what needs to be done. We want our tenants to be comfortable, so once we are able to get the final list of repairs, I can rescheudle contractors to get the work completed.

One of their tenants continues to throw trash and food over their fence into my yard. They have thrown tires into the street and no one will come and pick them up. And today they started throwing food over the fence and I have pets. It is absolutely unnecessary for a child to throw food over a fence when there is a trash can right next to them. The children throw bricks at the fence. I have security footage of the child absolutely deliberately throwing food over my fence today. I have attempted to go to the office and no one is there. I have called all day and no one will answer the phone or return my call.Customer Answer

If I could give Lubin Management zero stars, I would. My experience with this company was nothing short of a nightmare. We entrusted Lubin with the management of two of our properties in *******, expecting professionalism, accountability, and transparency we received none of that.Over the course of our time with them, we paid over $6,000 for maintenance and repairs that were either not done at all, done incorrectly, or so poorly executed that we had to hire other professionals to correct the issues. When our realtor inspected one of the properties, they found blinds installed backwards, fixtures painted over instead of replaced, and incomplete repairs that left parts of the home looking abandoned. To make matters worse, they charged us for an A/C repair that we later discovered was never properly completed the system was still malfunctioning.Despite our repeated attempts to address these problems, Lubin Management was evasive and uncooperative. They were responsive in the most frustrating way replying just enough to string us along, but never actually taking action to fix the core issues. They refused to release us from our management contract in a timely manner and did not refund the thousands of dollars in falsely billed maintenance charges. In the end, the only reimbursement we received was a $500 deposit a fraction of what we ******* out-of-state property owners, we relied on their expertise and integrity. Instead, we were taken advantage of. Its deeply concerning that a company like this is allowed to operate, especially in a field that requires a high degree of trust and ethical responsibility. Lubin Management preyed on our absence and lack of physical oversight, and I suspect many other out-of-state investors have been similarly mistreated.I would not recommend this company to anyone not even to someone I disliked. Were sorry to hear that you had a negative experience, and we appreciate the opportunity to clarify our involvement with your properties.
After thoroughly reviewing our records, we found over 60 emails and 25 text messages exchanged with you regarding your two properties. When you first turned over the home to us, it had no heating or air conditioning system, and you had already conducted your own make-ready work prior to our management.
Initially, we attempted to lease the property in its existing condition, but without success. In response, we took steps to complete the necessary workat times having to revisit and correct prior efforts by your contractor. You're absolutely right about the blind being installed incorrectly; we were happy to return and fix it once notified.
Recognizing that you were a new investor, we made it a priority to communicate with both you and your wife to explore options and provide guidance. To support your efforts as an out-of-state investor, we documented all completed work in our online portal, accessible to you 24/7. We also made a point to meet with you whenever possible to maintain transparency and trust.
Ultimately, you decided to move to self-management, and we respect that decision. We appreciate the opportunity we had to work with you and wish you the best in your continued investment journeyInitial Complaint

My plumbing has been backed up since 2/11/2025, I put in a maintenance request and reached out to the maintenance manager (*******) on that day. Someone was sent to our house to fix it on 2/16/25, but it was NOT fixed. The plumber stated that he didn't have the right equipment and someone else would have to come. The maintenance coordinator (*******) reached out on 2/17/25 to ask if it was fixed, and I told her it was not. She did not respond to this message, or any others since then. I have sent text messages, called, left voice mails and sent emails with no response. No one at the office answers the phone. My plumbing is backed up and sewage is coming into our home. We can no longer flush the toilets without our bathroom flooding with sewage. This is unsafe and unlivable and no one will give us an update, or even respond.Business Response

I was notified back in December of 2024 that Lubin was the new property company for the apartment building I live in at ***********, which was effective immediately. This was approximately December 23rd, 2024.All of my information was transferred over to them from ********. I contacted Marathon via email and confirmed that my $745.00 deposit was also transferred to Lubin. I contacted Lubin to inquire about why the 'Deposit Held' section in my online portal is still showing $0.00. I let them know that I have written confirmation from an employee at ******** stating that my deposit was already transferred to them (Lubin).*****, at Lubin, stated that they didn't receive my deposit. I asked her how that was possible if Marathon already transferred the deposit over to them. She responded stating that she will ask a manager. That was the last response I received. Now I am being ignored.There is something seriously wrong here. Ive been with this company for 6 years , they never answer the phone ,never have the office opened , very hard to contact. But will take you to court. We rented from Lubin Property management for 1 year. Upon moving in, we had immediate issues with the cleanliness of the home. There was mold in the refrigerator, the oven did not work, every surface in the home was covered in dirty and dust. Also, the scent of urine coming from the carpets was nauseating and the paint in the residence had so many layers it was chipping away. While living there, we had a pipe burst where it was not properly insulated and a roof leak turned into a interior ceiling leak in multiple rooms. We did what we could over a year to make this house livable but it was horrible. Every time we reached out for maintenance we either reached the never ending loop of foreign representatives with no power to help or a shotty repair was made that never really held up. This home has black mold and holes in the ceiling where water has been dripping. Upon moving out, Lubin Property management did not contact us for a mutual inspection as the law requires and they did not give us written noticed that they would be holding our entire deposit and charging us $145 more until my husband contacted them over a month later. Lubin did not live up to their responsibility as a property manager and now wants us to pay for their neglect.Business Response

I am rejecting this response because:This property was left in far better condition than it was received. The holes in the ceiling and paint was a result of a roof leak. We brought this leak to their attention via the portal several times and they said it was fixed. Our ceiling leaked every time it rained till the day we moved out. They do not take care of their property and the disrepair is a result of poor property management.

Hello, my name is ***************. I live in ******************** located in **********************. I just recently moved here the end of March on the 29 year 2024. I paid the leasing woman, *******************************, on March 21st a deposit of $745 , on March 29th I paid another $745 because she stated the apartment was ready and that I could move in instead of moving in on the 1st of April. She gave my grandmother the key I was moving my kids and I things from ************, **. As I got to the apartment, went inside, it was dirty, toilets full of mold, sick filled with some type of substance or food, appliances not hooked up, ceiling filled with ***** spots, and a huge pudge in the ceiling. I reached out, contacted ****************** the entire weekend and got no response. On Monday, April 1st I went into the office and showed her the apartment and the conditions and how it was not how she said it was. And she did not do a walk through of the apartment like she said she was. I was given another apartment to see , and she threatened to change my locks if I didnt pay another 745 on April first. Remind you, I paid her $745 March 1st , $745 March 29 and now April first 745. The special was to also get a month free. I paid the money, moved into the apartment. The apartment Im living In now is infested with maggots, I have plenty of videos, flooding has happened numerous times , I have videos of that too, my kids had been getting sick so theres mold, dry rotten floors, wood. Floor boards coming up and mold under them. Im consistently seeing maggots coming from under the walls. I have reported All of these things. And the $2235 I paid , is now owed on my balance and the lady ******* has been walked out the office in June. And Im now under eviction . I have 2 children and numerous of videos of the conditions of the units they have had us live in. And no one is doing anything now and maggots are coming in every direction throughout the unit. They wont give me my deposit either.Business Response

We have provided the resident with her rent ledger. We have also sat down with her and showed her the charges. If she believes she made a payment that we do not have please provide a receipt. We do not take any payments in the office onsite. Every thing is paid online. or through her rent voucher.
