    Property manager does not maintain roads as promised. General upkeep of common areas not done. Does not hold other property owners accountable for lawn maintenance as covenants declare.

    White Oak Landing Property

    WOLRM Inc. is the maintenance company for the White Oak Landing Property that collects the fees specified per the restrictions and disburses payments to the maintenance contractors. Last week several loads of rock were delivered to the property and placed on the road surfaces by our road contractor. We have arranged for another service contractor to mow all properties at the end of March. The landscaping work will begin in April as weather permits. The new gates and operating system upgrades will be completed by the end of April.

    Purchased Land from Waters-Edge Properties (Tennessee Land and Lakes) in 2020 in White Oak Landing near Clifton, TN. There are signed agreements for each land purchaser which have multiple maintenance agreements from both sides of the agreement. Tennessee Land and Lakes charges us a yearly maintenance fee of 564.00. That money is to go to maintain White Oak Landing near Clifton TN. Maintenance is for main gate (gated community), road maintenance etc... Property is not being maintained, roads are not paved, main gate has been broken for months and not fixed. Properties are to be maintained at 8" of grass or below at all times and there are many lot owners not being forced to maintain properties as agreements state that both parties signed. Multiple resident complaints to Tennessee Land and Lakes are not being taken seriously and no serious maintenance is being done. Property owners are extremely upset at the treatment they are receiving from Tennessee Land and Lakes with seemingly no place to go for relief.

    At the end of February,

    surfaces by our road contractor. We have arranged for another service
    contractor to mow all properties at the end of March or first of April time
    frame. The landscaping work will begin in April as weather permits. The new
    gates and new operating system upgrades will be completed by the end of
    April.
