    Scammers to the max. Let’s just simply talk about this “resident package”. We asked specifically what we’re paying $50 a month for and they replied, “ The resident package includes access to the Ark Living app, pest control service (which you can schedule through the portal), and maintenance. Additionally, this package will automatically include new services as we continue to expand, at no extra cost to you. You'll be notified whenever new services are added.” let’s break this down.
    1. The app: This app allows you to pay rent easily BUT with an added fee for paying on the app. Makes TOTAL sense, right? We already PAY for the app for the convenience of paying online but then we have to pay another fee for the convenience. So the other perks of the app? Nothing. Some dieting tips and suggestions on how to keep your apartment cool in the summer. I can Google that, thanks.
    2. Pest control: Sure. That’s nice. $50 nice? Absolutely not.
    3. Maintenance: Oh, the good part. Maintenance is constantly denied. Since we moved in, we had the light on the stovetop that indicates when the surface is hot on constantly. Even when the stovetop is not on. I have young children, so I would appreciate not having to wonder if my stovetop is hot or not. They denied that request because I guess they didn’t feel it was important enough. We also moved in with a few knobs broken on the cabinet. They denied to come fix that, also.
    4. Let’s give them the benefit of the doubt and say lawn maintenance is also included in that $50. The front lawn/driveway area is literally all sand. They come to trim the bushes every once in a while and simultaneously get branches, leaves, dirt, and rocks thrown at our cars.
    All in all, this company is absolutely awful and do not care about their tenants. DO NOT RENT FROM THEM.

    BEWARE! DO NOT RENT FROM ARK Home Rental. The experience was absolutely horrible. The property manager Amanda Warren is horrible. The only point of contact is her. You can never reach anyone is managements. I’m in the process of seeking legal assistance to fight them on a deposit return. I advised her that I had pictures and videos of the property before leaving. Every single thing the lease asked of you to do before leaving was done However, she still made deductions that was not right. I asked if she had pictures of proof of her findings. She did not. It takes days before she finally respond by emails. Apparently, this is a one man show. There were payments mailed in weeks prior to the due date. According to her she never gets them until a day or two later so that she can charge you a late fee. Once I paid for two day delivery and required a signature. Ironically, it got there in time. She still didn’t post it until a day or two later. The heat was out for 13 consecutive days on this “new” 2yr old property. I had to request assistance several times. Mind you this is Alabama Heat. Once it was “fixed” well we thought it was fixed but it wasn’t. Water began to leak from the ceiling and dripped through the light bulb. Again, I was hot for days. What ever you do DO NOT RENT here.

    HORRIBLE! I cannot say enough bad things about dealing with this company. We rented a townhome in Naples, FL. AMANDA W*****, was our property manager and she was a nightmare to deal with. First, when ARK management took over from the previous property management, we received an email that some tenant billing details were lost. We were on auto payment, so when our rental payment did not come out, I reached out to several different people, with no luck or help whatsoever. We received a late fee of over $200 that we should not have been responsible for, considering they lost our autopay information. Then we were slapped with a pay or quit, so we were stuck paying the late fee plus $50.
    We were charged $40 per month for pest services. The previous property management company handled pest services each month, and made sure our townhome was serviced monthly. When ARK took over, pest services ceased, but the $40 per month remained, of course. When confronted, we were told it was now our responsibility to reach out to the pest company for services. We did this and the day they arrived, the technician first asked for payment, which was infuriating, but we refused to pay, since we pay $40 monthly to the property management.
    Every time I tried to email, Amanda Warren, my emails would go unanswered. The only way I could get her to respond to my emails, was to go through the rent portal and mention her name in a work order and how she wouldn’t return my emails. Then, and only then would she FINALLY answer an email. Upon moving out, all utilities were paid up to date, except for any small amounts left for final bills. When we received our deposit email she was removing money for bills already rendered, plus the final bills owed. We provided proof of payments paid, she did not respond and we received our deposit without the money being returned that we proved had been paid. I will never do business with company again! Beware to any potential renters if this company involved.
