    I rented a home from ARK Homes, my lease ended on September 30th, 2024 and I received a partial refund of my deposit after conta**ing BBB back in March. My previous BBB complaint #********.


    I was owed a deposit refund totaling $2,060.27 and only received $1,560.27 a few months ago after filing a complaint to the BBB but still owed $500 security deposit. I email ARK Homes and no response via FL@***************.com.








    ***BELOW STATES MY PREVIOUS COMPLAINT TO THE BBB.***



    To Whom It May Concern,




    My name is Cassandria Miller Murray, and I am writing to follow up on outstanding refund payments totaling $2,060.27. This amount comprises two separate refunds related to two properties managed by ARK Homes.

    The first refund of $1,560.27 relates to my lease at **** ******* **, **** *****, FL *****, which ended on September 30th, 2024. A notice dated October 30th, 2024, indicated this refund would be processed within 7-14 days. To date, I have not received this payment.

    Secondly, a $500 security deposit was paid on August 2024 for a property located at **** **** ** *, ****** *****, FL *****. This deposit was made following a discrepancy in the property listing. The online description indicated three bathrooms, whereas the property only had two. Consequently, I did not proceed with the rental. Realtor Eddie ****** confirmed that this deposit would be refunded in conjunction with the other payment.

    Despite repeated attempts to contact ARK Homes via email (Fl@***************.com), as suggested in the aforementioned notice and by Mr. ******, I have yet to receive a response or the refunds. I have attached a copy of the refund notice for your review.

    I kindly request that you investigate this matter urgently and arrange for the full $2,060.27 to be disbursed within three business days. Failure to receive a satisfactory resolution within this timeframe will necessitate my seeking further assistance through the appropriate channels.

    I was leasing a property in Ocala Florida through Ark Homes for rent. I notified them that I had to break my lease. I gave them a projected date. I vacated the property July 12, 2024. I paid all monies due from me. Fast forward, it was determined after they forwarded my refund to me there was a mistake in the calculation on the electric bill. When Amanda W***** reached out to the electric company, they confirmed that the figures were wrong, and that I should be reimbursed $248.93. This acknowledgement was sent to me via email by Amanda W***** on August 21, 2024. I have emailed Mrs. W***** three times since then. Once on September 12, 2024, September 17, 2024, and on October 7, 2024. She finally responded on October 10, 2024 claiming that the check had been mailed. Today is October 24,2024, I still have not received the balance of my refund. I am only interested in receiving the balance of my refund without any further delay. The property address where I leased was *** ****** **** ****** ***** ******* *****.

    I have been renting from ark homes for 2 years. About 6 months ago my flooring started to peel at the seems. I contacted them and they just got back in touch with me about 2 and a half months ago. Several maintenance people and flooring people have been to my home and they still haven’t replaced them or repaired them. They make a new excuse everything they come to my home or I speak with the maintenance team via phone call. My floor is now peeling in almost my entire house, panels of flooring have completely came unglued from foundation. As a result to this, I cannot have living room furniture due to how bad the floors are. I have called the ark homes ceo the past 2 days in a row and I have yet to get a reply. This is ridiculous

    Our air conditioning went out 4 days ago and it is over 100 degrees. They sent out a man who messed up the whole system and did not come back for 2 days and wired the entire system wrong. The next day they sent out a man who does not even repair AC he was a plumber. The third day they sent out an AC company who found the parts and was trying to come out and repair our AC finally after suffering for 4 days in unlivable living conditions. A representative from Ark homes declined the repairs and told them not to come out and repair it. We still have no AC and we are suffering inside of a home with no air conditioning. No one will answer the phone and there is no one who will respond to help us. We have a new born baby in the house and my husband is disabled.

    On may-28-2024 my air conditioning went out and the company I rent from (Ark homes) had yet to fix the problem and when asked when will I get my ac fix it has been an hassle to find out any information. Today ( June-10-2024) they sent out an ac tech company to charge the system but that’s not fixing the problem. I will be without ac in the near future. I’ve rented for a short while (2 months) and was out of ac for almost an month now.

    Monthly fees ($40 added in as additional) for pest control each month. They do not and have not sprayed for pests. When asked about it, they did not respond multiples of times. Then the company sent out mass emails that said we have to schedule it ourselves thru the company to get it done. ARK is making renters pay for services unrendered.
