      Brief Timeline – 9/13/23 – 1/3/2024 • 9/13/23–10/17 – Notice of Intent to vacate given; ongoing communication with various members of the Scott Properties Team, including the break lease fee and final payment amount • October rent paid in full; vacated property 10/17 • November 28 – Break lease fee paid at Scott Properties Lexington office (check 4980 in the amount of $1,487.10) • 12/ 29 – 1/3/24 received settlement check (7433) dated 12/21/23 in the amount of $1,194.00; series of communications with Crissy C**** in response to my request for an accounting of the final amount sent. Received copy of ledger from Crissy C**** ** See attachments Based on my communication with Crissy C**** on November 27, I expected to receive a refund of the final break lease fee of the $1,482.10. My purpose is to emphasize the importance of clearly written rental contracts that are in congruence with stated procedures and practices. May this help Scott Properties in future interactions with their Tenants, who by the way, are also their customers. My recommendations: 1. 60 day notice requirement: Clarify terms of the tenant Lease, specifically, the 60 day notice requirement, particularly in the case of lease buyout. As explained to me, the lease buyout period starts with the notice of intent to vacate. In order to mitigate costs, I gave notice and vacated as quickly as possible to allow opportunities for re-renting. Should I have remained during the 60 day notice period? Would the break lease period start after that time? These terms need to be made clearer. 2. Tenant Portal – should be available to Tenant until all business is concluded. This allows for clear communications and accountability between the parties. 3. Accounting – Provide a written ledger along with the settlement check, clearly detailing calculations used in arriving at the final the settlement amount. This amount should be clearly communicated and agreed upon before the check is issued.

      Truly terrible tenant experience. Rented from them for a year and have nothing good to say about the company. We had a massive leak from underneath our fridge during the first month and when calling in to get it fixed after hours (it was friday night) I got an enormous amount of attitude and pushback about getting it fixed and absolutely no urgency. We therefore had to wait for 5 days with an inch of water in our kitchen until they sent somebody out to fix it. There was also an appliance that was built into the kitchen that didn't work since our move in. I put in several work orders about it where I was told that they would send a repairman out to fix it, then they told us they would replace it, and then after 6 months of inaction they told us that it isn't included in the lease and therefore they wouldn't be replacing it and threatened to freeze our work order portal if we kept asking about it. This was after 6 MONTHS of telling us they were working on it. Upon requesting that they remove the appliance as it was in the way and we would like to utilize the space it took up we were told that we weren't allowed to remove it and that they wouldn't do it for us either even though it wasn't a part of our lease and therefore had no reason to be in our house in the first place. Overall a terrible company that is slow to assist customers (never able to get through to them on the phone) and genuinely has disgusting customer experience and care for the tenants AND THE PROPERTIES that they are tasked with managing. If I were a homeowner I would never use them as they are so disinterested in maintaining the properties they own, and the only reason the house we rented didn't have serious water damage was because I was so persistent with their entitled and rude staff.

      Aldan lives in one of our student units in downtown Charleston. Aldan's mention of a massive frig leak with an inch of water in the floor for 5 days is so far from the truth and is a major exaggeration. He called our after hours call center on the 13th of August and Rooterman Plumbing arrived at the property on the morning of the 14th to find very little water on the floor. Rooterman turned the water valve off at the back of frig and our appliance repair company arrived on the 18th of August to repair the frig valve. Rooterman called Scott Properties after this service call and stated "I'm not sure why he reported a lot of water in the floor because there was little to no water in the floor when we arrived". Secondly, the appliance we aren't going to replace or repair that Aldan is referring to is an under counter wine frig....not a stove, refrigerator, dishwasher or microwave but a wine frig. I think Aldan considers a wine frig an essential to live, but it's not and for this reason we aren't required to repair or replace it. For this reason and many others, Scott Properties made the decision not to renew Aldan's lease agreement for another year. Aldan isn't happy about us not repairing or replacing the wine frig but the property owners are ecstatic about the property management services we have provided to them for the last three years.
