Truly terrible tenant experience. Rented from them for a year and have nothing good to say about the company. We had a massive leak from underneath our fridge during the first month and when calling in to get it fixed after hours (it was friday night) I got an enormous amount of attitude and pushback about getting it fixed and absolutely no urgency. We therefore had to wait for 5 days with an inch of water in our kitchen until they sent somebody out to fix it. There was also an appliance that was built into the kitchen that didn't work since our move in. I put in several work orders about it where I was told that they would send a repairman out to fix it, then they told us they would replace it, and then after 6 months of inaction they told us that it isn't included in the lease and therefore they wouldn't be replacing it and threatened to freeze our work order portal if we kept asking about it. This was after 6 MONTHS of telling us they were working on it. Upon requesting that they remove the appliance as it was in the way and we would like to utilize the space it took up we were told that we weren't allowed to remove it and that they wouldn't do it for us either even though it wasn't a part of our lease and therefore had no reason to be in our house in the first place. Overall a terrible company that is slow to assist customers (never able to get through to them on the phone) and genuinely has disgusting customer experience and care for the tenants AND THE PROPERTIES that they are tasked with managing. If I were a homeowner I would never use them as they are so disinterested in maintaining the properties they own, and the only reason the house we rented didn't have serious water damage was because I was so persistent with their entitled and rude staff.

Aldan lives in one of our student units in downtown Charleston. Aldan's mention of a massive frig leak with an inch of water in the floor for 5 days is so far from the truth and is a major exaggeration. He called our after hours call center on the 13th of August and Rooterman Plumbing arrived at the property on the morning of the 14th to find very little water on the floor. Rooterman turned the water valve off at the back of frig and our appliance repair company arrived on the 18th of August to repair the frig valve. Rooterman called Scott Properties after this service call and stated "I'm not sure why he reported a lot of water in the floor because there was little to no water in the floor when we arrived". Secondly, the appliance we aren't going to replace or repair that Aldan is referring to is an under counter wine frig....not a stove, refrigerator, dishwasher or microwave but a wine frig. I think Aldan considers a wine frig an essential to live, but it's not and for this reason we aren't required to repair or replace it. For this reason and many others, Scott Properties made the decision not to renew Aldan's lease agreement for another year. Aldan isn't happy about us not repairing or replacing the wine frig but the property owners are ecstatic about the property management services we have provided to them for the last three years.

We have been living in our house for about 8 months I have loved everything about the house and service! They are quick to address our concerns and contact us when they are sending someone out to do maintenance and the application process was so fast and they were easy to talk to. I actively recommend my friends to use Scott properties because of the positive experiences I have gone through with them.

We were a tenant for 1.5 years. The stove that was onsite was defective and we were told by Scott Properties that we would have to pay to fix the stove to the tune of $800. I then called the manufacturer and found that this type of range had many service calls for the same issue we had encountered but that is was under warranty and they would make the repairs free of charge. We had to act as the property management company to track down the information, set up service calls and ultimately have the defective stove fixed. We vacated the property and did a walk through with one of their team members as scheduled. We were then charged rent for the next month to the tune of $4000. We notified them of their mistake via email and phone. Almost 3 weeks passed and we had to contact the home owner to have him reach out to the property management company for them to fix their mistake and refund our monies. No rush on their part, and their staff was very rude. The final straw was receiving an email stating that we were entitled to a full refund of our security deposit. By law they have 30 days to make this payment to the tenant. Instead of the security deposit refund check being mailed the day they sent us an email stating we were entitled to a full refund, which was sent to us 30 days after we vacated, the company waited another 4 days before dropping the check in the mail. Beware of this company!

I'd like to thank Gina with Scotts Property for explaining what happened with the lawn violation. My frustrated was directed at the wrong agency. Since I am a renter, I do not get the violations and Scott Properties don't issue the violations. I've had zero problems since moving here in 2020. Scott Properties always provided me with great customer service so I should have known better. I apologize for the previous comment and thank you Gina for getting back to me in a timely manner. Great Team of professionals at Scotts Propertis of the Midlands

If I had to do it over again I wouldn’t use Scott Properties a second time to manage our home. Nor would I recommend them to others. I realize property managers are not in complete control of tenants so I will carefully stick to only a couple of things within Scott Properties’ control for this review. Very specifically, Scott Properties did an extremely poor job of communicating with us as owners. Only one example: they filed an eviction notice to our tenants for failing to pay rent. Scott Properties never informed us about the eviction and we just never got paid that month. When we called to get information, they never told us they filed eviction. We found out months later by accident. Scott Properties also did a poor job on some repairs in our very nice house. We were thousands of miles away thanks to the Army and trusted their “handy man” to make his repairs and return the house to its original condition. In one case, he cut a large hole into the drywall and rather than patching and repainting it, he screwed a large, ugly, unpainted metal plate over the hole. In another case, he took the deadbolt and doorknob off the front door after we asked for it to be re-keyed. He instead replaced them with a cheap and flimsy set that didn’t even cover the unpainted sections of the door. After 5 years of working with Scott Properties, we decided to sell this house, again while assigned away from SC. Our realtor, acting on our behalf, also had many complaints about trying to work with Scott Properties and will not recommend them to any one either.

I have used Scott Properties in Columbia for 10 or 11 years and have been so pleased i recommend to all my friends in CHS which is where i reside. They take care of EVERYTHING and when i say everything i really mean that. I trust them and if i was not wanting to sell my property i would stay with them forever. If you have a question or a concern someone and sometimes many people reach out quickly to answer you. My place has never had down time between tenants and for the 1st few years I never even paid attention to anything but the money that showed up right on time each month. Their website is easy to navigate and really gives you all the information you need so you aren't having to call them and follow up. I am going to list my place for a few months while the irons seem hot, but if it doesn't sell i will entrust it with Scott and his team again.

I relocated out of the state and chose Scott Properties to manage my property while away. This was my first home and first experience as a Landlord so this entire process was new to me. Scott made it seem effortlessly for me and that I could trust them. Everyone was very professional and responsive until after I became a client. I spoke mainly with Chrissy and because of how unwelcoming I felt when I needed to reach out to her with questions, I felt more compelled to communicate with her through e-mail instead, in which the way she made me feel as a client, did not change. The tenant they quickly selected, that I expressed my concerns about when I was informed a few days before move-in, did not work out. Scott was made aware of the situation with the tenant and didn't follow-up with me when he said which caused me to contact the office and no one was informed. I had to retell what was going on every time I called back to follow up because no one was updating me, as they said they would with where we were in the process. In the end, Calvin provided me with a list of maintenance costs (using their selected vendors) that exceeded the deposit, one of which I know was priced higher than the vendor they selected gave me because I actually spoke with the vendor regarding the service. I decided not to relist with them and my last couple of calls and the last email I sent to Calvin regarding work we discussed, went unanswered. I will not ever personally use Scott Properties again nor will I recommend them to any one.

Nothing but trouble out of scott, His office manager raised her voice at me multiple times when I was calling to ask about info on a roof leak that I was forced to life with for 3 months even though I was told in an email that "water leaking into the house " was an emergancy. I was not offered a tarp or anything of the sort to stop the leak and if filled a 5 gallon bucket. I also have recordings of the office manager laughing in a mocking voice while she told scott I was on the phone for him then hanging up on me. When I moved in within the first month I had drain water baking up into my kitchen sink on a friday to the point that the people next door could smell it and I was told at best that the plumber could be out monday aswell, Also have in text messages from staff threatning me. I strongly advise against renting from them. And if you do KEEP A PAPER TRAIL they will act dumb if you dont

The roof leak was repaired and the delay was a result of Anthony not being available when the handyman / roofer arrived at the property, more than once, to complete the repairs. Everything was an emergency with Anthony but when it came time to do the work he was no where to be found so the vendors were unable to enter the property. Anthony isn't happy because we decided not to renew his lease because of the disrespect he showed everyone on our staff to include the business owner, Scott W. Profanity and disrespectful conversations with Scott Properties staff was the norm with Anthony when he called our office or when we called him. He was also disrespectful to the vendors when they arrived at the property to do work. We have learned that you can't make all tenants happy and Anthony is one of those tenants. We hope Anthony was able to secure himself another place to live.

Current tenant. Moved in April 30. I really really cannot wait till my lease is over.

I moved into a home that was FILTHY. all the toilets. The floor. Nothing was cleaned. They never sent anyone to do it. I spent 4 hours on move in night cleaning because I have a child.

The home had spiders and webs everywhere. They eventually sent someone to clean up the webs and ONLY the webs. Then they sent someone to exterminate. I only had to complain a lot. Literally every other day for 2 weeks. my child was covered in spider bites for like 2 weeks.

The dishwasher, disposal and dryer didn't work for like a full month. I once again had to complain repeatedly to get anything done

They do not care. At all.

if you put in work orders they close them out without notifying you or completing them. its literally a useless Platform. it only functions to collect your rent.

the straw for me today my ceiling was leaking. I called their emergency line at 4pm. Didn't get a response. So I called Letesha's direct line did not get a response. I emailed ******** No response. Then I left a work order stating it was an emergency did not get a response.

4 hours later I had to call back to even get a response. By this time my very expensive couch is ruined Of course and it's been 4 hours. What is the point of an emergency line that takes 4 hours?

Month 3 since I moved in still no functional ice maker.

They are terrible. I hate that I didn't read reviews from tenants before working with them. I will absolutely not be renewing and I've been keeping very detailed records. From date stamped pictures, videos to emails with ******* because they seem like exactly the kind of company to try to take your deposit and blame you for things they were supposed to fix.

I have downloaded work orders they marked as completed and lined them up with emails with Letesha.

My lawyer is aware and on standby because this is ridiculous.

And if anyone replies to this telling me they completed work orders in 15 days I will be More than happy to respond back with screenshots of my email with the team and work orders.

And if they become punitive for this bad review we will have bigger issues.

The timeline about the reported roof leak isn't accurate. When **** reported the roof leaking issue on Friday, our handyman went out on Friday and was there until late to make repairs to the roof. When our handyman was there on Friday, he also found an interior plumbing issue which was reported to the property owners warranty company. This is Monday and the plumber has already called Otas to set appointment to look at the upstairs plumbing issue. Based on what we are being told, the source of the leak was internal and has nothing to do with the roof. This home is brand new construction and no one has ever lived in the unit until **** moved in. The home can be seen here https://www.zillow.com/************************-XXXXX/XXXXXXXXXX_zpid/. Yes, there have been issues reported to us but we have been fast to respond to all work orders that didn't require the involvement of the property owners home warranty company....which Letesha has explained on more than one occasion. Some NONE EMERGENCY work orders, like the icemaker, dishwasher and dryer, were reported to the property owners home warranty company and the icemaker is still pending repair. When we report issues to the property owners warranty company, all we can do is continuously follow-up until the work gets completed. We're sorry that Otas isn't happy with the services provided thus far.
