We owned a timeshare with ******************/*******. They agreed to release us from our timeshare. This was back in April of this year. We paid a fee to get out of $1,500. We were told we would receive release paperwork. It is now late July, and we have nothing from them. Please contact the business to request them to issue our paperwork. We were initially offered many things with out timeshare purchase, this included 4000 points that we would have for 3 years, and an affordable mortgage payment. We were lied to about being able to sell back our time share as the timeshare we purchased was sold back to Palmera Vacation club.We booked a stay at the hotel the resort runs with a promise to come check in to a members meeting, during this meeting we found out were were scammed out of many of the promises made to us including our mortgage which is now 20% and changed to a 15 year mortgage without our knowledge or consent. This company doesnt not notify you of any changes that could affect your life. We originally bought our mortgage for 8900 at 9% on an 8 year loan. Now we are paying 20% on a 15 year loan magically. Thats not only unethical but a scam.We want out of our timeshare immediately because we cant even use it based on the our original purchased as promised. There is absolutely nothing available to us to take part in and we are literally paying for our name to be on a mortgage we can never use based on the meeting and what the salesperson said today, you were sold a timeshare and cant even use it. Like other buyers (wish I had read these reviews before purchasing), I was told that Palmera would sell my other timeshares within 6 months. I was told I would be getting $25,000 and I could use that to pay off what I was purchasing or use it for whatever I wanted. We ONLY bought from Palmera because we wanted to get rid of the other purchases we have made over the years and reduce our maintenance fees. Needless to say, the sale was never executed, and we have our previous purchases AND a new monthly bill AND a new monthly maintenance fee.I've reached out to our salesperson and even visited in person to ask for a resolution. They know we only bought to relieve our stress, not add to it. Palmera has taken advantage of us. This practice reinforces the feeling that all timeshare salespeople are slimy. I hoped and believed this was different, but it is not panning out any differently.I've asked our salesperson to do the right thing. He calls me back to tell me they will sell soon. During the sales presentation, we were led to believe that our timeshare ownership would
provide a lucrative investment, something that would hold or even increase in value over time.
However, this has not been our experience. Not only have we not seen any financial gain, but the resale
market for timeshares has proven to be virtually nonexistent, making it impossible to recover any
portion of our investment. Had we been made fully aware of this reality, we would never have agreed
to the purchase. The financial burden placed upon us by this timeshare has caused us significant stress
and difficulty, particularly as we struggle to keep up with the rising costs associated with ownership.
Furthermore, we were never informed that additional payments would be required to another
company in order to access certain destinations. This critical piece of information was omitted during
the sales process, leaving us blindsided by unexpected fees and limitations. If we had known that our
ability to travel freely was going to be restricted unless we paid extra fees to third-party entities, we
would have reconsidered our decision. This misleading representation of the benefits of ownership has
resulted in significant disappointment and financial strain. When we initially attended the sales
presentation, we were assured that we would have access to a wide variety of vacation destinations
without the need for additional payments beyond our initial investment and maintenance fees.
However, as we later discovered, this was not the case. Instead, we have been forced to contend with
additional, undisclosed costs that have only added to our financial hardship. This lack of transparency
is unacceptable and represents a clear case of misrepresentation.Business Response

Palmera Vacation Club is in receipt of the recent complaint filed by ***** *****, File No. ********, and responds as follows: The *****s refer to "the" Presentation in their submission, when in fact, The *****s have attended four Presentations with Palmera Vacation Club in the past four years and signed three purchase Contracts in the four times they visited. September 2021, September 2022, and as recently as November 2024, when they were yet again using their Palmera Points for travel.
Mr. and Mrs. ***** signed three Purchase Contracts out of the four times they attended. Each contract was issued with a Five-Day Right of Rescission, in which they both signed and acknowledged in all three purchases.
Since their third purchase this past November, The *****s have stopped payments in February, on their loan and Membership Dues, and have not responded to communication efforts from Palmera Representatives regarding the one letter they sent in on April 23rd. However, on May 6th, 2025, a Representative did speak with Mr. *****, who asked if Palmera had heard from a company named Liberty Consultants. She replied no, and he assured her that “we would” and ended the call.
Apparently, this is a company or agency he is working with, perhaps paying for a potential exit from his Membership and contractual obligations of his three Contracts, which is an individual option not necessarily a complaint. To date, there has been no communication from this outside, unknown company he referenced. Therefore, Mr. ***** is encouraged to contact Palmera Vacation Club to discuss, as we will attempt, yet again, to reach The Members in hopes of reporting an outcome.

We have not received adequate support or resolution from either Elite Resort Group or Palmera.
We initially reached out to Elite Resort Group, but they informed us that they could not assist
due to an open loan linked to our account. Considering the circumstances, we believe that the
status of the loan should not prevent them from addressing our concerns, as the loan itself
should be deemed null and void given the situation. Acting on their recommendation, we
reached out to Palmera, only to receive no response at all. The membership we purchased has
failed to live up to its promises. Despite the significant financial investment required to maintain
this membership, we have struggled to make use of it in any meaningful way. Booking trips
through the membership has been nearly impossible due to persistent availability issues, with
accommodations having to be booked out a year in advance or more. Although we were able to
use points minimally for a trip to Orlando, this minor usage does not justify the substantial
commitment we have made. We were pressured into purchasing an upgrade in 2022 under the
assurance that it would improve the booking process and overall usability of the program.
Unfortunately, that was a lie. The availability problems persist, the additional points we paid for
did not automatically roll over as promised, and the options presented to us continue to be
misaligned with our circumstances. The financial burden of maintaining an unusable
membership is contributing significantly to our stress, particularly as we are also dealing with
medical bills and other essential daily expenses. We seek the cancellation of our membership

We have tried to get them to reconsider and help find a way to get out of this timeshare in the past. They made it very clear, they will not help in any way. This timeshare has been a money dump with zero benefits. Only solution I see is to fight our way out, burning thousands a year on something we can never use.

In response to Mr. ********* rejection. Yes, as promised, a Palmera Representative did speak with Mr. ******* when he returned the call.
As the call notes will show, since we have never been made aware of The Member’s frustration until the BBB contacted us, Mr. ******* was offered assistance numerous times during that call as far as making or researching reservations, how to use their Membership Benefits, or even to navigate their Member’s Portal. Mr. ******* was adamant about declining any help whatsoever and just kept repeating that he was going to sell or get out of his contract.
Furthermore, he did mention working with an outside agency, to which it was respectfully suggested of being careful of paying companies that make these promises yet do not deliver. Avenues for Members looking to resale, such as online, were discussed as an option to him but not asking him if he was interested in a resale as he seemed to have misunderstood.
While Mr. ******* denied any assistance from Palmera for future bookings, as he himself admits in the rejection, he is still encouraged to contact us should he change his mind or wish to learn more about his Membership.

So she is a *** *** liar on that one. I was told that the phone call was recorded. So I give full permission for her to play that I am working with an outside company to get out of this timeshare. She assumed this now she is reporting this as a fact. All credibility has been shot. I have stayed honest to my position they have not. Trying to save face and make themselves look good. Also she is wrong on another point. This is not our first compliant. This is the first time we reached out to BBB.

We reached out to Palmera's management, ******************, regarding our terrible experience with our vacation ownership. When purchasing, Palmera managers assured us theyd sell our Wapato Point timeshare within six months for $13,000 to reduce our mortgage and transition us to a Palmera timeshare. This sale never happened, and the verbal promises made during the sales presentation werent in the written contract, leaving us feeling ********* 2023, we were pressured into switching to Palmeras points system, falsely told it would lower our mortgage interest rate and provide extra points. Instead, we were charged a $395 fee,adding to our frustration.During our stay, we encountered unacceptable property conditions: dead cockroaches in the second bedroom, dirty toilets, leftover chips under the coffee table, and poor housekeeping overall, with the unit rundown and outdated. The lack of a ground-floor elevator was also highly inconvenient. However, the worst part was the bed bug infestation. Maintenance found a nest of live bed bugs in the mattress, right below my head and shoulders. I left with over 80 bites,causing severe itching, sores, and weeks of discomfort. A video was provided to the resort and management, along with photos of the bites and the unclean condo.Despite reporting these issues to staff, their attitude was dismissive and unhelpful. We requested a full cancellation of our timeshare and reimbursement for the inconvenience and lies. *** claimed they forwarded our complaint to the resort's Guest Relations Manager but refused to provide contact details or assist further. Almost two months later, no one has addressed our concerns.This experience was unacceptable. We will never return and strongly advise others to stay away. We have been time share owners for 40 yrs with other companies. This purchase, Hilton Head 4-3-25, included 3000 pts. and 6000 bonus pts (good until 12-30-26). During the pitch at we were told we could come back to HH stay up to a month if desired using the many options, use RCI to trade easily because HH was so much in demand. Through RCI we had access to all these gold star resorts using only 1000 pts, and to call anytime to get answers etc as new owners. Once we bought, we needed to wait 45 days before our account was activated and we could then see all the options available. On 4-28-25 I called ******* ******** Verification Mgr. just to check in and ask a few questions. No return call. Tried him again 5-1-25. Sent an email 5-15-25 to email on his card, no response. Our acct. was activated on 5-18-25. We logged in and found there were little to no places we could go when we wanted. Once our bonus points are gone we don't even have enough points to go back to HH at our own resorts without borrowing points from future years or buying more.
I called our sales person ***** *****, no return call. Called the office 5-20-25 asked to speak to *****, not available. I then got a call from ****** ******** 5-22-25 who said a manager ***** ******** would call me on 5-27, no call. I left her a message saying no call. She texted 5-28 said a different Mgr had our file would call later that day, no call. Feel we were very misled, and simply want our money back.Customer Answer

In June 2024, my wife an I vacationed on ******************, using points from an existing timeshare. We were offered to attend a meeting the following morning. We explained that we had a time share and weren't interested in purchasing another. They presented a plan in which they would sell our timeshare and purchase theirs at more favorable terms. It was presented that by December our current timeshare would be sold and we would then close on the new one. I agreed to the offer aware that i would be making more or less six payments. The finance manager was brought in and he went over all the documents, neglecting the paragraph that stated there was no guarantee that the present property would be sold. After six months, I contacted the listing agent since and stated that I was told that the property should have been sold. I began to worry, when he informed me that they always said that but that really wasn't the reality. I attempted to contact Palmera, but was transferred from one extension to another with no success. I left messages with the phone numbers on the business cards of the representatives I dealt with, never getting a response. It is now almost a year and I truly believe that I was deceived into purchasing another timeshare. It was evident that I already owned one at that I had no interest in purchasing a timeshare but was totally manipulated by false claims into purchasing a second and unwanted one I have made payments regularly as well as the monthly maintenance fees and would like to resolve this issue amicably.Business Response

As promised, a Palmera Sales Manager called and spoke with Mr. ********** on Wednesday July 1st. Resolutions were offered and accepted by Mr. ********** regarding the property he has listed for resale and those actions have been taken.

I am rejecting this response because: The response from the business was given as my only option. It was that they would relist the property to be sold, which I was never informed was no longer listed, at a
lower price and see if it will sell. Basically the fact that I was misled into making the purchase of their time share being ignored. Again, I had made it clear at the the very beginning that I did not want an additional time share, and was duped by
misleading statements into the purchase. I do hope that the action taken will resolve my complaint but until then I do not consider the matter settled and question the honesty and integrity of Palmera Vacations

We were mislead by the salesman which stated that this package was great and you could go anywhere with these points. That is a lie it is worthless and when you complain they state yes that is why we need to get you in again and buy more points. Don't fall for this. Avoid this company at all cost as they just rip you off. I don't really except anything from them as I have voiced my complaints to them over and over so I am just left with a worthless and I mean totally worthless points. All I can do is just start posting everywhere I can to alert others and keep them from getting ripped off by them. I have no choice but to keep paying the monthly dues for something that is worthless until I die.Business Response

As promised, a Representative from Palmera Vacation Club called and spoke with *** *****, at length, today regarding his submission. Although he shared he only made two attempts in 2023, just after his purchase to research a vacation, there was no communication to let us know that perhaps we could have assisted him with making a reservation during the past two years. He has spoken with a Member of our Marketing Team, as Members are often invited back to discuss their Membership. He said he declined that offer and does not plan on pursuing that offer, nor does he plan on using his Membership. He was strongly encouraged to contact our Customer Service/Reservation Department for any questions, or guidance, he may have in the future.

I am rejecting this response because: In my opinion the whole company is a rip off. Now they informed me that all the money I paid was only good for 10 years which they never informed us before now. They are correct that I talked to and complained to a lot of people that called me saying they where with Palmera and now they tell me that it is my fault for not knowing they are a marketing part of them. All I can say is avoid this **** company at all cost.
