I apply for a mortgage with Oriental bank in *********** for the purchase of a house in *********** ***********. We own a home in ****************** and Oriental bank is my mortgage holder this home it is on the market to be sold. I was prequalified for $475,000 I notify them of my intention of 20% downpayment. After I summitted all required documents, I was told by my loan officer that the parameters were high and has to be lowered and instead of the 20% down a 25% was require which we agreed, then they said that I must paid all my outstanding debts in order to qualify. I paid over $70,000 in debts. After 6 weeks of talking and sending documents to the loan officers requested by the approval department. They told me that my home has solar panels which are leased, and it wasn't included as a new mortgage and that my application will be deny unless 1) purchase the solar panels in full, 2) pay my actual home mortgage in full which I own $229.000 or 3) give 58% downpayment instead of 25%. All 3 options are unacceptable 1) I refuse to paid in full for my solar panels because I saving money on my electrical bill and will void my warranty, 2) I not paying off my $229.000 home debt which I paying $1,451.00 monthly, 3) I not putting 58% down, All this could be avoided if the loan officer tell us from the start you won't qualify unless you bring 58% and stop wasting my time effort and money. Then I could have waited for my property to be sold before looking for another home. the loan officer was aware that my home is in the market to be sold. It seem that there is a lack of communication between the loan officers and the loans approval department I suggest that Oriental bank train their employees better and to improve communications between departments which seem to be none or zero.
