    On February 28th, 2023, my fiance and I moved out of **** **** *** ******, Apartment *, Williamsport, PA *****. We were renting this property through One Focus Property Management. After our move-out, they completed a move-out inspection and noted a "smoke odor" in the bedroom. The building is a smoke-free building, and my fiance and I do not smoke or vape. We also made sure not to allow anyone who visited us to smoke or vape within our apartment. One Focus Property Management and the owner of the property are charging us $397.63 on top of keeping our security deposit for utilizing an ozone machine to remove the "smoke odor". They also mentioned that when cleaning the walls, a yellow film was coming off of the walls. Again, my fiance and I do not smoke, nor did we let anyone inside smoke in our apartment. I do however know that previous neighbors and current tenants in the building do smoke. Wherever this "smoke odor" and "yellow film" came from was not from me nor my fiance. We do not believe we should be paying for this. Yes, we understand it is hard to prove this, however, knowing that we had neighbors who smoke make us believe this odor came into our apartment from them. We understand that this odor was not present when we moved in, however, we do not know how the odor came into the property as it was not our doing. They also noted in the response to our dispute that we already submitted to them that they do not know for certain if the odor was from us or "some other happenings", not noting what "other happenings" could be. I believe that it did come from these "other happenings" such as other tenants smoking, living on a main street across from a bar where people smoke, or the mildew buildup on the bedroom windows, living room window, and front door that we cleaned prior to moving out. I am very upset with One Focus Property Management as I have heard many good things about them in the past but have recently had nothing but problems with them.

    Dear ******* *******, 

    I have reviewed the complaint from our former tenant, ****** ****. They claim that they are not responsible for the smoke smell or nicotine on the walls in the apartment they formerly occupied. We represent the property owner, PSI Real Estate Group, LLC. This property owner performed the turnover and repair work prior to ****** ****'s tenancy and afterward. We presented ****** ****'s argument to them and they agreed to credit back $240 in charges. Specifically, they are waiving the fee to use the ozone machine ($159) and for one hour of cleaning $45 and .5 gallons of paint $36. They maintain that these charges are legitimate, but agree to reduce the charges on the strength of the tenant's assertions that they are not the cause of the damage. 

    The account balance has been revised in our system and we communicated the changes to the collection company charged with collecting this debt, ****** ********. We consider the matter closed at this time.
