      On September 3, 2018 the manager(s) at Heather Park Homes located at 725 HEATHER PARK DR GARNER, NC 27529 notified me that I had not paid our move in deposit which was waved because of the special that they were offering during the summer. I told them that I could only pay in installments since it was a days notice Ryan and I agreed to this. When the office brought in new management they held two months of rent because of the one installments that was due. One out of three installments were due that is all I owed was one more installment which was due in two weeks but because I didn't have it that day they gave two months of rent back(who does that give back rent money for the 2 previous that you held in office) and told me I would be served with evictions papers, so I asked when would that be the manager told me I would know before they would so I told him before I get evicted I would moved out and thats what we did. We moved out December 5, 2018 we received eviction papers January 19, 2019. The north carolina eviction law states that eviction papers has to be placed in your hand not taped to a door and definitely not mailed in the mailbox. I would not recommend anyone to move here I don't care how desperate you are find a hotel/motel put your things in storage it will only be for a short while. I wouldn't care how good their talk would be. It might be okay for the first couple of months but trust me it will change. Thats what happened to us for the 3 months everything was okay then the roof dropped in the basement. INVESTIGATE!!!!

      Renter Beware! Do NOT Rent with Morgan Properties! We moved out this August from the Preserve at Owings Crossing in Maryland and the Morgan Property Management is trying to charge us an excessive amount of money (over $1500) for what is considered normal wear and tear in the unit after moving out, this after having lived in the apartment complex for 27 years, and giving 60 days notice. We feel they are just passing on the expenses (and more) to do routine preparations to rent the unit to the next tenant. Many neighbors were have moved away from the property so I’m sure we are not the only ones they are over-charging after leaving the apartments!
      DO NOT RENT FROM MORGAN PROPERTIES!

      Management is lacking all the way around with the exception of partying. They are not very responsive about things they need to be. only when they need you to do something, But they do throw a lot of parties(things for residents) in the office. I feel like this is mostly for show since the main office is facing a Main Street.Safety is something that isnt a high priority here .at least not for me. I have not had a deadbolt on my door for almost 3 months. I sent out 3 Maintenance orders that were for high priority one of them said that it has been fixed. my deadbolt is still off of the door. My windows are still painted shut which is a fire hazard.Water! Water Is the one thing we need to survive and they cut it off so often. So if you have small children and need it for formula. Need it to clean clothes or medical equipment Or to cook your food .you should have some on hand they have emergency water shut offs regularly. (At least once a month) I strongly feel that you are not getting what you pay for.. They do have amenities and mandatory concierge but the only thing that you are getting out of this consistently is a charge. The trash pick up has been pretty consistent in the past 5 months. My lease is almost over. And I still have not received a gym key that they told me they were going to give me when it arrived even after asking more than 5 times. Pest control has not come or they're just not good at doing their job because I keep getting hornet's nest by my apartment door. Now this is mostly because of the residents but the pool does get maintenance quite a bit which means shut down because because people are throwing stuff in it that they shouldn't be or for whatever other reason. They do have dog cleanup areas however they don't pick up after them so it's most of the time overflowing with it's dog poop bags. The cops have also been here regularly the past few months at night and not just one car normally about 3 for most of the time the are called

      I live at Morgan properties in Boca Raton Florida .
      I am appalled by the way the maintenance people and management have treated the tenants .
      I have placed several work orders begining in September 2022 .
      On September 13 I personally went to the office and open and order with the office
      1. Both toilets are clogged and need to be replaced or fixed . I was told it needed to be unclogged but the it wasn't an emergency .
      2 bathtubs need to be resurfaced and caulked around the walls and edges .there is mold all over the bathtubs and the paint is peeling off causing the peels get stucked between the toes ..
      3. The food extractor on the kitchen sink is clogged and non functional .
      This has been ignored and and ont ever giving a date when it will be resolved ,this has been since September 13th . The dsh washer is overflowing and food particles are over flowing to the kitchen floor.
      I am also a landlord and this would be totally unacceptable as they would have contacted their own contractor and immediately deducted from the rent .
      If they don't respond with in 24 hours the would leave no choice as the have been totally inconsiderate with their response .
      To top it off they had no problem raisin the rent..
      DISGRUNTLED TENANT !!!!??

      I was looking into getting an apartment at Henrietta Highlands I was told needed to pay $500 for a hold it would only be a 3 day hold while they created lease then I would receive it back so I could use it for first and security deposit. Unfortunately I had a family situation come up and decided not to move because I had no other option, I needed take care of a sick family member. They refused to refund the $500 hold and said I had 3 days/ 72 hrs to change my mind from when they took the $500 which was on a Friday and posted 9/19/22 when I checked about my possible lease and how much was needed to move on 9/22/ 32 I was told them also I should get the 3 day hold back so I could apply it to my security and first months rent. But then received a text late in the business day Friday that they were going to apply it to my security deposit which was not what I was originally told. They never provided me with a lease so I never signed any lease or payment agreement. so when I authorized a 3 day hold that's all it should have been. I want my money back. It's one thing to take a application fee it's another to withhold b$500 when no lease has been signed.
