      On Friday the 24th of February, I was referred to this company by my mortgage company to look in assisting me in a home equity loan. I representative called me on the same day, 2/24. I informed him of my desire and that we wanted. We submitted the requested information that they asked for. This agent called me back and stated that he would like to assist us but needed to put the loan in my name only and it would be the following Monday when he would call me back because it was almost the close of the business day for him. On Monday the 27th, I called this company back and instructed them to put this request on hold and not to proceed. The agent asked why? I told him that I was talking to my credit union to see what rates and terms they had to offer. The agency stated, "Wait! You have not given me and an opportunity to see how they could help and GET THEIR RATES. I told him Yes, I understand , but I wanted to wait and I would get back to him if in fact I wanted proceed with his company. The Spring EQ agent , started giving all kind of red flags to be aware of with my credit union and what they was going to offer. I received a letter dated 2/24 with a rejection to approve a loan because of the Value or type of collateral not sufficient. Mind you I have over 150K equity in my home. Also My Income was insufficient ! I feel that the agent was trying to be aggressive and that he got upset because I was giving my business to my credit union. I my opinion, I feel this is bad business Practice after this agent requested to me to wait until Monday 2/27. After my phone call to him on the 27th requesting him to Cease with any and all proceedings in a loan. Further more no appraisal was done on my home from this company. They have no legal or formal way of knowing my home value. I also feel as the letter was back dated to reflect out initial phone interview.

      I applied for a second mortgage loan for 30k from Spring EQ on my own credit check and income, and filled out all the require online information for the Loan and was told they did not need my wife’s income. Loan was sent to underwriters, and came back they would need her income on the Loan also. We added my wife sent all the information required back to Loan Officer and underwriters. I mention my wife was not on my current deed or mortgage because I purchase the house before we were married. Well once again underwriters came back and requested, she be on the deed of my current mortgage. I contacted my lawyer and he did the paper work to add her on the deed which cost me 277$ in the state of Virginia. Once that was completed, I resume the Loan online. When I started to read all the documents, I realize they wanted to 10.75% to 14.%- and in five-years’ time frame they would make over 20K in interest and balloon much higher that if the loan went to term. I contacted the Loan officer and we spoke and that was higher than what I was willing to pay and I withdrew the Loan in Dec/Jan 2022-2023 time frame. I felt I was misled through the whole process and requested all the documents that were sent to him be destroyed and certified letter be sent to me saying they were destroyed properly. He refuses !

      My name is *******************. Loan #**********. My first payment of this loan was January 03, 2023. My payment is $981.14. My (yearly) interest rate is 8.725%. You are (front loading) the % rate on my payments. You sent an envelope to me showing $907.14 went to the interest charge, and only something like $74.00 went to the principal. I called you and a lady told me that's the way you amortize the loan. My loan documents does not reflect anything about that. This appears to be white collar loan sharking. You hold my loan for 4-5 months with these huge amounts going to the %, and a paltry amount to the principal is unacceptable and hopefully illegal. I don't have the ability to put my account online, because your rep said this loan will be sold in 4 months. This is either stealing, loan sharking or discrimination. One way or the other, this is wrong and needs to be corrected. Now when I call you, I can never get through to you. I will also be contacting the Attorney Generals office, or whatever authorities that deals with these loans.

      I took out a home equity loan from Spring EQ in November of 2020. The loan was sold to WSFS bank. I am now attempting to sell the home located at **** ********* ****, Fayetteville, NC *****. However, Spring EQ duplicated the loan and have been unable or unwilling to close the duplicate loan in order for me to sell the house. The duplicate loan is an error on the part of Spring EQ and they have failed to take action despite repeated attempts from the law firm hired by the current lender attempting to close on the pending sale of the property.

      Around May 25, I dealt with Michael S****. I had damage a bathroom and waswaiting on a custom shower base. I was told to not proceed until the bathroom was completed. Had to keep pushing out the paperwork due to the delay. Dealt with 3 other people as original ones were moved or no longer with company. Appraisal was scheduled, and I informed everyone that I had recently consolidated 2 houses into one and that I had 4 rooms filled with furniture and boxes that were slowly being emptied, paid $675 appraisal fee. Shannon C****** contacted me to schedule the appraisal. When she showed up (late by 40 minutes), she spent a TOTAL of 15 minutes in and on my property and came in at a low $182,000. Scheduled closing paperwork never happened due to way appraisal was written. The underwriter wanted a 2nd walk thru and would have to clear out everything before she would return and rent a few **** and move things around to them. I decided to investigate another company to do the refinancing with and I had to have a second appraisal done, which was not even $500, and that appraisal came back at $240,000, House was in SAME shape as first one. In a nutshell I want a refund of the appraisal...wrote on 11/15 with no response. So i am bumping up a notch to get a refund. I see that this has happened to others...and you have issued refunds...I want mine. There is much more to this but you can contact me for further information. Collins was evidently having a bad day and I was the brunt of it. .

      Called the specialist consultant about securing a home equity line of credit or home equity loan online made the appointment because application done onlilne and person called at appointed moment 1:00 eastern pm on 10-28-2022 the call i made was because didn't hear the call but the person called who is *********************** for this company. This person was cocky at some details and then i became cocky then his questions were not asked to assist with this process of discussing loan estimate, but I had to lead the conversation and he reasked all my identy information about this loan on income of spouse and persisted to have me, ***************************, the spouse of ************************** off of the loan application because of being a housewife. I pursued to say my credit score would benefit the process to join with the loan application. He kept implying that income was important and I told him that it would increase as well. This company doesn't sound like a affliated with a BBB+ A rating. I am protecting my and my spouses information by this complaint because it is not known that a company would tell me information that I know that I put all on the application. *********************** inquired about that and I didn't want to give my name spelling because I know that we are protected and know this is my alert system reporting this because I am unsure if this company is a real company. Please confirm to use **. and ************************** .....email: ************************ At 1:00 eastern 10-28-22 email appointment confrimed and phone call in recent calls and didn't hear his call to my phone, but I called soon after. Please note all our identy was given to this consultant specialist for this company and I am very hesitant that my information being compromised. The call didn't sound like a business person assisting me.

      Closed on Cash-Out 2nd Mortgage and as a requirement I had to satisfy debts. The title company sent me checks to pay off creditors. I advised the processor that all of the companies listed did not accept check payments from the very beginning. Check was returned to be from one of my Creditors indicating that they only accept electronic forms of payment, so I paid the debt off myself, while holding on to the check that was not accepted in the case I needed to return it to the Title company. I spoke to the title company and they sought approval from Spring EQ to send the funds directly to me $349.00, Spring EQ has not approved this even though the entire loan $58,000 was paid off and I have received a recorded satisfication of lien from *********** **** ********* in which Spring EQ transferred my loan to. I was contacted by a Manager Anthony A****** who requested I email him proof that I paid off $349.00 in which I did while I was talking to him, in spite of the fact that the entire loan has been satisfied and they were overpaid in which they sent me a check back from the pay-off for $198.00

      On Sept. 22 I started the process for a home equity loan where most of my credit card balances were going to be paid off and I was going to have a monthly payment of $800 ish dollars. Before providing all of my personal information and all documents needed, I spoke to the loan broker Awan about having just taken my house off the market since I really didn't want to sale my house, I was just looking to pay off all of my debts, He told me that all I had to do was send him an email saying the house was taken off the market and that it would not prevent us from moving forward with the process. 2 weeks later, I got an email saying the terms of the loan had changed and I needed to sign the new documents for us to continue to move forward. I did. I was also told that due to the hurricane, I needed to have a drive-by inspection. to ensure everything was good with the house. I never heard from my loan officer again, I texted him, called him, and sent him 2 emails, finally, I researched the company and read some similar complaints from other consumers, I started to panic because I didn't want to lose the hope the officer had given me of helping me pay off my debts. I was able to send an email to his manager which prompted a call the next morning from someone telling me that my loan officer was going to call me, but he didn't. I sent a second email to his manager which prompted an email from my loan officer telling me that my application was closed due to my house being listed for sale in the last 12 months, I told my loan officer AWAN that we had discussed that before we started the process and he told me that it wouldn't be a problem. Awan finally gave me a call and told me that there was a change in the rules for approvals within a week and because of that my loan was declined, I told him that I shouldn't be penalized if that was the case since I had started the process back in 9/22, his response was that he agreed with me but he doesn't make the rules.

Your loan officer should have been aware of this requirement and should have communicated this to you earlier in the process.Spring EQ also regrets the responsiveness to your inquiries did not meet the standards we set out to achieve. We have used this as an opportunity to coach those team members responsible for ensuring timely and accurate responses to customer inquiries.       August 11th: Signed loan papers with Spring EQ on a HELOC loan. Much to my surprise, the entire $150,000 was disbursed to me at once. August 17th: Contacted Spring EQ by phone telling them I did not intend to borrow the entire amount of $150,000 right away (this was a line of credit, not a loan). Spring EQ sent me information on how to wire back some of the loan proceeds. I returned $95,000 to them by wire transfer, making the total amount of money distributed as $55,000. Spring EQ transferred this loan to Specialized Loan Servicing....but transferred it as a loan with the entire $150,000 as outstanding. Specialized Loan Servicing then calculated the 4.99% interest on the entire $150,000 (instead of the $55,000 borrowed), resulting in a MUCH higher interest payment on Oct 5th. I contacted Specialized Loan Servicing in late September to let them know that the balance of the loan was only $55,000 (not $150,000), and I should only be charged the interest on the $55,000 balance. They referred me back to Spring EQ. I contacted Spring EQ and entered my dispute with them. They gave me a reference number of ***** and pledged to get back to me. I have tried to contact Spring EQ four different times by phone, and have left four voice mails with my case reference number.....and no one from Spring EQ has contacted me. Specialized Loan Services had no choice but to charge me the interest on the full $150,000 balance because Spring EQ had not contacted them to revise the loan amount. I did not borrow $150,000....but Spring EQ transferred a loan balance of $150,000. This is incorrect and fraudulent and has cost me a couple of hundred dollars in extra interest I did not owe.       Spring EQ is in receipt of your complaint submitted with the Better Business Bureau on October 17, 2022. In your complaint, you first allege that you were surprised to have received a full $150,000 draw on your home equity line of credit at your closing on August 11, 2022. Subsequently, you paid down $95,000 of the funds drawn, but your monthly billing statements from Specialized Loan Servicing did not reflect the reduced principal balance. Finally, you describe difficulties in reaching a Spring EQ representative to address this issue.

      Our records show that you did in fact request a full draw on your home equity line of credit. Perhaps you and your mortgage broker, ***********, had discussed a different draw amount, but your initial and final disclosures, each of which you signed, reflected a full draw of $150,000. As you were advised by Spring EQ representatives, you were (and are) free to pay down any amounts drawn at any time. Our records show that you wired $95,000 on August 19, 2022, and on October 7, 2022, you were sent an updated HELOC Statement from Specialized Loan Servicing showing an adjustment to your account, with a finance charge adjustment of $256.77.  Please understand there may be delays in processing changes to the account during the period in which servicing is transferred to a new servicer. That was the case here, although we can confirm your account has been updated.

      We apologize if the customer service you received from Spring EQ did not meet your expectations. Our records do show that you spoke with a Spring EQ servicing representative on October 12 about the revised statement, and that you were satisfied with this outcome.

      I started a loan with Spring EQ on July 12 at which time I signed a rate lock in but 2 days later they changed my rate for no apparent reason. I read that this can only be done if my income changed, or the amount borrowed changed. When I questioned the loan officer, he said it was his mistake. The loan took till the 10 of August to come to closing. I tried to contact the client advocate because I had questions and was told she was on vacation. I went to closing as planned. On the 19th of August I received checks by *** which they were supposed to pay the accounts directly. After checking off the checks I was missing two for about 19,000. I called and they finally paid them. Then there were 2 accounts that were duplicate payments another 648.00, then there were two more which were not paid the correct amounts which was another 5-600.00. Every time I called to get help; I was passed around always ending up in the wrong place. Finally after about 20 days AFTER the closing and countless calls and stress, I was told to contact the title company who evidently wasn't told about all the mistakes. The agent there after a week had almost everything straight. Another account was not credited and that took another few days. I wrote to the main office and requested that if it was not the correct address to forward it to the correct one. That was over two weeks ago. I wanted to request that since my first payment was due on Oct. 1st be changed to Nov. 1st out of good faith, after all I stuck to what I agreed to them. They did not from the very beginning. It took 21 days from the closing to get it all straight. The advocate said she didn't make any mistakes, but I told her she was the advocate, there to speak for the client which she did not. I have done a few refinances over the years and this by far was the worse, they didn't want to help, avoided phone calls, gave me wrong numbers for solutions. I don't feel I should have had to call the title co. A mistake? How about 7?

In the correspondence you describe mistakes during loan processing as well as errors with the disbursement of your loan proceeds. With that response, Spring EQ issued a refund of all out-of-pocket costs you incurred while making sure your loan proceeds were applied correctly, as well as additional funds in the form of gift cards as a token of Spring EQs appreciation of your business and for the trouble you encountered. In the Better Business Bureau complaint, you appear to request that your monthly payments be pushed back by one month. Spring EQ cannot make this accommodation; however, please contact us directly if you believe finance charges have been incorrectly applied. It is unclear from your correspondence if that is your concern.
