We have continued to make contact with the 3rd Estimate on an ongoing problem with a sliding glass door window leakage they installed. Prior to this installation, there was no leakage from the old sliding glass doors.
A contract was signed on 3/31/2023 with the 3rd Estimate Company to install 3 window units at our home. This included 1 large window and 2 sliding doors with transoms. The project was to be completed in 6-8 weeks but was delayed due to an error by the window production company, Vytex, which prompted a Vytex representative and an engineer from 3rd Estimate at our home to remeasure the sliding doors and transoms. 3rd estimate completed the installation on 7/7/2023 and paid in full.
On 8/23/2023, the #1 (left) sliding door began to leak at the junction of the door panes and transoms. The 3rd Estimate repaired on 8/30/2023 and we have experienced no further issues with leaking. This same transom also experienced a crack which they repaired in January 2024.
On 4/2/2024, the #2 (right) sliding door began to leak at the same junction as #1 (junction of door glass panes and transoms). The 3rd Estimate was contacted on 4/4/24 and an installer came to repair leak. The door continued to leak intermittently. They were called again at the end of April 2024 with no response. We had a large leak in the same area and placed a call to 3rd Estimate on 12/9/2024. The installer came the next day and repaired the leak. Though, they have attempted to correct multiple times, the leak continues with each large wind and rain event. They were contacted on 3/31/2025 due to same leakage. A message was left at the Corporate Office for someone in a leadership role to call us concerning this continued issue. We received no response. Another message was placed to the installers on 4/1/2025 in the afternoon. As of today, April 15, 2025, we have not received a response from the 3rd Estimate.

Thank you for taking the time to share your experience. We’re sorry to hear this has been an ongoing frustration for you. On April 16, our Construction Service Supervisor, Marvin, spoke with you directly and scheduled a joint inspection with Scott from Vytex, the product manufacturer. That inspection is set for Wednesday, April 23, at 10:00 AM, and we’re committed to getting to the bottom of the issue and working with Vytex to find a permanent solution. We appreciate your patience and the opportunity to make this right.

      Better Business Bureau:

I received a response from the 3rd Estimate on 4/16/25.  Representatives from 3rd estimate (Marvin) and ***** window company visited on 4/23/25.  They did not find any structural problems with the sliding door/transoms to cause leakage. They did have questions about an adjacent window above the installed  door/transoms that could be causing the issue.  This window had been sealed with chalk on previous visits. They concluded that an installer would chalk other areas around door/transoms they installed and adjacent window they did not install.  If the window continues to leak, they will remove all chalking and weather strips around window at a later date and conduct a water test.  On 4/24/25, the installer (Mike) arrived and completed the work requested. We will not know if the leak has been corrected until the weather results in rain and wind.

I appreciate their response in trying to resolve this issue.
I have reviewed the response provided by the business regarding complaint ID ********, and I find the resolution is satisfactory.

Recurring breaking of the skirting and the mounting due to improper installation.
4,000.00 paid for the job and they don't stand behind the work telling me that the one year warranty is now up with the job still not corrected.
Marvin has told me that he will get back to me and I haven't heard from him. All I'm asking is to correct the job and do it right this time.

      Business Response

Here is the email that our Installation Supervisor sent to the homeowner addressing their complaint:
      Dear *** ********
I hope you’re doing well. I’m reaching out regarding the
concerns you’ve raised about your home’s skirting installation, and I sincerely
apologize for the frustration this situation has caused you.
After reviewing the details and the photos from the initial
install, it appears that the issue may be related to the lack of a concrete
slab beneath the skirting, which is critical for ensuring stability and proper
installation. Additionally, upon further inspection of prior photos, it seems
that this issue may have occurred previously as well, which suggests that the
underlying conditions have likely contributed to the failure.
We also want to highlight that ground shifts—whether due to
weather, soil movement, or other environmental factors—are outside of our
control. These shifts can impact the skirting’s stability over time, even after
      an installation is completed.
While we are unable to offer additional services to address
the installation at this time, we recommend consulting with a local contractor
who may be able to assess the situation and determine the best solution for
      ensuring long-term stability.
We truly value your feedback and are committed to helping
you find a resolution. If you’d like to discuss this matter further or have any
additional questions, please don’t hesitate to reach out.
Thank you for your understanding, and again, we apologize
for any inconvenience this has caused.

Was seeking estimate to replace my fathers roof. Jason Warren came out from The 3rd Estimate walked the roof with me attempting to follow behind. I did see Jason and Hear Jason with his hand under a roof shingle lift and tear shingle in front of house. I asked him to please not rip anymore shingles like he did and from that point on he barely did anything else but get his drone take pictures continuing to tell me that there's nothing wrong with my roof except that ripped shingle. I would like to give a change to the owner of to company to follow up with this entry and fix/repair damages induced by his estimator/crew ***** *******

      Business Response

      Date: 09/23/2024

When Jason was performing his inspection, he asked you about
that particular part of the roof because it looked like something was wrong
with it. When he went up on the roof, he saw that the top of the shingle was
delaminated. He went to pick up the shingle to assess the damage and it tore.
He did not intentionally tear the shingle. We would like to have our Assistant
Sales Manager, Cory, come back out to your house to follow up, check out your
roof, and the shingle that Jason accidentally tore. Cory will give you a call
tomorrow to schedule a time to come back out and follow up.

Response is incorrect. Jason thought se saw a missing shingle on the edge of the roof and that's the first thing we went to look at upon climbing where he saw that it was still there but looked missing because it was late in afternoon and was getting dark. Sure enough the only damage he concluded after review was the shingle he ripped himself.

Again, Jason accidentally tore the shingle when lifting it to test the adhesion because he saw that it was delaminated. Our Assistant Sales Manager spoke with you yesterday about coming back out to your house to look at that specific shingle and follow up. You did not commit to a day or time for him to come out and you told him to call you back, which he did and left a voicemail. Please call Cory back so he can schedule that.

I hired The Third Estimate 9/28/23. They were to “install roof per scope from ******* *******. Contract is for $12,114.48. I paid the initial one third ($4,038.16) on 10/3/23. The shingles were replaced on my house and garage on 2/16/24. They ripped off every gutter and downspout and threw they in the dumpster. They ripped off the siding on the front dormer on my house and threw it away. They pulled up the siding above my dining room and left it peeled back. They did not install any flashing. When I spoke to the foreman performing the work on the day of installation he said “you are listed as getting new siding so we are leaving your siding peeled up like this”. This was the mistake on the side of The Third Estate. I did not sign for or ask for new siding. They tar papered the front dormer where they removed the siding. And left. When I contacted them on Monday **** ***** took my complaint and said he would get it handled. He did get the gutters replaced a week or two later but was unable to resolve the siding work. The owner ***** came by after I made multiple complaints and made me promises to get the siding fixed. My last contract with him was on March 1, 2024. He told me he would have an answer for me in one week. Today is 5/8/24. I have repeatedly tried calling and texting him directly. My attempts have been ignored. I have the Work Authorization paperwork. This job involves a insurance claim resulting from hail damage to my roof. The claim is with liberty mutual. Claim number *********.

We apologize for the inconvenience that you've experienced. We spoke with the homeowner on 5/9 and asked if John Sotka could come out to get a piece of the siding to send to ITEL. The homeowner was okay with everything once we advised them that we should have an answer within the next few weeks. John pulled the siding sample, now we are just waiting on the ITEL results to come back. We will keep the homeowner updated along the way.

I appreciate the apology. Truly, I wish this wasn't the case but I have been promised you guys will handle it for months and months now. If you need more funds from my insurance ok. Do what you need to do but i really don't understand why you can't just complete the job first, and then get your ITEL report. since Feb 16, 2024 until now my house has had missing siding and peeled up siding. today is May 20, 2024

the only response the third estimate is giving me is that they are seeking more money.

In summary I will be satisfied when the work is done.

We will be meeting with the homeowner on May 18th (only day they can meet this week) to walk the roof together. The homeowner is saying that the wood should have been replaced (per a conversation with our Operations Manager on May 10) although our pictures show that the wood was fine before shingles were put down. We believe that the problem is a structural issue. We will confirm on Saturday.

On April 2023 ***** ********* from The Estimate Corporation came out to my residence to provide me a quote for fixing the siding. I was looking to get the corners fixed. He advise me to make a property claim and he will handle the process. He advised me that because the current Siding is aluminum that it will be hard to match, but he needed a piece siding to see if he could find a match. I had pieces of the corners of the siding’s that were blown by the wind, which I offered him to take for the sample. He advised me the corner pieces were too small and insisted on cutting of a 6 feet piece of siding. After that, After that, I will call him often to require about the process, he advised me that this take some time and for me to be patient. I stop reaching out to him as often because I felt he was becoming annoyed with me and my often call. Now, when I call, I get a text advising me he’s driving, but he doesn’t return the calls.
Due to the big piece of siding he cut off I’m getting weather related damage. Because he’s ignoring me, I decided to reach out to BBB.

Thank you for bringing your concerns to our attention. Upon
thorough investigation, we have confirmed several key points regarding the
approval and funding for your siding replacement:

Our communication with your insurance adjuster revealed that
the full siding replacement was approved in August, with funds totaling
$27,875.57. This approval was obtained before any work was scheduled with our
company. The scope was sent to ******* ******, which is who you told the
adjuster to send it to as that is who you were working with. The insurance
adjuster issued an ACV check to you in the amount of $25,542.52 back in August
2023. Additionally, they noted that the remaining $2,169.53 in depreciation
could be released upon valid explanation for why it took over a year for your project
to be completed. While the insurance company approved the funds promptly, it
appears that there were delays in initiating the repair process on your end.
Our company remained ready and willing to proceed with the project as soon as
you were prepared to move forward, but you told us that you were not approved
by your insurance company and you were going to wait for the next storm.

We want to assure you that our team takes pride in
facilitating transparent communication and prompt resolution of issues. We are
committed to working with you to ensure that your home receives the necessary
repairs/replacement in a timely manner. Regarding your weather damage, please
don't hesitate to reach out to us directly to discuss this matter further and
schedule the completion of the project.

In September 2023 I signed a contract with ****** at The Third Estimate for a new roof and siding/window repair and a payment was made to the company via endorsed insurance checks. My work has not been started, and I keep getting excuses as to why it can't be done. A sample of my siding was taken also, so I have exposed wood on the north side of my house. As of 2/9/2024 no one from the Third Estimate had returned my calls. On 2/15/24 someone named **** called, claiming to be a Supervisor and said he's handling things. As of today, 2/26, he hasn't addressed my complaints or concerns either. I feel this company committed fraud and cannot be trusted. I would like the contract voided and a full refund of my down-payment.

Work started on June 23 2023
Contracted with 3rd estimate to replace my roof. A 3rd party crew showed up to start the work. After seeing the quality of work being done and damage being caused I requested a different crew. No one from 3rd estimate or management from 3rd party crew came to inspect work being done. I am left with a damaged new roof, and work done over rotten wood that I was told would be replaced. 3rd estimate has sent 5 different people to inspect the finished job. One employee asked if I would be willing to compromise with work done instead of paying remaining balance. Issue was escalated up to the owner. The owner was suppose to come do yet another inspection himself. He had to cancel due to weather the first visit, the second scheduled date was a no call no show. It has been 7 weeks since last communication with owner despite several attempts to get ahold of him. My roof required new sheeting due to the type of original roofing having gaps between the original material. New sheeting was put over old shingles on first 3 foot of front and back of house and has gaps in the valleys that are over 2” wide. Drip edge was poorly installed and is not cosmetically pleasing to look at. There are multiple new shingles that have been damaged and left during install. I had 2 employees of 3rd estimate do inspections and say the roof needs completely redone, but have either quit or had request denied by upper management. The last time I talked with the owner he wanted to remove 40-50% of the roof and do “repairs”. I have requested multiple times to have a new crew come out and do the quality of work that I have read and heard about from others that have used them. I called 3 weeks ago and was told I would hear back from someone that day and have yet to hear back. I would like a complete replacement of the work done and repairs to the damage that the crew caused.

We have inspected *** *****'s roof and determined that it looks satisfactory, it functions well, it is dry with no leaks, and has no structural problems. The complaints that *** ***** has do not warrant replacing the entire roof. If he would like a service done, he can call our office to schedule that. His roof also has a warranty.

      Regards,

I am not sure what inspection they are referring to. ***** ****** the president of 3rd estimate had scheduled to do an inspection. Last communication with ** ****** was on 11/22/23 where I was told he would have to reschedule. Since then I have not seen nor heard from him about doing an inspection. I was also told a representative from ***** ******* ( the manufacturer of the materials used) would be out to inspect the roof also to sign off on the extended warranty I did pay for. There has been several attempts to contact ** ****** about when the inspection would be done. I have attached another photo of a conversation through text that I had with a representative from 3rd estimate explaining what repairs they would be willing to do. There has no communication about when these repairs would even happen. In that message I expressed my concerns about why I wanted the complete replacement.

Several people from our company have gone to *** *****'s house. *** *****'s roof was completed in July of 2023. He was dissatisfied
about the OSB that was installed. He is concerned that the roof might not hold
up over time. ***** ****** assured him that we have a warranty and if we have an issue in
the future we can resolve it. He wanted us to replace his entire roof so he could
look at the OSB. I attached pictures of the roof before, during, and after. "****** ***** before 1" shows the house before we did any work to it (March 31, 2023). "****** ***** during 1" & "****** ***** during 4" show what the wood decking looked like when we tore the old shingles off during installation. "****** ***** during 5" shows the wood that we installed on the house. "****** ***** final 2" shows the completed roof. Currently the roof is not leaking and looks good. *** ***** also owes a balance
      of $2,207.22.

In 2021 I noticed a roof leak and told a salesperson, ******* ******** from The Third Estimate (TTE) about it. He found some loose shingles from storm damage and said that *** would work with my insurance to have them cover the roof replacement. He took a shingle from the roof and sent it for analysis and I didn't hear back from him for several months despite reaching out several times. After a while I called *** again to find out what happened and they said Richard doesn't work there anymore and sent Thomas out. I showed Thomas the problem and he took another shingle to try and get the roof covered by insurance again and came back later saying that they wouldn't cover it. He gave me a quote for a full roof replacement that I'd have to pay out of pocket, which was suggested as the "economical" action instead of paying several thousand for just repairing the leak. I agreed to the full roof replacement in Spring 2023 (nearly two years after initial contact with TTE), hoping it would save me some money and hassle in the future by just replacing the full roof. A crew came out in August 2023 to replace the roof, but didn't replace the whole roof (there is a modified section that was supposed to be shingled also) and also apparently didn't fix the leak. I noticed in September that it was still leaking after the next rain. In October, the same crew came back and told me that the leak was coming from the chimney and that they don't fix chimneys.

I had originally commissioned the roofing project solely for the purpose of repairing the leak in my roof. Since the company didn't do their due diligence in tracking the leak and aren't capable of fixing the leak, I was sold a service and product that was unnecessary at best. I had to secure financing to get the roof replaced, and I don't have the financial ability for another company to come out and fix it yet. I am asking for any profits above the manufacturer cost of materials and hourly wages of laborers to be refunded to me.

      Hello ******,

I am sorry that you are experiencing difficulties. We were not contracted to do the flat roof section of your roof. Regarding the leak from the chimney, two people from our office left voicemails for you today. Please give ***** a call back when you can. We would like to send another crew out to get a second opinion on the leak. We may be able to re-flash the chimney if that is the problem causing the leak. Again, I am sorry that you are frustrated. We will not be issuing you a refund, but we would be happy to come back out to inspect the leak and see if we can fix it.

They were contracted to do the minor sloped roof on top, but not the side porch as discussed with the sales rep, which is why I likely have 5 extra packs of shingles in my garage currently. I have requested twice that they contact me via e-mail instead of calling me so that things will be on record. The basic flashing for the chimney isn't the problem, it was pointed out to me by another roofing company that *** didn't install tins and flashing behind the house siding or up the chimney wall which is likely causing the leaks. If it was properly installed the first time, I shouldn't be having these issues and they ignored the basic contract which was to re-shingle the entire roof. In the contract there is no mention of ignoring the minor slope modded roof, which implies it should have been done. Please tell them to reach me by email at [email protected], or they can respond to either of the previous 2 e-mails I sent.

I cancelled a contract for a roofing job within the 3 day period. I cancelled because there was not enough money from an insurance claim for the project. The cancellation document is dated October27,2023. Ive walked into the company 3 or 4 times thus far. I usually speak to ***** ******* He acknowledges that I'm due a refund, but I have yet to receive it. I've called, left messages, I don't get a call back. Last time I walked in the person that needs to write the check,I guess was supposedly out of the country,to return on Monday, that was 3 Mondays ago.
