  Bought 5 year policy with "free year" (so 6 years) and after 1.3 yrs realized their service stinks - takes several phone calls (hours of time) to get mediocre service. 2nd issue didn't even get a response from companies to fix so I decided to cancel... which took dozens of phone calls, emails, hours of time and then FINALLY they cancelled my policy with 4.5 years remaining only to get less than half that money back! NOTE TO THOSE WHO WANT TO CANCEL... SHW has a "special formula" to calculate what you get back... in other words, they steal more of your money! "Sure, you can cancel"... but for much less back than you were expecting! Should have received about $1300 back (based on total divided by # years used and add the one claim of $250 and $75 cancellation fee), but NO... they send me a check for $877!!! Saying that they refund at the "non-discounted rate" (meaning they steal more money from us up front and essentially, if I wanted to cancel during the last 2-2.5 years of my policy, there would be NO money left to refund!!!) I cannot imagine this is legal when it's not fully disclosed in their policy. SOOOOOOO disappointed with the DELAYS, *******, and DEVALUATION of my money and trust in them... especially since I used to live in **!

  READ BEFORE YOU BUY THIS WARRANTY. Bought warranty with optional coverage for roof leaks and *********** said I had a freon leak and Select home said I would have to pay for repair of freon leak out of my pocket, but that they would cover the freon which I said ok I'll have it fixed, so when I call for approval for the freon they tell me they're not covering freon due to the leak, after 2 of the reps told me it would cover the freon, to just call them for approval. This company is a bunch of crock, they'll find loop holes to not cover what they say. They take your money monthly, but when it comes to coverage they don't pull through.This company is not worth your headaches to try collecting. Paid for a year and got ZIP. BEWARE.

  On my recent water leak pluming issue they tell me that plumbing labor is not covered only parts. Parts were 25% of the total cost of $800 job which means I have to pay the balance 75%.After my reaching out to them 3 different representatives quoted various clauses in my policy but by upon review I did NOT find anything mention of no labor coverage in any of the clauses.Why would I purchased a warranty in which I have to pay labor (which is always a larger part of the total cost).They always do this to you and some ****************** with standard scripted answers are available 24/7. You cannot talk to higher *** to resolve the issue.I would never do business with them and if you want to get a home warranty from any company then please check the policy to make sure that all labor/ installation costs are covered.

  Extremely high pressure sales.Poor **************** and LACK of contractors, especially rural areas.I've had American Home Shield (AHS) for a while but the prices and fees were getting too much to handle. In comes SHW several months before renewal and high pressure sales - matching anything AHS does.Coverage - Even if your refrigerator has a built in water-ice, it is not covered, additional add-on. You need to read all the additional policy coverages seeing what the references on your main policy does not cover, DO NOT BELIEVE IN SALES Contractors - I live between two cities, 1hr from each city, so rural. SHW loses contractors all the time or will not cover. I had a sewer issue and no contractors from SHW would even return my calls, eventually hired local. Same issue with appliance repair but this time they had no contractors even listed

  I will never use Select Home Warranty ever again! I was on a month to month after the first year. I called to cancel service and was told I'd not be charge a $75 fee. The next day, I checked my account to see I was charged a cancellation fee of $75. My washing machine broke down completely and I paid $900 out of pocket. I was reimbursed a measly $175 check from SHW. I was given the run around before they finally told me the machine was not repairable. Most credible companies will not lie to a customer over a measly $75 fee.

  Select Home Warranty is dishonest in it's claim of service. They do not pay for repairs, and they do not replace what they can't repair as they claim. You can not talk to anyone higher than a sales representative or customer service representative, and they will not allow you to cancel your policy and be refunded the unused portion of the policy. This is a scam company and should not be allowed to stay in business.

  Select Home Warranty is a scam. I filed a very simple claim regarding a ceiling fan. SHW did not even fulfil it's minimum obligation for a replacement fan, less deprecation. Specifically, HSW agreement states they would come to my “home and inspect” the cause of the problem. My Claim #******** filed had to do with a ceiling fan broken, cause unknown. The agreement outlined in contract;, 6.3.8. Ceiling Fan. This Agreement covers all modules, components, and parts of the ceiling fan affixed in the covered home necessary to its functionality. My claim also stated that it could be an electrical problem. This was mentioned on every call to HSW. 6.3.4. Electrical. This Agreement covers the following electrical system components: (i) wiring; (ii) service panels; (iii) sub-panels (iv) switches; (iv) breakers; (v) outlets; (vi) junction boxes; (vii) ground fault interrupters. They would not come out to inspect wiring relying on a subsection in contract where they can make a low ball (in my case $45) settlement: Select may choose to pay a cash settlement. I never even got the $45. They lost keeping a contract worth over $700 for what have cost them nothing (I had to pay service call for a loose wire).

  Do not use this company. They are dishonest, they jerk you around at every corner, and they cover basically nothing. I have been waiting for months for a $90 check that was supposed to cover my $600 over the range microwave replacement. Every time I call to see where the check is they lie. They told me 30 days, then they told me 30 business days, we are well beyond hat time as well; I call today, they say that are still processing it and it can take two to three weeks for it to be mailed. The claim was filed in Feb 11, it is now May 3 and I am still waiting. Don't use them. If I could have selected zero stars, I would have.

  DO NOT WASTE YOUR MONEY. They said everything was covered, yet when it came down to it they cited some bull clause that said that we are not covered. It is all there on the contract. What I was told is that they actually pay the technicians they send out to file the report to find a way to get them out of paying for the repair.

  Select Home Warranty is the worst home warranty company I have ever had to deal with. They have sent all of their customer service overseas and there is zero sense of urgency. My AC motor went out and let's just say I'm still waiting on a response from them on whether or not they will fix. I live in ***** and there is no waiting to fix your AC. I took care of the issue myself, no thanks to them. Please do not use this company! They are the absolute worst!!!!
