    We purchased our home from Dream Finders in May 2024. A standard part of closing is for them to clean up and remove construction materials from the property. There is a natural/tree area located along the back of my property that despite being told they would clean the debris from this area, this never happened. There was a silt/wire tree protection fence in place that needed to be removed, along with lumber, concrete, nails/screws, and plastic debris. We have asked via email and in person for months to have this, occasionally we were told they would get to it, but mostly were met with no response. We ended up cleaning most of the debris ourselves, but the tree fencing was in the ground and not easy to remove without machinery. In December 2024 the project manager was finally told to have it removed, and a vendor was sent out and only removed the fence posts and cut the wire/silt fence a couple of inches above the ground, leaving a stretch of fencing across the entire back of the property that has created a tripping hazard. When asked to finish removing, we were told that they dont have to do anything with underground debris and that technically they didnt have to do anything with the fencing as they only remove what they installed, and this fencing was placed by the developer before they purchased the lots, the first we were ever told of this. There was never any distinction between which debris was theirs and to be removed during the entire construction process and we would have no basis for assuming otherwise.

    During and after the construction of the home in which Mrs. ******* purchased, Dream Finders Homes has made sure to accommodate the buyer with multiple items of discrepancies that were not covered under our contract and scope of work. 

    During the construction process, prior to closing, the buyer wanted to have the stone veneer installed on return walls of the front elevation. This is not something that is covered under our contract/spec however, in the spirit of making the buyer happy with their new home, *** had the veneer installed at no cost to the buyer. Shortly after, the buyer also stated they wanted additional aluminum railing and sod in the rear of the home. Contractually aluminum railing is only installed when the site/grade of the lot and home elevation require railing per the ****** This is not even an option that can be purchased by the home buyers. Likewise, with the additional sod in the rear of the home, contractually we only install sod 25ft from the rear main corners of the home. Again in the spirit of maintaining happy homeowners, DFH installed the additional aluminum railing and additional sod at the rear of the home at no additional cost to the buyer. 

    Three months post closing, Mrs. ******* requested to have the tree protection silt fencing removed from the property line that is shared between her property and the community open space. The developer of this community installed this protection fencing, not DFH. *** did not disturb this natural area that has 50+ year old oak trees as it was not allowed under our limit of disturbance of the lot, that is dictated by ***********************. Also, at the time of the community common area was not completely established with vegetation and sod was starting to take root. This area was landscaped and established by the developer of the community. Again, *** made an effort to make the homeowner happy by having a subcontractor remove any of the tree protection/silt fencing without disturbing the current ground cover at no cost to the buyer. The lot condition of the property and the proximity of the fencing does not allow for machinery to be used without destroying the current vegetation and grading of Mrs. ******** property and the community common area property. The buyer was not happy with the initial visit and again *** had a subcontractor return for additional measures to remove the silt fencing without disturbing the current condition of the lot. *** has made multiple attempts to satisfy Mrs ******* in multiple avenues of the construction process and even after closing with items that are not covered under the contract or scope of the purchase of the home.

    I am rejecting this response because:

    All claims made that imply Dream Finders went above and beyond what was contractually required of them were no more than requests to have my home built to the same standards that they previously built the other homes in my neighborhood.  The sod, the veneer, and railing requests were all in line with how existing homes had been built, contractually or otherwise, one would expect a degree of consistency from a production builder who reminded us time and time again that customizations were not an option.  Regardless, these statements around these aspects of our build are irrelevant to the claim at hand and the numerous other grievances weve had with Dream Finders were not brought forth unnecessarily on our end, so I believe it is fair to focus solely on the issue described in the initial claim.

    There are some misstatements in the response from DFH.  First, we were told at our pre-closing walk through that the natural area would be cleaned up of construction debris.  There was no specification on what would or would not be removed, and this never took place.  We had additional verbal conversations with the project manager in the two months post-closing as he worked through other items that were incomplete at the time of closing.  The communication at three months was just the first in writing, though communication failures were common throughout the entire build.  Please note that even after acknowledging that communication in August, it still took another four months of asking to have any action taken.  Again, the bulk of the clean up of the debris they left behind was done by us, we are only requesting the removal of the fencing.

    The response also makes it sound as though someone was sent out to address the fencing twice, but there was only someone sent once, and we werent told about it ahead of time.  I dont think its customary to send subcontractors out to do work on a property without the knowledge or consent of the homeowner.

    There are trees in this area, though most of it consisted of weeds, vines, and brush, much of which we have cleared out.  We havent been told exactly what kind of machinery would even be required for the removal of the fencing, but this area is significantly more accessible than when DFH sold it to us.

    The developer may have placed the fencing, but the entire neighborhood was once surrounded by this type of fencing and it no longer exists.  Maybe it was an oversight and *** should have requested the developer remove the fencing, but no other homes are being sold with this fencing still in the ground.  Again, I am for some reason having to argue to get my home to the conditi

    I currently reside in Winchester Subdivision and it's a brand new area. My front door was not sized properly and I had some gaps and in Oct or Nov time frame someone came out and patch it up. So, about six weeks ago I had ants in the front yard and they were going up the column and some made it into the house on the lower left corner. I emailed and ask if someone could come out and it took about a month for ***** to come out. He stated he didn't they would qualify this worthy of a new door. This house was closed June 16, 2023. It's a brand new house and I ************** if he would want this at his house. ***** has not contacted me back with an answer and that was a week ago.The other issue they have not put street signs up. There have been several times packages, and other important documents have been misplaced. My neighbor across the street had to call the ambulance for help. Several people have contacted this company about the street signs and nothing has happen. Someone could have a house fire, or need life saving crew and this company has failed to put the street signs up.

    I bought a home from the Dream Finders ************ on November 14, 2022. There are several items in my home that are warrantable for repairs, but this company refuses to make the repairs. The most important issue is the shower and tub in my master bathroom. I have sent numerous emails to Dream Finders ************************ starting in January 2023. The shower and tub in my master bathroom are not leveled. On August 21, 2023, Dream Finders sent a company to investigate what was wrong with my shower. I was given a copy of the report. According to the report, the shower is not leveled from right to left and front to back. There is a soft spot in the shower which holds water and has gotten larger over time. On January 9, ****, my shower and tub were removed from the wall by a plumbing company hired by Dream Finders. It was discovered that the floor is not leveled. As of today, February 4, ****, no one has contacted me to make the necessary repairs. The shower has been pulled away from the wall and sits in the middle of the floor. The tub has be pulled away from the wall, also.The next issue is the 1 year courtesy drywall and nail pops service. The drywall seams in the ceilings of my home are very thick, bumpy, and visible. I was told that these areas would be repaired, but they have not. On November 24, 2023, a woman and man were sent to my home to fix the nail pops. When I questioned the man about repairing and painting the drywall seams, he said it had been denied. The nail pops were not repaired on that day.The last issue is the door frame leading to my garage. It is slanted. When the man mentioned in the above paragraph came out to my home on November 24, 2023 to fix the nail pops, he stated that fixing the door frame was denied. The same man came back out to my home on January 9, **** and stated that he could see that the door frame was slanted, yet Dream Finders refuses to fix the problem.
