  Disappointing Experience with Alarca Property Management Initially, Alarca Property Management seemed like a promising choice for managing my rental property in Charlotte. Their team was professional and responsive during the onboarding process, which gave me high hopes. However, my experience quickly turned sour.Before they would begin managing the property, I was instructed to vacate it, which I complied with. Shortly after, I received a shocking $1,800 bill for maintenance and repairs, many of which I found unnecessary or exorbitantly priced. These included replacing ceiling fans, lightbulbs, and charging for overpriced carpet steaming services. They even billed me for taking pictures of appliances and their serial numbers, as well as changing locks and installing items that would be removed after a tenant was placed. It felt like these charges were more about generating profit than providing essential services.When I raised concerns about the bill and ultimately decided to cancel my contract, my emails were completely ignored (even by the owner of this company) leaving me with no resolution or acknowledgment. I later learned that Alarca allows a third-party company, not directly associated with them (but under their companys name) to handle maintenance, which seems to drive up costs significantly for their own profit. This lack of transparency and accountability was deeply frustrating.

  I have had several issues with matenince help and they have been very late on their response time as which cause us to deal with the mold longer then we should have. I feel like they have not been concerned about a respiratory problem with mold being caused. I have had so many issues it hard to feel safe about the home that me and my family involving 2 young kids are in. My neighbor has also had the same issues and concerns with their response time and lack on concern.

  We just recently applied for a condo through Alarca and we were denied less than 24 hours based on lack on income information. Although we submitted bank statements and paystubs, and had a renter rating of 815/850 we were still denied. Furthermore, when we called to speak to someone at the company this morning they told ** they already had applications for this property AFTER we scheduled multiple tours and paid $65 each for an application fee. This management company has sketchy practices and should not have even allowed showings if the property wasnt even available. How can you apply for a place at 12 pm on a Sunday and by Monday morning receive an email stating you are denied?? Seems like a money grab to me. To make matters worse they dont even have a physical office to meet with someone at and the employee we spoke to on the phone said they are not located in ** (even though all of their office addresses are in **.)
