      I was misled, misinformed and the company practices bad financial practices. They quoted one price for their property, but tacked additional charges later. Charged me $65 for app fee, and then charged me an additional $149 lease preparation fee. The lease addenda sent then stated I was responsible for sewer, septic, water, trash, disposal, pest control, etc....which the advertisement stated differently. ***** in their office stated the addenda only means for me to contact them if something goes wrong for repairs, but the addenda does not state that. There are others who are complaining about their financial practices. I want a refund of my lease preparation fee because they falsely misled me and sent me a lease addenda to try and make me responsible for water and trash, etc...I want a Full refund of my application fee and Lease prepartion fee - totaling $214. I would not have applied from the beginning had I known about all these other additional charges after the fact or the deceptionn practice of the lease and its addendas.

      We are sorry to hear that you feel the fees and terms were not clearly disclosed during your application process. At Alarca Realty, our priority is to ensure that all prospective residents have a clear understanding of the rental terms and associated costs before they make any commitments.
      Our application process is designed to be fully transparent. Before any application fee is paid, all applicants are presented with and must electronically sign a Consent and Application Acknowledgment Form. This document clearly outlines the Resident Benefit Program fee, the Lease Preparation Fee, and other standard charges. You signed this document prior to submitting your application, and a copy is attached for reference.
      Once your application was approved, we sent you prior to collecting any additional fees a Lease Payment Summary Sheet. This summary, which you also provided to the BBB as part of your complaint, itemizes all charges, including monthly rent, the Resident Benefit Program, and any other applicable fees. This step is in place specifically to ensure prospective residents can review all costs before proceeding.
      Regarding the addenda in your draft lease: many provisions are standard disclosures required in our lease agreements. Some sections reference resident responsibilities not to transfer utility costs to the tenant, but to clarify the duty to promptly report maintenance needs. In cases where certain appliances or features are excluded from maintenance coverage (such as an ice maker), this is also disclosed in the lease so expectations are clear.
      Over the past twenty years, Alarca has successfully leased thousands of homes, with the vast majority of applicants confirming that our process is straightforward and transparent. While we regret that this experience did not meet your expectations, all fees and terms were disclosed both before and after your application approval, enabling you to make an informed decision before signing a lease.

      I am rejecting this response because: even though I signed the form that Alarca provided to you all, that form does NOT indicate the Resident Benefits package would be $127 per month. It also is not indicative of what is entailed in the Resident Benefits package. Having to pay $127 extra dollar per month for HVAC filters and credit assessment/monitoring - does not add up. HVAC filters are changed out every 3 months and only cost $10-20 at best. This charge is excessive and is NOT disclosed on the form that I signed. I have escalated this matter to the ************************** who in turn has escalated it to the *********************. Also, the addenda's that were sent to me with the lease - put all the responsibility of the sewer/septic, trash, pest control, amongst other things as the responsibility of the resident - AND I DEFINITELY DID NOT AGREE TO THAT , and that is NOT what was indicated in the rental posting. Alarca's fees are excessive and they do NOT disclose fee amounts. Had I known a resident's benefits package was going to be an additional $127 per month, I would NOT HAVE APPLIED PERIOD! Alarca's practices are deceptive and I will continue to pursue this matter. Read the agreement  signed - where is it disclosed the amount of the Residents Benefits package? Where does it list what is included in this amount? I stand by that my complaints are justified!

      We truly regret that your experience during the application process did not meet your expectations. At Alarca Realty, our goal is always to provide clarity and transparency so that prospective residents can make well-informed decisions before committing to a lease. We understand your concerns and we want to clarify a few things.

      The Resident Benefit Program is a standard program included in all of our lease agreements. The package includes multiple benefits and the fee reflects the overall program, rather than any one service individually.
      While the acknowledgment form you signed confirms the existence of this package and related charges, the specific dollar amount and full breakdown of services were provided to you later in the Lease Payment Summary Sheet, which you received prior to paying any further fees or being asked to sign a lease. This step is in place precisely so applicants can review all costs and decide whether theyd like to move forward.

      The addenda you received are standard lease disclosures we provide to ensure responsibilities are outlined clearly. They are not intended to shift undisclosed costs onto residents but to clarify which services may fall under routine tenant obligations and which issues should be reported to us for maintenance.

      Although our records reflect that fees and terms were disclosed in advance, we respect that you feel the information was not sufficiently clear to you. For that reason,  we issued a full refund of both the application fee and the lease preparation fee as you requested, ensuring you did not experience any financial loss as a result of the application process.

      We are genuinely sorry for any frustration this situation caused you. While we believe our process is consistent and transparent, we also recognize that communication can sometimes fall short of expectations. Please know your feedback will be used as part of our ongoing efforts to improve clarity for future applicants.

      I am rejecting this response because: The fees were not disclosed prior to me SUBMITTING an application and paying the application fee.  Once the application fee was paid, the agreement was sent over about the residents benefits package - nowhere in that agreement does it state the price of the benefits package is/will be $127 monthly! I signed the agreement bc I am well aware of other property management companies who have resident benefit package fees and offer the same service as Alarca, but their fee is $49 monthly (which is reasonable).

      Secondly - the addenda sent to me does not state that its purpose of having the boxes checked for the resident - was for informative purposes only. I attached those addenda's for the Better Business Bureau to review. 

      As I stated - their practices are deceptive and all of this same information, including the addenda's has been forwarded to the NC Attorney General, who in turn has forwarded this information to the **********************  

      I will not stop pursuing this matter b/c Alarca does not engage in full disclosure.

      ****************** entered a lease to rent a property from ** beginning February 20, 2020. The lease was renewed for another year in February 2021. Shortly thereafter, in April 2021, ****************** failed to pay rent. Over the next six months ****************** incurred unpaid rent and other fees of nearly $7,000.  This includes fees levied by the *********************** (of which we have no relationship) in the amount of $1,850 for various violations regarding the appearance of the yard and the window treatments. Both of these are identified as tenant responsibilities in the lease. Just prior to her move-in in 2021 the landlord had new carpet and LVP flooring installed throughout and had all the walls painted with fresh paint.  When ****************** finally vacated the home in October 2021, she left it in the condition shown in the attached photos. She was charged $2,500 (a very reasonable amount in our opinion given the condition of the home), to cover some of the costs of cleaning, pest treatment (the home was infested with cockroaches and flies), flooring and paint. We feel all of these charges are in line with her rental contract and with ************** Landlord - Tenant Law. We are willing to discuss a payment plan to help get this debt cleared up.
