1 starSame as the other reviews. They added unnecessary flood insurance and several months in of phone calls and emails they wont remove it. After several phone calls I was finally told to provide a LOMR. I did and they still wont accept it. Restating that I need to provide a LOMR. I DID! In one phone call they sent me to allied (insurance people) who sent me back to figure. To which they sent me back to allied then allied sent me me back to figure. All in one day. On multiple occasions I was assured it was taken care and they would reach out if they needed more information. Then I was charged again next month. There is much more than this but with the hours (last phone call was 45 min mostly on hold) Ive spent on this I dont have it in me to list it all.Figure Lending

1 starI paid off my loan and my payoff date was June 9, 2025. Figure was wired the money from my Escrow and Figure posted my payment on the 10th! charging me an extra day. I told them that since the money to pay off was wired on the 9th, then my payoff interest should stop on the 9th. Now, Figure wants me to give them proof of wire (they could easily check their bank account) but they want me to wait some more. Refunds according to them take another 15 days from date of payment, June 9th however they still want me to send proof of wire which is super absurd. Don't deal with this company. 1 starDont do it! RUN!!!!! I had received a home equity loan which isnt even what we wanted - we had wanted a home equity LOC, then Figure placed flood insurance on our property. We sent letter after letter to the company explaining our home was definitely NOT in a flood zone and they did nothing about it. This is a scam, over $1K for them to place insurance on our property. We had to involve the Government! We actually had to file a ************************* complaint to get back our money. The entire duration of our loan there was NO CUSTOMER SERVICE, I actually had a customer service *** answer the phone mumbling and I asked if he was alright, I could barely make out what he was saying and not sure what transpired but he ultimately asked if I thought I was better than him. I left every conversation wondering how is this place allowed to operate. Please be advised you will NEVER reach someone who listens or can truly answer your questions. Do yourself a favor and go to your local bank. We even sent a payoff wire and they couldnt even confirm they received it. They said to wait 3-5 business days. Never heard of that but can not wait for my relationship to end with this company. RUN!!!!!! Do yourself a favor, shop around, you have choices, this isnt a company worth the headaches. You will always call in and speak with someone who can not assist.Figure Lending

1 starTHIS COMPANY'S NAME'S ARE FIGURE, SLS, NEWREZ, SHELLPOINT. THEY FORCED ME TO SELL MY HOUSE AFTER I WAS TOLD THAT THEY WOULD WORK WITH MY SITUATION BEING I HAD BEEN INJURED ON THE *** AND WAS IN A WORKMANS COMPENSATION CASE. AFTER I WON MY CASE WITH THE STATE I WAS READY TO PAY MY PAST DUE. THEY REFUSED PAYMENT AND DIVERTED MY FILE TO SEVERAL DIFFERENT POC,S WITHIN THEIR OFFICE OF LOSS MITIGATION. THEN THEY SAID THEY WERE REVIEWING MY CASE AND SENT IT TO A LAWYER TO START FORCLOSURE. THE FILEING NUMBER CAME UP IN PUBLIC INFO. **** HAD TO SCRAMBLE TO SAVE MY EQUITY, BY SELLING MY HOME. HERE ARE SOME KEY POINTS FROM MY COMUNICATIONS WITH THEM: 1. I Am Ready and Able to Pay You Refused Payment As of today, I have received the full insurance settlement funds necessary to bring my account current. Despite informing your representatives of this fact, I was told that you will not accept my payment unless I also agree to pay excessive and unjustified fees including unsubstantiated attorney fees.On February 22, 2025, I was told clearly that my house was not in foreclosure.Only one day later, on February 24, I was told foreclosure was proceeding, and that additional fees would be required to stop ******, even with funds in hand to fully reinstate the loan, you are refusing to accept payment.These inconsistent and deceptive statements seem designed to confuse, intimidate, and pressure me into paying more than is owed. I consider this a serious breach of ethical lending practices. 6. This loan I originally set up with "Figure Lending" was referred to as a "*****" loan, (who when I asked what happened I was told had sold my loan to SLS/New Rez/ Shellpoint which I have recently seen on public record via CA the truth of the shake up that caused me not to have access to my account last summer?) *** the different names are a red flag to me, and I would have never agreed to a loan with a company with three other names. 4. Willingness to ResolveFigure Lending

Figure sent notification that your account was transferred to Specialized Loan Servicing on 4/9/2024 and your loan was subsequently sold on 8/12/2024 to MEB Loan Trust VIII. Since that time Figure has not had any involvement with the servicing of your loan. We are sorry for your experience, but you will need to contact your new servicer directly to resolve this issue. 1 starTerrible company. Just read the reviews. A 1.9 out of 5 speaks for itself. Not BBB accredited also speaks. Do not waste your time. Shame on me for not doing my research (which I usually do). Was curious to see what kind of rate I would get so went through the prequal steps being instructed it would only do a soft pull, only to then receive an adverse action letter with details that did not pertain to me. Now I have to go through steps to have the soft pull removed from my report. Stellar credit- 800+. 250k+ income. This company should be flagged and checked into by authorities for their practices.Figure Lending

Your adverse action letter didnt even have items on it that pertained to me. Severe Delinquency, nope. Zero delinquency in my credit report. All for the best, was just officially approved for a 45k HEL with a 8.25% fixed 15 year term and will be closing next week. You all could learn A LOT by reading through your reviews. Companies like yours dont last. Better get it while you can and hope the bottom doesnt fall out ******** response needed.Review fromPriscilla C

I called to speak with upper management after one of their managers decided to berate my husband because he wasn't interested in getting an add on protection. The *** was so disrespectful! 5 starsFIGURE has taken on a challenging task of providing 2nd liens to a broad community. The nuances are immense due to the underserved demographic they assist. I've closed 30 loans with FIGURE in the past 18 months and am nothing but thrilled with the product and the improving service. Mortgage lending is a complicated sector and it has been exacerbated by tightening purse strings from investors willing to lend their money. Recently, we had a complicated situation with a Certificate of Trust. The Team Member, ******, reviewed the notes on the file and jumped in to save the day. Our mutual client is immensely grateful for the $88,000 they received to complete a business renovation. 1 starFigure uses deceptive practices. They sent a letter saying I could check to see what kind of home equity loan I would receive without doing a hard credit check. So I filled it out, out of curiosity, and they returned an answer and a rate that wasn't very good, so I ignored it and didn't pursue it further. A couple of weeks later I got sent an Adverse Action letter with a bunch of legalese that looks like it will now go on my credit report as a negative rating because I did not complete the application and it looks like they did a hard pull on my credit anyway, even though the advertisement said it would not. I would not trust this company at all. I wish I would have looked at these reviews before doing my "exploratory" application which turned out to be a real one.Figure Lending
