      I will never rent from this property management company again. I was also charged an excessive amount for nail holes in the wall to hang up curtain rods. I was also charged an excessive amount for paint that should have been touched up, but they decided to paint the whole wall. I was charged almost $700 for this as well as to replace a carpet. When I moved in, the carpet was old and was only cleaned from the previous tenants. It was not new. They claimed there was cat urine in all the rooms and closets. One bedroom was shut to the cat, the closet had totes in it for storage and there was a dresser in the corner. They claimed this is where the cat peed and it soaked to the underpad. They charged an exorbant amount to repair this. They also charged me a non-refundable pet deposit, but did not deduct it from the "damages". I had multiple complaints about the hvac system, and they sent one guy to check it. My electric bill was $100 every month and the place was always hot. My neighbors right next door had a bill 1/2 the amount and their place was always cool. They told me that if I didn't like their decision I could pay for my own assessment of the hvac system. I would rather be homeless than rent from this company or owner again. I also left because they were going to raise my rent $200 when I had old and outdated appliances, a garbage disposal that didn't work and a ceiling fan that shorted out the wall the first time I turned it on and light switched that flickered. It's old, outdated and very unsafe

      *****,I'm sorry that you were upset about the charges to your security deposit. We wish we could refund all deposits, but we do have an obligation to protect our client's homes, and enforce the terms of the lease. At the end of your lease, the home was left with a very strong cat urine odor throughout. This was confirmed by a restoration contractor that evaluated the property with a black light, showing multiple areas in the home had experienced cat urine damage (the report was included in your deposit disbursement package with pictures attached). You didn't pay any non-refundable pet deposits due to the fact that the cat was not classified as a pet, but if you had, the purpose of a non-refundable pet deposit is not to be used at a later date for damage done to a property. Your security deposit was charged a total of $689 for damages exceeding the limits of allowable wear and tear and breaches of contract (such as screws in the walls). The handyman charge was $290 to remove all of the carpet and padding as well as the damages to the 5 walls and 1 set of broken mini blinds. The property restoration contractor charged $399 to have the urine-soaked areas of the subflooring underneath treated and painted with an odor-blocking coating. The owner paid $1,500 out of his pocket for the cost to install new carpet and padding because, as you mentioned in your review, the carpeting was not new when your lease began. Had you taken occupancy of the home with a pre-existing cat urine odor, this would have been mentioned when your lease began in August of 2020. With reference to the **** system, we discussed this when you posted your prior negative review for our firm in June of last year. The **** vendor informed you when he visited that weekend that you needed to close some of the vents downstairs so that the upstairs could receive additional cool air during the summer months. We received no further complaints from you regarding the **** system, so we could only assume the issue was resolved.
